Even if I had $230k at hand, I will rather invest in the US where the average worker can afford to rent the house from me and I can easily recoup my investment from rent while the property actually appreciates over time. Even the rich are suffering in Nigeria. If a rich man is not very financially smart and street smart at the same time, he will end up broke again in Nigeria

Great comment! I thought I was the only one who had experience with investments in US real estate. Nigerian developers need fools to take property off their hands. Better to market the properties to us as, "Owning a piece of Nigeria." In that regard, one can afford to accept the risk of loss associated with that purchase.
I can only laugh at these comments and replies it got! Its very obvious you all dont own a home in the US. Once you own 1,u will understand that real estate in the US is a scam! No where in the world appears sane right now. Then Nigeria is not meant for peanut salary earners. You will be frustrated! America rental is another crazy thing. If you want to cashout on real estate,you have to buy in an highend area where professionals are and guess what,only a few can afford that! The lenders allow you up to 30 years to pay it off because investors like insurance companies purchase those payment streams. That's what Nigeria is lacking -- a well developed mortgage market. Americans move every 5-7 years. In that time, it's likely that substantial appreciation would have taken place and in 7 years, a family's earnings power is more substantial. So, the move is a trade-up property, and the next appreciation cycle kicks in. Once you have substantial equity in your home, you can borrow against it and purchase rental properties where your tenants pay off your mortgage for you. When it comes to building wealth, America can afford a simple person earning $40k a year ($20/hr) what no other country can -- the ability to buy a house worth over $250k. Show me one bank in Nigeria that will give you a loan to buy a $250k property with a $4500 down payment, and let you pay the balance over 30 years. Your claim to "strength" is rooted in a false understanding of how money works. Namely, using other people's money to build wealth by investing in appreciating assets. Not the nonsense collection of depreciating assets like cars that Nigerians like to accumulate to show that they have arrived. That's an expresswsy to the poor house. Unless you keep running for public office to replenish your "stash". That's another form of using OPM. This one is more dangerous for a society's well-being.

If you have $200k and bring it to Nigeria to invest in a naira economy, toxicologist need to examine your brain. $200k buy 1 new trailer and put in under dhl logistics. You will get a minimum of $8-10k monthly after expenses for 8yrs plus.

This is why i decided not to invest in Nigeria. How can a salary earner with family buy this kind of property? $10,000 down payment at first, then $20k monthly for the rest balance in 12 months. That is to say, a normal salary earner of 5 to 6 thousand euros can not afford these kind of property. You see why some Nigerians and politicians and cannot stop stealing and doing all sorts of nasty things just to make money. Like where i leave abroad, i just bought a property worth €150k and i have another one i bought few years ago also, to be paid in 20years. That is how it should also be in Nigeria. In abroad, I don't know maybe is only the country where i leave. They wouldn't want to put you on the run, after the bank checked your income, and the bills you pay monthly. they will advice you go for a property you can pay in 20 or 30 years. And in the process of paying, after some years, you can buy another one. Not putting people on the run, in the name of i want to buy a house in Nigeria or in Lekki. I rather invest abroad that I'm super sure i will get my money back. Not after buying a house, up on all the hard work government will come and demolish, and say is government land. Hmm. Same thing with the US. Very few properties in Nigeria can generate a gross rental income of $25-35k per year, cost less than $350k to acquire, and only require a $35k down payment (for residents), with the balance repaid over 30 years. It appears that they are targeting Nigerians repatriating, OR, they need to show a sold-out property so that they can collateralize the project with a bank loan for 12 months, pull out 50% and move to invest in another development property. Sweet deal for the developer, not so much for the investor who will be stuck with the exchange rate risk.

You're very correct. The house rent on a house in some cities in the US will pay back the cost of the house in 5-10 years. Meanwhile, you can spread the loan repayment for the house for up to 30 years. So, if you buy houses here, you can retire comfortably on the monthly rent once you finish paying off the mortgage loan. The rent from a 2 family house in the US sometimes is more than the monthly mortgage payment, so it's a sound investment. But if you invest huge a amount in a house in Nigeria, you will never recover the amount invested from rent

Indeed! My parents bought a Victorian house in Camberwell, London SE5 in 1964 for £2,500. It is worth over £1.7M today. I rent a beautiful 2 bedroom apartment in mainland Lagos N3.5 annual rent for a months’ rent I let out my UK house - £3,000. Can u imagine me selling my UK house worth more than £750k to buy a N500M house in Lagos?! Which house over 100 years old is still standing in Lagos and daily appreciating in value😢 Do the maths😝

Lekki is so overrated. It’s actually a slum with a few overpriced and overpopulated‘luxury’ estates dotted all over the place. You will spend a fortune on water on the islands. I spent a vacation in 1004 a few years back. Could not even use it to bathe. Terrible😢
