Not every building allows Airbnb (should check with the management). Also, usually in the lease agreement, most will not allow tenant use it for business purposes to ensure landlord legal responsibilities. Your agent should be more clear on those points to protect you. Canada laws protects tenant more than landlord

Airbnb is prohibited by many condo corporations and landlord of the unit will be sued , starting from $600 per week to Up to $50000 damaged in some cases.
The bus terminal next to L-Tower will be deleted, replaced with CIBC phase II, essentially will completely block the CN Tower view IMO

tips for downtown condo if you are living in HK for too long.. many downtown condo one bedroom has no window! They have L shape sliding glass door looking out into living room . I been looking a lot online 😛
But right now no one works downtown during Covid and condo market is pretty dead. Many downtown companies are switching to work from home mode permanently, so there is no point going back.

The ScotiaArena is going to be re-built; You don’t want to be live next to the arena due to consistent traffic nightmare and noise; The PATH is good if one only work around those buildings; I think Airbnb in Toronto has to be registered with the city; There are lot more choices in Toronto condo market. Some builders can also guarantee the rent for a year or so!
I took a look before, very noisy because it is next to QEW. Net return is low with management fee, property tax, couple months vacant every year and rental income tax. And not include parking. Not many insurance company cover Airbnb. HK is actually the best place when it comes to property investment.

多倫多係冇海的,係個湖 Lake Ontario 記注,don’t get mixed up between a lake and a sea! Most of the water comes from the other Great Lakes, through Niagara Falls. The lake water eventually flows into the ST Lawrence River, which eventually flows into the Atlantic Ocean.

When you visited the Maple Life Square Residence, how come you did not visit the outdoor swimming pool and the patio with BBQ stove? Too bad, this complex does not have a basketball court. Feel free to watch at the TV screen at street level. Also, I think the maintenance fee does not include a parking space. It will be around 80 CAD extra per month for 600 - 699 sqft unit.

Better check the by-law because they won't allow Airbnb to operate, that's why lots of Airbnb units flooded the market, Last time i've checked there are more than 8000 units listings for rent in the market now. Also if you get a mortgage, it will be a negative cash flow investment unless you pay it full. I'm more into converting a single-family house into a duplex or triplex to achieve positive cash flow and cashing your funds out in Re-financing it at the new after repair value.

return of investment of condo through rental incoming is very low in toronto. But price might go up even now it's already very high. I work near union station but I will never need to go back to work everyday. It gives people flexibility to live outside of downtown. The money you put real estate will give you a lot less return when comparing with investment in the stock market. I am surprised this kind of decision comes from a guy like you...

I just bought in May at LV, closed at end august and rent out in a week.. yes.. $300 below normal but still ok. Lots of people selling now. Ontario line subway also going to be there on top of smarttract. LV is like a small community itself it’s good. 30% down with HK oversea income mortgage. FYI. You better do preapproval first because of Covid and 7/1 impact and keep changing policy

Buying estates, is not a smart way to avoid paying tax! You will still end up in GOVERNMENT'S VICIOUS CIRCLE!! Put the $ away and establish some kind of education funs for your children's educations. Remember, you have a few kids, it is too adventures to invest in real estates especially If you need to refinance....it is too risky with you having a young family! Or , donate your $ to those HK young people who are seeking asylum in Canada or in other countries: pay for their tuition fees; lodgings; food; set up a business that can offer employments to these asylum seekers etc. All these are worth doings, and your kids can involve in all these projects as they get older... But, of course this depends on how you interpret the word " value" .....
