From a landlord, the cab under the sink always gets trashed. Tenants don't know to watch for leaks/ignore them. We install vinal flooring inside, it holds up great and cleans easily!

@@LudmilaT. Most tenants have never owned a home and are not aware of things to watch for. The landlord can inform them (more pages of notices, rules and regulations), but it just does not register with the tenants. Experience is pretty much the only teacher. It might help to place a 5-gallon bucket under the plumbing to act as catch basin and as a visual reminder to the tenants to keep an eye on it.

We have painted many kitchen counter tops, one set over 5 years ago. We used the same system you used. They all still look like the day we painted them. The secret is to sand your counter top the help it adhere. In one house the kids even cut bread on the countertop, you couldn't even tell. We would absolutely recommend the Rustoleum Countertop system.

When you scrape the popcorn ceiling, it helps to get a spray bottle with water & dampen about 12 square feet of ceiling at a time & let it sit a few minutes. It gives up a little better when u go to scrape it.

@@jillgott6567 I had to do something with it when remodeling since different parts of the ceiling didn't match. I scraped with one hand & caught the popcorn with a very deep dustpan in the other hand. Painted over it in other rooms, but if you go over it too much, it wants to stick in the paint roller & try to peel off when you don't want it to.

Old pro tip for scraping "popcorn" ceilings. Use a garden sprayer (I just use a small one gallon size because I'm getting older and the bigger ones get really heavy after just a few minutes) fill with warm water. Spray a small section of the ceiling using your garden sprayer. Don't saturate it--you'll mess up the sheetrock underneath the popcorn goop on the ceiling. This light spray of water really softens the popcorn and it just slides off the ceilings like hot butter. Less wear and tear on your neck and back also. Wear safety goggles and a light mask. This is not something I would ever do "dry" because you are inhaling all kinds of bad stuff. Always wet down whatever you are scraping because it helps keep the dust down. Love y'all, love watching you work together. Especially the way you look at each other and you both still have that twinkle in your eyes. It's SO sweet!

We are 65 yo and 70 yo and are just getting ready to move furniture, tear out carpet & repair floors then have professionals install new carpet in two rooms. (We have our chiropractor on speed dial).😁 We live in a 100+ year old farmhouse and have been doing most of our own remodeling for 47 yrs. We may work slower but we still get it done.

With rental properties it’s always durability vs. cost. Renters can be very hard on property. One thing I always splurge on is quality paint that is washable. Formica is cost effective and durable too. Flooring is hard, it takes a beating! I’ve learned so much over the years. You are fortunate Tom is able to address repairs. A good contract and frequent inspections go a long way. Best of luck to you!

Great job guys. I'm rejoicing and thanking the Lord as I sit here thinking of His goodness. I've had to demo my 4'x6' fully stocked pantry because we had a massive leak from the upstairs bathroom. The house was built in 1890 and I've no idea how old the cast iron is. After pulling one wall and the ceiling it exposed an 8' section of cast iron pipe that had collapsed into itself. Hubby passed away last August and my children and grandchildren were unavailable to help demo. My sister had moved in to be with me and she just had facial surgery to remove some basal cell cancer, so she couldn't help either. Well at almost 73, the Lord gave me the strength, wisdom and where with all to pull it apart piece by piece (original tongue 'n groove knotty pine boards). The plumber was here today and it is all fixed. Hallelujah! I do not have to worry about my sister falling down the stairs in the middle of the night to use the bathroom down here. So this weekend, well I'm going to rest, finish my taxes and then begin reconstructing the pantry. God is good all the time. (sorry for the book, you asked LOL)

Looks great! We've done rehabs, so KNOW how much work it actually is. I love the laminate look; however, from our experience we determined to never (again) put it in kitchen nor bath areas, due to potential (likely) water damage. I hope your renters take care of it! I love seeing the boys helping! Brings back memories of our 4 helping on so many projects. They didn't always enjoy it, but they did learn many valuable skills they are now (as adults) thankful for! The home we're in now is the newest/ least project of any home we've owned...so while I battle the hardpan/clay soil, weeds and Bermuda grass (working toward a 'food forest'), hubby is planning an addition🙄 (Attached 2-story shop that encompasses current sgl garage, and will eventually have a 24'x24' upstairs apartment, so we can rent out the full house but still have a 'home base' to live/return to between trips/travels, as we're approaching retirement age.) It'll be nice, IF it ever happens! As in, if other 'projects' don't take priority 😉

Loved this! Great project, great outcome. I know it is tedious to film constantly and edit for hours but I would have loved to have seen the process more step by step. I am a relatively capable single woman trying to remodel my home. We did the same thing in our laundry room but put closet dowel endcaps on both ends. Works great as we have our laundry cart underneath. Good use of space! Wishing my laundry looked that nice. Great job!

