I don't know that it is his job to mention loan differences to his client. I just went to a fast food place for lunch and got fried chicken nuggets, fries, and sweet tea. The person taking my order didn't try and talk me into grilled nuggets, a fruit bowl, and water. They took my order and made no comments about how my lunch wasn't healthy. I don't hold it against the person that took my order and I am sure she is a nice person. She shouldn't have guilt or feel as though she contributed to my bad health. I agree with Dave's message 100%. At the same time, I know in my job if I don't give the customer what they want...as long as it isn't breaking laws and within company reasonableness I could lose my job. If the caller's conscience is too much then perhaps try working for the company Dave endorses for mortgages.

I'm a mortgage lender, and I teach FPU. In my opinion, as a lender, you can have morals and FPU-oriented goals and still be a lender. Ultimately, the customer is in charge of the final decision (so long as they qualify for their decision), and the bank will want you to execute a decision that yields a closed loan. Lenders are not hired to make decisions for the customer... lenders are hired to make suggestions and recommendations to customers. How a lender makes those recommendations, and what recommendations that lender makes, is up to each individual lender. For example, I am a veteran and a issue a TON of VA home loans. However, my Debt-To-Income ratio is capped at 50% per loan. In most cases, I feel that getting a mortgage loan where half your income is tied up between a home loan and debts is a bad thing. However, there are national VA lenders who will issue VA home loans up to 75% Debt-To-Income ratios and will sleep soundly because they "Helped the customer get a home." It's sickening. What's worse... is this 'United' lender advertises this "accomplishment" when, in most cases, it is rather disgusting.

Nothing wrong with selling mortgages because almost nobody can afford to pay cash for a house. But if you work for the IRS you’re a terrible person.

Reality is that if he puts them into a 15 year, the people can't afford the payments and will not buy the house thus realtor not getting a closing.

Yeah ken and George missed the mark here. If he tries to educate them on the Ramsey way he is losing a customer because very few can afford to do that or want to do it that way. And I'm guessing his parents won't be happy either.

HELOCs and home loans aren't evil by nature. There are smart and dumb ways to go about them. I'm HUD certified, so I'm a huge proponent of educating clients about being realistic and sustainable when approaching these.

Facts.. I wouldnt consider home improvement bad debt (depending on the interest/ term), but increasing the value of your greatest asset really doesn’t sound bad.

HUD counselors are paid by the government, not per client or commissions. There's no incentive to "sell" anything.

I had this when I did loans. I would recommend the best option to do the least harm becsuse the reality was they were going to borrow whether I refused to do it or not. But it is hard if you believe it’s wrong and I don’t work in that line anymore. But I always found I got through it by making sure they were fully informed of whatever they chose because in the end that wasn’t my choice to make for them. But that’s still hard to do if you genuinely think it’d wrong.

Agree with others here, it's far from unethical to help with mortgages and HELOCs. The borrower is an adult and can make their own decisions. Just guide them and keep it reasonable. Very few of us have the cash to pay for a house until we're old. Nothing wrong with a 30 year either you can always pay it off early. Personal responsibility is part of adulting. I would also have zero qualms about selling cars. I'd guide the buyer to what they can reasonably afford. But if they are hell bent on that gargantuan dually at $1K/mo/84 mos at 23% then hey whatever helps you make up for your size Buddy.

Seems pretty simple to me - the caller doesn’t feel comfortable putting people into mortgages or assisting them with HELOCs. We can debate if he’s right or wrong on that front separately. But for the caller, it would appear they would feel better about a career in financial planning or consulting from a Ramsey-esc perspective. So I’d suggest the caller work to get licensed as a planner and then look for a firm that aligns with their values for the end game. In the meantime, continue with the current business and just inform your clients that using HELOCs to fund jet ski purchases isn’t a great idea.

HELOCs, Mortgages and Home Equity Loans are not necessarily evil. The way people use them can be bad for them. And yes it doesn’t fit the Ramsey model. But it can be a tool for getting out of Debt. I worked with someone who helped with a Home equity loan and told me straight out pay off the cards, cut them up, pay in cash and then pay down the loan as fast as you can. It cut the interest way down. But if I didn’t change my spending habits this would be useless. My wife and I now only use cash or debit. I feel Bono’s that we are paying everything in cash and not racking up more debt.

