Please make videos on these topics... 1) how to find the best wholesale titile/escrow company for closing your wholesale deal virtually. 2) how to find on ground support while virtually wholesaling. 3) how to talk to distressed property sellers (with script ) Please help us in thses topics as a newbie I'm stuck here
@RealEstateSkillsАй бұрын
Hi there! 1) Finding the Best Wholesale Title/Escrow Company for Virtual Deals Network with Local Investors: Join local real estate investment groups or attend virtual meetups for referrals. Ask Your Cash Buyers: Buyers often have preferred title companies. Leverage their contacts. Check REI Facebook Groups: Post in local groups to get recommendations for investor-friendly title companies. Use Online Tools: Tools like PropStream can show title companies involved in recent deals. 2) Finding On-Ground Support for Virtual Wholesaling Build Local Connections: Partner with local agents, property managers, or contractors for boots-on-the-ground support. Hire Freelancers: Use Craigslist, TaskRabbit, or local “bird dogs” for property tasks like photos or inspections. Team Up with Wholesalers: Collaborate with other wholesalers in the area for mutual benefit. Use VAs: Virtual assistants with real estate experience can also provide support. 3) How to Talk to Distressed Property Sellers (With Script) Introduction: "Hi, I’m [Your Name], a local real estate buyer. Do you have a few minutes to chat about your property at [Address]?" Listen to Their Situation: Ask why they’re selling, and let them express their concerns. Show Empathy: "I understand you’re going through a tough time. I’d love to help." Gather Info: Ask about the property’s condition and any updates. Closing: Offer to look into the property and present a no-stress solution. For more details, check out these helpful links: www.realestateskills.com/blog/escrow Let me know if you need more help!

Hey Alex and team! One question I had was this: If you use proof of funds from a private money lender, are you required to use their money for the deal? Or can you use their proof of funds and then the cash buyer uses their own funds for the deal? Does that make sense or do I need to clarify? Haha

Also, how do I handle the EMD if I don't have my own funds to back it?
@MatthewGarner-u2j3 ай бұрын
@ethanmagdaleno4309 emd is usually due within 48 to 72 hours so you just want to have cash buyers lined up and close the deal on day one or two
@RealEstateSkills3 ай бұрын
Hey Ethan! You're not required to use the funds from the source of the proof of funds to close the deal. So, yes, it is fine to use the Private Money Lender's proof of funds & then have the Cash Buyer use their own funds for the deal! Makes complete sense to me. Thanks for the clear questions. Hope this helps! Happy Wholesaling!
@RealEstateSkills3 ай бұрын
Hey Ethan - Regarding the EMD deposit, it's typically due within 72hrs. First, make sure that it is refundable and make sure to thoroughly understand the contract to understand how to get it back in the case you need to cancel. Also, make sure to have an inspection contingency or any other contingencies you see fit so they can be your back out clauses. If you don't have your own funds then wholesale the deal to your Cash Buyer before the EMD is due and have them put in the deposit. This is our goal every single time we put a property under contract. If you need more time and can't have the cash buyer put in the deposit, then get resourceful and borrow the funds for the EMD. Whoever you borrow the funds from, pay them interest on lending you the funds if the deal closes. For example, if they lend you $5,000 for the EMD. Pay them 10% interest = $500. Make sense?

I believe you said you sign the contract and then send back to the realtor. Do you make the cash buyer sign the contract as well so they can’t back out of the deal? Have you ever had a cash buyer back out of a deal after signing and sending the contract to the realtor? If so, what did you do and how did you deal with the cash buyer backing out?

I’d really like to know do you have a script on what to say to potential cash buyers?
@RealEstateSkillsАй бұрын
Hi there! Yes, we have a script for talking to potential cash buyers. Here’s a quick overview: Introduction: “Hi [Name], this is [Your Name] with [Your Company]. I’m looking to bring great off-market deals to serious cash buyers like you.” Build Rapport: “How long have you been investing in real estate?” “What type of deals have you been doing lately?” Ask About Buying Criteria: “What types of properties and locations are you interested in?” “What’s your budget, and how quickly can you close?” Preferences: “Do you prefer light or heavy rehab?” “Are you open to wholesale or MLS-listed deals?” Finalize: “I’ll send deals that match your criteria. How should I contact you-phone, email, or text?” This script helps gather key details so you can match cash buyers with the right deals. Hope this helps!💙

Can you explain the best way to have that conversation with the agent that your cash buyer and not you will be purchasing the property?
@RealEstateSkills2 ай бұрын
Sure thing. When it comes time to handle the assignment, contact the listing agent and say: "Our financing partner is bringing the majority of the capital to the table, so we just need to change the contract from our name to their name. We are still closing on the same date & the purchase price is staying the same. The only thing we need to change on the contract is from our name to their name since they're bringing a majority of the capital." As you can see, nowhere in the wording do we state we are "wholesaling" or "assigning the contract." We have laid everything out in a matter-of-fact way. Once we let the Listing Agent know this, the goal is to let the agent think about how they can change the name easily from our name to the new buyer’s name. As Pro Wholesalers, we know that the property needs to be assigned, but by stating what needs to happen and then letting the agent figure it out, well now, the assignment can become their idea rather than ours. This should help! :) FYI - It's topics like these we cover each week in our Pro Wholesaler VIP Program ;) It's our World-Class Wholesaling & Flipping Program if you'd like to take a look: realestateskills.com/pro-wholesaler?el=m1i3dwre Cheers & Happy Wholesaling!

