兩個building 都有20+個一房單位放租,真係有排同人爭,最後可能1700都租唔到,或者要吊空好耐,話口未完Smart House studio已有人放租$1350了,感覺應該個價要再落多啲先反映到唔夠租客嘅情況

In US, if you rent a 3 bedroom house to students, each student sign the individual lease for each room. But many landlords prefer not to rent to students because young students may not keep up the property.

You've hit the nail on its head! Renting your property, condo or house, to students is decidedly a risky undertaking. Expect to spend thousands of dollars to cleanup after the premises are vacated. At worst, your property could be trashed, and may require tens of thousands of dollars to restore it to its current condition. Listing your rental property for sale while tenanted will definitely push down the unit's market value, since you, the landlord, has no control over the condition of the premises. Don't just think of the pros when buying a rental property, open your eyes wide and make yourself aware of the cons, the negatives.

我沒有全看,但前幾個單位,你沒有提及地稅?是已包括在管理費內?另租金收入约?tax brackets?另什麼可以offset 收入,例利息,maintenance fee ,管理費。所以你説的 4 to 5 % 是gross?

I believe he did not court tax and management.. Downtown condo, potential on house price growth. Some condo are around 10% to 15% dropped. but you have to find and quick hand lor. Some investors have more than 10 condos, all at once, no rental income. They must have cashflow problem.

Financial District core 內啲 condo 都係千篇一律,而每棟大廈的租盤又勁多,競爭好大。Maple Leaf Square 起碼有多個賣點,開揚又有湖景,又有商場,就算落大雪都可以不假外求,交通又極方便,適合不同類型租客。
@@the_sy_family East of Yonge, West of University 我都唔會考慮,如果 間condo 附近或樓下有old low rise buildings的話,好有機會拆卸重建新condo,到時就會遮住你個景觀。

For student areas, students pay together can save money, so I think it is better. For financial district, 1 or 1+1 I think it is better, as single and couple rent usually.

So you think a normal average TU student will have no problem whatsoever shelling out a cool two grand every monrh for rent? Are we talking undergrad, grad or post doc students? I know NO local TU student can afford that. Of course this is cheap for H.Kongers' kids. Chump change. I don't know which word to describe the whole enchilada better - SAD or PATHETIC?

施傅介紹的是安省安倫多市中心。全世界的市中心租金,樓價都是又細又貴。即如錦田農地都平過中環租金。加拿大魁省Quebec city 外一小時駕車車程,有屋連地半acre ,只需三萬。附近有其他民居,不是荒地呀。