Cryptocurrency is volatile. Diversifying your portfolio is a sensible strategy. For example, I have deposits on Binance where I engage in trading, also staking on Kraken, investing in companies like Cannafarm Ltd, and I also participate in liquidity pools

The dude is literally *going against his conscious* to sell these things that he does not agree with. He is knowingly placing people into bondage against his own desires to do so. It is like working for the beer industry and being opposed to drinking. It is like working for a drug pusher, and not believing in drugs. It is like working for the sex industry and being opposed to porn. Quit the job, and go sell the type that you are okay with. Your conscience is more important than a job.

I have a possible Win-Win situation idea for him. Explain to them all the detaile on the loan. And then, for a VERY DISCOUNTED price sell financial advise. Like, sell them the loan, and then offer them a basic $15 month budget app that includes 1hr/mo consult with an expert. They might not need the advise after the 3rd month, so they cancel. You made $45, and now they have knowledge for the rest of their life. Once the debt is paid, they can continue the service for $100/mo. Don't rip them off on the loan either. Just fair value for their needs. And if they dont need it, then sell them the financial advise only. Win-win. If they had the cash, they wouldnt be asking for a loan. You are just making sure they dont overextend themselves, and offer them affordable coaching for as long as they need to figure out their finances.

Btw, I'm aware this already exists. But he can undercut everyone because is morally better in the long run. He doesnt have to turn them down. He just needs to offer a fair value, which is what they wanted in the first place. Heck, they might do so well after your advise, that when the 2nd home comes in, they will call him first. The relationship might be worth it, if he offers honest enough work.

I wonder where he works bc depending on where it is, like a bank, he’s already doing something unethical by getting the “kickbacks” (incentive bonuses) all the business from his realtor parents and as far as educating ppl, he’s likely not allowed to say ANYTHING that would dissuade them from applying. If I was in his shoes I would look for another job. Once I knew I could get another job I would ask My current boss for a conversation. Tell that I would like to stay (if I would) but I want him to know what I Think about (some of) the products we sell. And that I need to be able to advice our costumers according with My convictions. If we can work that out I stay. If he sees no way to make this work I accept to leave the job.

Caller just needs more experience and knowledge to realize that Ramsey is not the end all of financial literacy. 2/3 of US households own houses, and people buy those houses with a loan 75% of the time. Only about 2% of purchases are done with a 15 year loan - mostly because the 15yr payment is about 1.5x that of the 30yr - not because the borrower is immorally manipulated by the lender.

He should educate his customers about the benefits and drawbacks of the product and let them think about it and make the decision on their own. Don’t push people to quickly buy the product. I personally would do a 30 mortgage vs a 15 year since during good times I could pay the 30 as a 15 and during bad times pay it was a 30. That is a decision I made on my own.

There is nothing wrong with selling mortgages if the person can afford it. What this young man is required to do is sell mortgages for houses people cannot afford and finance products that are not good for the client. He is doing this not even for the finance company but for his parents. That makes it even more difficult.

Mortgages are still debt no matter how it is presented. Someone else holds the title to the house you live in until they get their money from you. That is the definition of debt.

Substantial financial success and freedom most often comes from leveraging “good debt” into assets. A good mortgage into a good investment property, whether primary or otherwise, is by far the easiest way for the every man to leverage his income and good credit into long term, generational wealth. Keeping people from understanding and doing this effectively is the mistake, and pushing your personal philosophies regarding money onto people, especially when they’re short sighted and fear based, is a tragedy.

Well let’s shame all Realtors who guide clients into homes that will require a mortgage. Let’s shame all medical staff that performs life saving surgeries on folks that have insufficient funds. Let’s close all universities other than those that enroll bankrolled legacy students. Let’s sanction all sock brokers who allow margin loans. Let’s outlaw bank interest, bonds, cds, treasuries bills.

I am retiring next yr at 55 with 3 houses paid off worth 4.5 million. One is my place of residence the other 2 properties will give me $80,000per/yr rent . I will have an income stream of $20,000 per mnth through my super which gives me total $140,000 a yr to live comfortably. I have no debts ... Giving credits to *Roch Dungca-Schreiber,* (my fin. adviser) she saw me through the process. *_Look-Her-Up._* Stay Motivated!!!

I dont know, all of this sounds questionable, with too many potential pitfalls. I believe there are more reliable options out there. I recently found a company called Cannafarm Ltd, and Ive been consistently earning with them. I think its better to foc

I am retiring next yr at 55 with 3 houses paid off worth 4.5 million. One is my place of residence the other 2 properties will give me $80,000per/yr rent . I will have an income stream of $20,000 per mnth through my super which gives me total $140,000 a yr to live comfortably. I have no debts ... Giving credits to *Roch Dungca-Schreiber,* (my fin. adviser) she saw me through the process. *_Look-Her-Up._* Stay Motivated!!!
