Asking for the opinions of REITS as to the impact of shelter on CPI is like asking an irresponsible car salesman if the car is a lemon and hoping you hear the truth. Occupancy rates are going down, because they correlate directly to the increase of urban density in major cities, that increased in the last few years. This also explains the rise of outdoor drug uses being more and more prominent. Artificially increasing the demand in a market, and then pretending the supply (occupancy rate) is going down organically due to the success of said market is a bit insulting. But hey that's just my unbiased opinion.

Depends on where you’re at. I move around a lot so I can say most of texas, Arizona, and Colorado they are going down. In New Mexico, St. Louis, and many east coast cities they are not since they don’t build enough there. It’s all about local building codes, laws, and NIMBYism. Some places don’t want more housing since they believe it lowers property values.

My area has a cartel of apartments. They all place their prices automatically in sync with each other in the same software system and don’t allow for free market competition or rent negotiation. The system is messed up. At the same time I can’t get approved for a mortgage because home prices are too high but my rent is more than a mortgage would be. Soooo great system we have here.

It seems to me that she is right, but that you don't see it because the stock market tells you something differently. But notice that she doesn't talk about the stock market. Without the increase in government jobs the recession would be obvious for everyone. But, of course, those with assets don't feel bothered by any recession.

She also suffers from partisan brain rot, the argument is the recession is literally just starting right now, not a year ago. And the fact she went straight that "the fed is being political to make Trump look bad" is moronic. He's not even president yet, and he'd love to take over a lower stock market so he can point to the gains. That isn't whey the fed changed the dot plot, they changed the dot plot because the plebes are getting restless and they need to stomp down the markets until the bad data can do it for them. She is right about one thing, they'll be right back to 4 cuts next year. I mean she's already trying to gaslight us the recession started a year ago, and will be over soon. I will say the evidence is piling up the recession is just beginning though and she hit it right on head, hiring is way down, thats usually a good leading indicator. Plus the yield curve univerted yesterday, SAHM rule triggered and still trending. Next year this time, I get the feeling there will be mass panic, then probably some false flag BS in 26 to whip up the people for war.

I’m moving to the Tennessee area next year in April. Been looking at rentals first as I’m holding off on purchasing a home because the homes are overvalued in markets there by over 25%. With the rates and prices, it’s cheaper to rent a home than purchase. I’ll wait for the economy, the real economy unfold next year as we have more layoffs and real numbers being reported, not those bogus, fake numbers

Gold historically has done well in deflation n also during hyperinflation. When everything is goldilocks n inflation is low, gold does bad. But if u have a very long holding period, it doesnt matter. Over 80 years, gold has beaten the increase in money supply. N it has beaten all the known assets such as stocks, bonds, currencies over 50 years as well. If u count gold as a global asset n calculate its price in all global fiat currencies proportionally. If u count gold price in USD n compare against SnP u get a different result. But thats wrong comparison.

The Federal Reserve was created in 1913 by act of Congress. It is not enshrined in the Constitution. So Congress can vote out the act and eliminate the post. She is correct the president cannot unilaterally remove him. Overall a very good episode. Thanks.

Tariffs will take 12 months to see an impact on consumers ? What ! We are talking about 25 % across the board on virtually all imports. That will effect consumers on day 1. You cannot compare selective tariffs on steel and dairy with Canada to a blanket 25 % . The business cycle with China maybe months but with Canada and Mexico it is days.

There are billions of dollars worth of imported goods in scores of warehouses in the US. It will take a while for that inventory to be depleted and subsequently replaced with new stock that is subject to additional tariffs.

I assume that most of the tariffs will be used to finance the company tax reduction. So the hit on the company finances by the tariffs isn't as large as it otherwise would be. If the burden of too much regulation is also reduced, it might be even better for the companies. But the deficit spending remains, and redicing government jobs might crash something. So I guess it will remain a pr9blem for some t8me.

The Fed is undoubtedly responsible for the Rate Cut. I consider it to be a very serious issue since it will undoubtedly cause more investors to withdraw their money from the stock market. But then I'm still aware of certain investors that continue to earn over $365K. Wish I could accomplish that.

The Trump bump on dow stocks was one of the most manic irrational things I've ever seen, IMO We should undo all of it, but many stocks went up 10% on the day after election day, and are only down 3-4%. They only went up because Trump is going to cut taxes, slash rates to zero, deregulate everything, and earnings will grow 10%+! Totally possible!

manufactures in China will suffer or just crash due to trumps tariffs, America will suffer with higher prices, because of the tariffs. America cannot just become manufacturers overnight; besides they will need machinery from China... so it make good sense for disgruntled Chinese manufacturers to pack up their infrastructure and just move it to America, within 6 months America will have more jobs, and reasonably priced goods...

Do you know how they calculate the unemployment rate? It's pure fiction now. More are on the dole from the government than ever now -- not working, as able-bodied people -- not even counted as unemployed now. Don't trust the government on its CPI or unemployment data. It's a PR con for politicians.

Unemployment rate only takes into account people who are in the labor force (employed, unemployed but actively looking for work, and the underemployed). Labor participation rate is only slightly above the historical average from 1948-2024.

The U.S. Stock market will NEVER crash. As long as the U.S. Fed is concerned, because they're propping up their equity markets. They'll be Flash crashes here and there, but the U.S. Fed will step in and buy to stabilize the market. As for the brief crash the other day, it has to do with the CR bill that wasn't passed. When it does, the market will go back up again.
