I'd offer that garage space to my eldest son to turn into a living space or my mother. She loves her small home and independence though but as she ages, it would be ideal for our family.

Awesome. I was wondering if a year down and rebuild. My first thing is to add a addition cause I work from home doing Upholstery. Plus add a bath tub for my mother-in-law cause she had a stroke and is only able to move one side. I wish you all could do but I'm in Michigan.

The slope of your concrete driveway flows directly into the garage doors. It appears that you should have brought in fill to raise the new garage about 18" -- 24" to prevent water flooding into the garage when it rains. You can avert this problem by cutting a diversion channel through the concrete driveway and installing a filtered, underground large diameter (12" at least) French drain that drains water around the founcation of the new garage. Just a suggestion. You may have installed the water protection I am recommending.

Yes sir, You are very observant to notice that.It was something we struggled with. We could have made it 1 block higher but didn't want the back of the side porch to be above 30" Which would require railings that the did not want. Our concrete installers were able to work out the slope and the grade so that water does not flow into the garage. But you are correct, generally we don't want to cut it that close :)

If there is a problem, installing a French drain with a rustproof metal grate across the driveway would be the cheapest fix and it protects the foundation of the garage. It is a beautiful project and I particularly like the stone veneer (or real stone) outer substrate. The 2" x 6" construction is very smart. It is a well built project.

So it's a 2 bay garage but with only 1 door. So to have 2 cars in there you will have to move one to get the other out. And at least one car will always be in the way if you make it a work shop and nobody will want a workshop on the 2nd floor. Lugging lumber, plywood up to the 2nd floor gets old real fast. Make it a full workshop or make it a full 2 car garage or make it a full guest house ...just pick one.
