I agree, I am not a big fan of Aosta. Beside the prices / limited choices for properties, the vallee is very deep and fairly narrow with a super busy motorway in the middle. It limits access to other town/villages. It is OK if you love mountaineering in high altitude, like if you love climbing 3000m+ mountains every two weeks, or want to go skiing the whole winter. Piemonte is my favorite region. Especially around Ivrea/Biella and Alba/Asti. The former allows you to go hiking/cycling in modately high mountains (or even walk on the gentle via francigena but without the clostrophobia of being stuck in the Aosta vallee). The latter offers nice rolling hills, with nice hazelnutts, vines culture..beautiful in autumn. If you family lives in continental Europe, like for me, you don't have to drive far to get out of Italy thorugh the Sant Bernado pass or Chamonix tunnel. Granted, it is a colder than southern Italy...but it is clean, handy to travel around Europe, and for northern EUropeans, the heat is actually more bearable in the summer.

I don't think I'll be spending 11000 Euros/sq. meter in Positano anytime soon. I'd be interested in your perspective on which Italy's mid-sized cities would you think are more receptive to "outsiders," than others that aren't. It's a big factor in finding property where the locals are welcoming, and there's an expat community. Always appreciate your perspective on real estate in Italy, and the rest of Europe. Alto Adige is bit more expensive but it's the richest region in Italy. You will very easily get great rent or resell with a profit. Lots of potential for tourist rents too.