I think you guys are super nice to your renters. Thinking about things that you would like in your home and including them in your rentals. Not every landlord is so thoughtful. While I was watching Tom skim the ceiling, I thought about a tool my husband used for our popcorn ceilings. It was a sander that was specific for ceilings but also could be used for walls. It saved so much time and clean up. I believe it cost about $150 but it was more efficient, looked better and clean up way easier. Check it out.

Looks great. I have one more room to scrape the ceiling. My trick is, get a garden sprayer, $20, add hot water and some Downey. Spray 4 ‘ section Wait about 2 minutes, then scrape off into a soda box lines with trash bag. It works great with minimal mess. Good luck on your upcoming projects. Off to strip off bathroom Walmart that’s been there for at least 30 years.

And I LOVE to see that you guys have a rental property and are creating an opportunity for passive income and building for the future. This is how you do it! My husband and I are still building our credit so that we can start to do the same! I absolutely also love seeing that you are doing it in a way that can be done by normal people without huge TV budgets. So many great ideas here! Scraping the popcorn off the ceiling…spray the popcorn with water via a pressurized sprayer, then scrap! It will come off without all the dust, and urchin easier.

How exciting! I also thought I must have missed a video. My dream has always been to flip old properties for rentals. Now I'm almost 50. I have really injured myself a few times. We are in the middle of remodeling our own house. I am having to go slow and take weeks long breaks in-between the bigger projects for my body to recoup some. I think it's safe to say I won't be flipping any rental properties. Looks nice guys!

7:35 that long rod is probably to string up curtains if people want to hide all the laundry, so I'd leave it and do your tension rod idea (or mount the rod more solidly so it can take more weight). The kitchen looks great! I have pink counters (but nicer and not dated) but am intimidated at the idea of trying something so permanent to change them to look nicer in case it doesn't work out.

My mom painted her counters years ago and they have held up well...but she is alone, and a gentle kitchen user...I'd go for it... important is Prep, GOOD counterpaint,...don't skimp on that...and a good roller! I'd go for it... I've missed out on too much in my life, from being scared to try stuff...

I cannot believe the timing of this video! My husband and I just closed this week on a rental property and have started working on it. It's much more of a mess than we anticipated...filthy, the walls are a mess, the cabinets a really cheap and falling apart. We've also decided to take uppers down and just do some open shelves. It's going to be a short term rental so we really do not need tons of cabinets. We will replace the bottoms but need to shop for some inexpensive but decent cabinets. We thought we could refinish the wood floors but, once we removed the pet stained carpet, we realized there were a bunch of bad patch jobs in it so will be installing LVP flooring as well. It's all going to be a ton of work but hopefully it will work out and turn out as pretty as yours did!

Whew! That was a lot of work. My hubby and I as songwriters are performing for a few hours this evening at a local restaurant/grille venue - and then I'm painting our bathroom tomorrow ;-) It's small, and I just painted the ceiling of it yesterday, which didn't take long and we seldom think about it but fresh white paint (even tho the ceiling was already white), just makes everything look cleaner and nicer. My mission aside, poor Tom might need another vacay, lol, because I caught his Rusty Judgement video wherein he was showing the shed and the garage doors going in and all the work he's put in on that too. So you guys have sure been busy. Oh - and just as an aside, how are the puppies?

I love the heart and love you put into what you're doing. Thinking through what the biggest blessing for your future tenants would be and not just having a "It's a renter's market. They'll get what we give them." attitude. (Like where I live. LOL!)

Warning: some over the cooktop microwaves have charcoal filters that are “hidden” and require changing every 6-12 months. Not only are there the two visible filters underneath microwave which are easily removed and cleaned but there is a charcoal filter above door opening. On our model a screwdriver is required to remove the screws and trim vent to access the filter after Unplugging or turning off the electricity to the microwave. I would not install a microwave over the cooktop for many reasons. The steam and grease build up on the microwave. My stainless steel trim started peeling off. My friend’s microwave actually had pieces fall apart. For a rental appliances need to be “ workhorses” not items requiring regular maintenance or care. I have been a landlord for fifty years and seen it/ experienced it all! The waterproof shelf under the sinks is an excellent tip. Coving the edges of the vinyl is a necessity! BTW love your videos! Thank you for sharing. The two of you are adorable and very knowledgeable!
