Most of the homes he is rolling past are in the 400K range ~1700 Sqft plus $200 a month in community fees and they are age restricted to 55+

Plus the bond cost
@BradInStLouisАй бұрын
Bonds are much lower in Dabney compared to Moultrie Creek. Look at Google Maps of Middleton and Moultrie Creek before construction. Notice all the swampland there. Doesn’t make sense why these aren’t selling.

No question the HOA fees are going to be expansive and by the looks of it, NO parking allowed on the street.
@dibari226 ай бұрын
There is no HOA. Street parking is allowed.
@richardtaylor74855 ай бұрын
Those streets must be the minimum width allowed and no sidewalk eventually adding up to produce room for another street to build houses on.

I’d like an Opal or Ruby, but price is still too high…especially with the bond!
@georgebuscay85112 ай бұрын
Can you tell me what a bond is because I hear the bond price on these videos and haven't a clue? I live on the west coast and own my home but maybe we have it here. I only paid my 20% down and the other fees. Thanks. Kathleen

Dabney is pretty much brand new. The market is slower but they are still selling a lot in Dabney. High season for snowbirds to come to their homes, not high season for real estate. Keep in mind, the market elsewhere affects when retirees can move. They need to sell their homes up north before they can pay cash for their retirement home.
@gilborealty2 ай бұрын
@@jimrogers1500 selling up north is easy right now. Low inventory.

I'd consider moving to the villages when I get older... but I really don't like how those neighborhoods lack mature oak trees and shade.
@dibari226 ай бұрын
Many of the older areas in the North part of The Villages have tons of huge mature trees. If the landscaping is a factor for you, you'd probably like things more the further north you go.
@inwiththenew6 ай бұрын
@dibari22 I've seen some of those neighborhoods, but they are still sparse. The only area I was impressed with was the golf cart trail with all the trees. I'm used to oak tree lined streets of CP, WP, etc.

Dabney is even far to the new East port actually some people are upset because they were told it will be easy access. And closer but alot wish they could sell and move to the newer section it would be nice if somebody goes from Dabney to the new section and see how long that takes

We drove a golf cart from Lake Denham to Eastport and it was pretty far. We'll see how that develops.

Compared to previous builds? Yes, much higher. It’s probably why they are discounting the houses.
