Look into the 3 car garage kit from home hardware / building centre. A few months ago I was quoted 18k materials no concrete or electrical or labour, a lot less than I thought it would be honestly 8’ wall 16” o/c stick frame style framing

I don’t know about Canada, but here in TX, if you’re looking at a simple 1 story, 2 stall garage, you’re looking at around $12k USD in materials (if you already have the slab).

Dude, Josh... you are the man! This step by step is terrific. I had a detatched garage built a few years ago. 20×24 was all i could afford since it had yo be brick siding to match our house. I wish it was bigger (of course). My first step will be to get an engineer to write so plans to build up thecattic space to yse as a second story built to floor load specs. After that, if I need it, i want to extend the length another 20 ft. Thus series will hrlp me get that done. Again, thanks for taking the time to film and post your projects.

@TheExcellentLaborer I recently changed a cartridge in my tubshower because of a leak. First I tried the spout. Learned a lot like set s crew and adapter. Then watched a video for the cartridge because the spout didn't fix it. Learned seats and springs and strapwrench. I much more confident about doing DIY, even if I'm already retired. It's actually quite fun for me. Your videos though ate stellar 👌👍✌️❣️

Not sure if anyone’s ever mentioned it, but it’s a good idea to add a second nut to each sill plate anchors to make sure it doesn’t come loose. Those things are notorious for either not being installed properly to begin with or coming loose over time

I am prepping to build this coming spring and am looking at a manufatured home just because of cost and time but would much rather have a stick built for the added imvestment value. If i had someone like you working along side me teaching me how to save money and could work around my night shift work schedule, i would go barndo or stick built. great video. if you don't own a transit and don't want to buy one a laser level or even a water level (almost free) would work perfectly for transfering the height of the garage to the outside beam. The water level is both easy and fast.

As always, so much great information on this project. Boy o wish i had help many years ago when I built a 2.5 car garage for my sister in Texas. After having all the cement work done and ready to build, it was all me. I didn't need to use a lvl beam on this project. When it came to settling the trusses, i just cradled them and swung them in place after I got my gable ends done and a stringer board across to plumb and fasten the trusses. Sheeting the roof and installing shake shingles to keep it looking like the house was a great project as well. The okd attached garage, i yhen made that an office area for her. All in all it was a wonderful project and glad I could help my sister out. Again, thanks for your wonderful information and glad I could understand everything you did on this build. Oh, very good! We set trusses by hand very often with my father when I was young. We actually never did use a crane until I started building as an adult. It’s so much easier using a crane, but will cost a little more! This one will look similar to my house when it is done as well. I hope all of your projects are going well for you, David. Hey I got a bit of a complex question. So I have an old construction garage. I have a center support beam with a “load bearing post”. Now my question is about the post. It’s not quite in the center of the beam and there’s a section of the beam that was cutout completely where the garage door opener motor is placed. The ceiling joists are nailed to the sides of the center support beam. I see you’re very well versed in this and wanted to know if I take out the “load bearing post” do I need to put support jacks on each end of the center support beam? I have searched for a blueprint or some kind of write up on the garage and hit dead ends everywhere so I’m just on my own with this.

sharing a tip I thought up and use: when cutting dimensional lumber, and to soften sharp corners slightly, and remove burrs, for clean look, I scrape corners on concrete surface, (grinding stone)

4:06 if your walls are 2x4 do your sills still have to be 2x6? Is there any major issue with going up a drill bit size maybe a 16th or an 8th to allow for the sill to have a bit of freeplay so you can line it up with the concrete better?

So one detail I’ve started seeing with custom home builders is that they lay a bead of caulking down before applying the sill sealer and then again on top of the sill sealer before laying the bottom plate. Apparently it is an additional layer of protection against them pests bugs. I did it like that at my shop

If you do this use acoustical caulk or maybe Lexel (if you are rich) as it won’t dry out or crack.

why do you place a sil plate and not just make the sil as the bottom plate of the wall? is it code or is there an advantage to this? i see it making a weaker less anchored wall to the foundation bolts. the offset of the wall to allow the sheeting to be flush with the sil plate. what i have seen and have been told is place the framing flush to the foundation and the sheathing goes out past the foundation to allow water run down to drip off outside of the foundation and not allowed to wick back up into the sil plate and foundation/slab allowing rot to occur. just asking?

Does sheathing placement affect structural integrity on 9 foot wall? For instance the 8 foot piece of sheathing comes just slightly above the lvl header

at 8:00 why back up 3quater if inch? why not mark at the RED mark and then just center the stud ? is it to not forget and accedently put end of stud on the mark ? I do like the X mark to remember what side to put things :)

The reason why you do not do that is because you have to be able to see the straight line to line the edge of the stud up with. If you mark the direction as you can not line the stud up square like it should be. Yes the X mark makes it very intuitive when you are nail the wall together. I hope that helps!

So my block work for my garage is exactly 16 wide for my 16x8 garage door . Building 9ft walls.. so do I have to cut off 1.5 inches each side for a rough opening 16ft 3inches? Thanks

Check with your garage door manufacture, but most garage doors rough opening is the actual dimensions. For instance, my garage door will be 16 foot wide and 8 foot tall. And that is exactly what my rough opening will be after it is trimmed out and everything. In your case, it sounds like you might have to build the walls on each side of the flush with the block opening. I hope that helps!

I love you upper floor for storage! Wish i had done that. What criteria do you use to determine your roof pitch? I just went 4/12. Where i live, truss builders will actually sheet your gable ends and drop the gables as well so your over hang blocks actually attach to the truss in from the gable and go over top the gable end because they are dropped the thickness of a 2x4. Cost me extra though but made it so much easier. Do they do this where you are?

When it comes to roof pitch it’s typically a cosmetic preference. The other thing I look at is the amount of headroom I want for storage if I have room trusses just like the garage you see here. Where I am building you cannot do less than a 4/12. That is awesome. They give you that option! I actually have never asked, and they have never told me about that. I might ask them on the next build I do just out of curiosity. Thanks a lot for your input. Good luck with your project!

Once the trim board is on, I usually caulk to avoid a lot of water from going underneath of the trimmer. Of course, I’m sure, so I’m still gets back there, but I’ve never had an issue. Thanks for watching!
