I'm surprised that this would have 95% occupancy rate during high season at a price of €220 p/n while renting for peanuts (comparatively) out of season. Somehow can't see the tourist demographic of mainly eastern Europeans paying that much, because I certainly wouldn't. However: No experience with that geographical area, hence surprised.

You saw the cars in front…some of them were very nice. Typically 4-6 people would be staying in such an apartment. On a per person basis it’s not that much. As for the seasonality, Montenegro, as a % of GDP, is the European economy most dependent on tourism.

I am not from Montenegro but from that area. And believe me, a lot of people rent their app during summer season for super expensive and live from this money other 7 months because no one would rent it out of season. Most of restaurants and even stores/supermarkets close during winter, and during summer everything is different

Very good content .. really. Beautifull place and Country but not very cheap anymore. Do you have any insights for RE in Lebanon? I think Lebanon, Sicily and maybe Marocco may be a good opportunity

Yes. Not cheap anymore. Sicily is cheap. Morocco as well. Lebanon the issue is the neighbour that does everything to keep it down.

I am concerned about investing in Montenegro because by 2050, the population is set to decrease by almost 20% because of an aging population and not much immigration. That is bad for property appreciation.

What are your thoughts on future population decline, do you think that will affect property prices? In 2050, the projected population is 450k, and it is 650k now, which is 200k drop, mainly because of an aging population. Possibly, some of this can be made up for if they join the EU, or through increase in tourists, etc

Who would want to buy expensive real estate in a dangerous 3rd world nation with poor infrastructure? Why not get something nicer and cheaper in Germany, UK, France, or some other normal place?

The guest pays through the nose. The owner puts up the capital, carries all the costs and risks to make below inflation returns. Is this an investment or day robbery?

Net for owner. Income tax: 15% but you can deduct all expenses.

I just went back and watched the explanation of the numbers again. She charges a 30% management fee? That seems excessive. Did she really mean that her company charges 30% of the monthly rent as the property management fee? Is that normal in Montenegro?

For Airbnb yes. For long term rentals a lot less.

As an european investor, for airbnb i usually see a 20% ans thats already high. I find 30% obviously too much. Maybe it is excepional in Montenegro 😅

ROI is calculated after all expenses...so its about 4.4% if all else remains equal.

Tough one. It really depends on the markets and niche you target in each market. I’d probably have to go into stereotypes a lot which I would rather avoid 😅
