Here's a suggestion about getting the home loan: Have your architect classify part (or all) of the garage as "living space". Call it a "gym" or a "volleyball court". As long as it has heat, it's considered "living space", thus, adding to the square footage of the house. James, I’m not sure about Utah but if you add a heat and air system to your downstairs garage and add a bathroom then they have to count the downstairs as livable space.
