I used to work at a small private bank that sold what they called High Speed Bridging Loans. They went bust during the financial crash of 2008.

In my opinion, bridging is very similar to shorting and trading derivatives in the stock market; if you don’t know what you’re doing you’ll get burnt. As always, using debt as a tool of leverage needs to be done strategically and you need cash to cover your position. Don’t invest in what you can’t afford and if you’re bridging on speculation it’s very dangerous. I feel you need to be an experienced investor before sourcing a bridging deal, or even be mentored/observe somebody doing a deal to understand the processing. A good mentor in this industry is invaluable.

As I'm viewing it before it hits the market, the rate of the property is well below the going market price. When refinancing will the morgage lender ask you to be on the bridge for at least 6 months? (as in be an owner for 6 month?). or can a be on a bridge for 2 months and than move to a mortgage?