Is the contract that I’m signing as a wholesaler with the agent just a normal contract that they use for any buyer or do they use a different contract since I’m going to assign it to my end buyer?
@RealEstateSkills2 ай бұрын
Hi Junior! Great question! Typically, the contract you’ll sign with the agent is the standard purchase agreement used for any buyer. However, as a wholesaler, make sure the contract includes an “Assignment Clause” that allows you to assign it to your end buyer. This clause gives you the legal right to assign your interest in the property to someone else. Be sure to mention your intent to assign the contract, and verify there are no restrictions on assignments. Hi Alex, do you like using propwire for calculating the ARV or do you recommend doing it manually?
@RealEstateSkills3 ай бұрын
Hey there! We 100% recommend doing it manually. We've never, ever seen a software accurately calculate the ARV. What's important to understand is that appraisers calculate what a home is worth. So, we analyze for the After Repair Value (ARV) just as an appraiser does. This real estate skill is vital to develop in order to become the best in the game and successful. Here's our article on how to find real estate comps. This should help you on your journey: www.realestateskills.com/blog/real-estate-comps Hope this helps! P.S. Question. If I tell the agent that I can close in 14 days, should I set that to be my inspection period also? This might be an obvious yes, but should I tell them that and still have a 30 day inspection period down just in case?
@jaylengrice110 күн бұрын
30 day inspection period is typically too long and a red flag for realtors… GOOD realtors. They will assume that you can’t perform and won’t allow you to get the deal. This is why you need to have a buyer BEFORE getting a deal locked up. My average inspection period is 7 days. Because I know my buyer will close ASAP.
@RealEstateSkills9 күн бұрын
Hi Ethan! If you promise a 14-day close, aim for a 10-12 day inspection period to align with your timeline. Using a longer inspection period (like 30 days) can signal uncertainty to the agent and hurt your credibility. If you need more time, it’s better to negotiate a longer close upfront (21-30 days) rather than risk mismatched timelines. Hope this helps!💙

how are you guys getting properties cheap enough to do a deal every 15 offers? I sent out 200 offers and only did 1 deal so far
@RealEstateSkills3 ай бұрын
Hey Zach, when we say "offer" we are referring to actual written contracts with agents on properties we've already spoken to the agent and analyzed the property. It's about submitting high-quality & strategic offers that have a good chance of going through since we have already spoken with the agent. I'd like to ask, out of the 200 offers you sent, how many of those were written contracts & did you speak to the listing agent to learn more about the deal and the seller's motivation on every one of those offers before submitting them? If you legitimately sent 200 written offers without getting a deal under contract & without wholesaling one then there's a lot of room for improvement. Looking forward to hearing your response!
@zachdabolt42523 ай бұрын
@@RealEstateSkills I have a phone conversation with every agent before I submit an offer. I always send an email with a verbal offer and a POF for the agent to run by the seller first before I have the agent write up the offer to see if we are close on price. I've got one closing for 22.5K next week but that was a pocket listing so it wasn't on the MLS. Usually the agents come back and say that the offer is too low for the seller. I usually don't get the offer into the contract phase, I send an LOI with a POF. Also, I was always taught that I don't need to estimate repairs as every cash buyer and every contractor has a different repair cost, that all I needed to know is what flippers are currently paying for a similar property and to get it for less than what they buy for, and sell them another. Maybe my process is flawed, but that's how I learned to do MLS deals
@shakeyalindsay3 ай бұрын
When you say send an offer a day, what exactly do you mean? Do you mean send a written letter to the seller? Thanks for the video😊
@RealEstateSkills3 ай бұрын
Hey there! Exactly what we mean is: having the listing agent write up the actual state association of realtors contract with your offer terms in it and you have signed it. A "sent offer" for us is the completely filled out contract with great terms and at a price that works as a profitable wholesale for us, and a profitable fix & flip for our cash buyers. A "sent offer" is NOT a letter, text message, verbal offer, or email. It's an actual signed contract by you where all the seller now needs to do is to sign the contract for the property to be under contract. Hope this provides clarity! If you want an example of contracts we like to use for certain wholesale deals, then take a look here: www.realestateskills.com/contracts?el=m1i3dwre Cheers & Happy Wholesaling! P.S. Consistency. Constant improvement, refining, & learning. Go at your own pace, learn the foundational skills, and get your reps in. It's like anything in life. We will stink at something new in the beginning, but as we get more experience we get better! I encourage you to start submitting an offer a week. From there, go to an offer a day. Finding deals, analyzing deals, and submitting quality written offers are all skillsets that you need to develop to be a real estate investor & wholesaler. No way around it. You got this!
@Aysten_3 ай бұрын
im sorry. 10 offers on MLS properties to get a deal is the most insane and misleading thing I have ever heard.
@RealEstateSkills3 ай бұрын
10 written offers where the listing agent is representing you, where the property is going all cash (this means it’s going to an investor), and where we’ve already had Discovery Calls with the agents. Sorry you feel that way. I suggest adjusting your approach to increase your acceptance rate if 1 in 10-15 high quality written offers sent after thorough analysis and phone conversations seems off to you. This is what we’ve seen to be as realistic numbers after honing our approach for over 12 years now. Keep in mind these are not verbal offers. This is not a “bulk” offer strategy. Anyone can make a massive amount of weak offers and “feel” as if they’re doing a lot of work, but getting no results. These are high-quality written and strategic offers where all the seller needs to do is sign the contract in order to get the deal under contract. Cheers & Happy Wholesaling!
