Interesting layout; however, being a studio layout (rather than a 1 bedroom layout), it would make more sense to move the space for the washer/dryer just inside the bathroom and move the sink and cabinet over more to the right.

I bought a shed from these people and I couldn’t be happier with it. It’s a 10x12 and unfinished, but I am blown away by the quality. It’s 3 years old and still in perfect condition. My shed will probably last longer then my house.

Actually, some people might prefer it out of the bathroom, so you could always has access to it. They could create a small enclosure outside of the bathroom for the washer/ dryer set up.

It's a studio design....no bedroom. Put in a sofa sleeper. It's cute as can be. I could live in it. Nice size living room so it would be easy to live in there. Decent bathroom. But the hookup for washer dryer in the living room is not good at all. Just plain stupid.

Huge bathroom could have been smaller and do the living room one third smaller and theres the bedroom. No closets at all is a deal breaker for me too

The corner cabinet is equipped with what is called a Lazy Susan, Jason. Lots of older houses built in the forties fifties and early sixties had those in corner cabinets ,but they were usually free standing. My parents had one and their house where I grew up in San Antonio. I agree that I think the washer dryer unit needs to be inside the bathroom and not out in the living area since that's going to obviously double as your bedroom. You are going to need to find some types of storage areas for holding clothing in addition to the normal living room furniture I could easily see you and Jaylena living in a little cabin like that if you could afford it.

Interesting. My 14x32 should be coming this week. I like this layout pretty well. Mine was $5500 for the Derksen shed and we'll finish it out for less than another $5k, so right around $10k total. Ya'll should drop by Arkansas some time when I get mine finished out :) 20 volunteers coming next Saturday to do all the inside work, you're invited too! I even rented a portapotty. Where's the water heater?

The bedroom needs to be where the kitchen is. The door to the bath needs to be on that long wall in the little hall area. The bath needs to come out and enclose the washer/dryer. The kitchen goes along the wall where the present bathroom door is and then up toward the front door a little and the rest is living area. I would have a table that folds down on the sides pushed up against the wall. Then it would make sense.😊

Yes my exterior is finished but interior is not. Only bc I can't get a floor plan. If I may I'd love to take your advice and plan. One change. Bedroom going to be all the back and I'm tucking my bath behind the L shape kitchen. Finally some sense I feel at peace. My building is lil larger it 16 x 42 so I have lil room to make larger bedroom. I have out of town friends visit alot I wanted to fit either s loveseat and tv in my bedroom or 2 recliner's. I give up my room to my married visitor's so they feel the privacy. Lol thanks much.

If you pull the kitchen forward into the living space, you could create a small, private bedroom in the back of the house, maybe even give up a foot or so of space in the bathroom. For people who can do the studio thing, this is a great little house. Just a few adjustments and it would work for a lot of people.

I just love these tiny homes. There are so many design floor plans to pick from so the ones nit picking that they don't like this floor plan, the laundry placement or where the kitchen vs the bedroom placement is, I get it, I wouldn't pick this particular floor plan either, but for others, it might fit their taste & be perfect for them. I love the huge open room with the windows & high ceilings, I would definitely buy some room darling blinds & curtains if I had my bedroom in there. I love the porch as well. The kitchen is beautiful & for the size of the home is quite spacious, the bathroom is decent size & even though I would prefer a larger space around the sink for my stuff, I see there is a big space in between the sink& toilet for one of those pretty storage shelves with cabinets & drawers that you can store & put all your toiletries in & on as well as blow dryer, makeup bag, towels etc. as for extra storage around the home, they sell almost everything now with storage combined in one. Coffee tables, couches, beds, end tables, tables that fold flat up to the wall when your not using them. Travel pouches that you can hang off the back of the bathroom doors. I like the idea of buying my own appliances as that way I can get what I like. I would definitely need more closets, one for coats cleaning supplies & vacuum & one for my clothes, shoes.etc you definitely learn how to live like a minimalist & it actually feels great. Nobody needs 30 pairs of shoes,40 purses, 25 hats & 25 coats. I don't anyways.& I love to get dressed up, do my nails & hair! I'm just not OCD HOARDER about it!😂

I think the open area is the bedroom and there isn’t a living room. I wouldn’t need a bathtub, just a shower. Maybe have the bedroom in the back. Great cabin design.
