My partners and I are having this same discussion with our CPA as I type this. We are looking to invest in multifamily commercial for 1 to 5 years each deal. Our CPA doesn't like the LLC for this and suggested a General Partnership, but we are concerned with the unlimited personal liability that comes with it. Our CPA also doesn't like having multiple layers of entities either because of the complexities. Any suggestions on the matter would be greatly appreciated.

I would sell it to an S-Corp on an installment sale to lock in the gain then sell it on a land contract.

clint. Love the videos! Great content. I find even for Legacy entities to get lending the banks would prefer a tax return. How would you suggest managing that? Example: I purchase a 100 unit multi family. 5 years from now I want to refinance it. Bank would like to see tax return on that property.

I agree that is a problem and if you want to obtain financing in an LLC you should file a return.
