There is so much wrong about this video, I don't even know where to start. First of all, the Chinese don't improve countries, their mega-projects are always in their own interest and they never hire or employ the locals. It's very likely that none of the "projects underway" will ever come to fruition. In Nicaragua, it's always just talk. Inside the development shown, my house has not increased in value in 15 years. Yes, it was fun and enjoyable, but there was zero return on investment, especially after paying housekeepers and gardeners for 12 years. Property taxes, HOA dues, maintenance and bats in your roof are all costly. The moderator of the video uses phrases like "high net worth individuals" while showing the tiny Eco homes that are largely purchased by people fleeing their home country with the entirety of their life savings in an attempt to start over. I know because I was one of those. Lawyers in Nicaragua work for themselves and not you. What should take weeks will take years, if ever. The reality is that lately the dictator doesn't want you there. The cops will stop you, they will take your license, you will pay to get it back. And customs will grab whatever they want whether you are arriving or departing. The video moderator says he made a "lowball offer" on a property. That's the problem. If you are a property owner, all you will ever get is lowball offers, whether you are renting or selling. The golf community featured in this video has been advertised as a "5 Star Golf Resort" since its inception in the early 2000s. It has never been more than a 3 star surf destination. Yes, it's nice, yes, it's fun, yes it's beautiful. But you will never get your money back. That's just reality. As for the undeveloped surfer lot featured, you would do better to go up the coast to Pochomil and Masachapa. $60,000 is out of the question for that lot. Don't be a sucker people. If anyone is interested, I own a rural lot that, as an American, I paid a whopping $1600 for. The intercoastal highway will never happen, and neither will the "new" Panama Canal. I'm not saying don't live in Nicaragua. The local folks are awesome and I had 8 good years. Just don't be naive. My house inside the featured community is for sale for exactly the cost of construction 15 years ago. $143,000. Every person I know who has sold, did so at a loss, as will I. When you watch videos like this, especially when it's wide-eyed young folks thinking they've found the next best thing, take it for what it's worth, speculation.

1. The Chinese absolutely do improve countries with their infrastructure in the vast majority of cases. That highway is literally being built as we type. 2. The fact that real estate in the country has seen a bear market since 2018 is part of the attraction.

@@neonomad1939 First of all, don't tell me what to do with my mind and eyes. I am in Cambodia as we speak. Take a look at what they've done to Sihanoukville. I've been to China. I've lived in their tofu dreg construction. The only reason China has interest in Nicaragua is because the current deteriorating president has, and always will be an anti-capitalist socialist who embraces communism. The Chinese smell blood in the water and are only interested in enriching themselves. However, I don't have a problem with China or Ortega, because it is their respective countries, ultimately, and my opinion means nothing.The only reason I mentioned it is because the video creator was getting so much wrong about Nicaragua (I have 10 years experience) and he went on a USA bashing rant toward the end of the video, which is a rookie mistake. It's his video, he can say whatever he wants, but misleading the public deserves a response. I am no expert on China, but I've heard the promises of grandiose projects in Nicaragua since 2004. I still have friends in Nicaragua who live on dirt floors, on unpaved roads, with water available only 2 hours a day. Ortega is a billionaire while the people scrape by, and the Chinese are no different. I've been to Shanghai and Guilin and I lived for a bit in Wuhan. The Chinese are con artists. It's in their national psyche. Personally, I love Nicaragua, but after having my possessions confiscated at the airport flying in and flying out, and the Policia Nationale stopping me practically every day while out on my motorcycle, I'm content to wait until the pendulum of foreigner acceptance swings back into favorable range. So, until you have some experience with the people and governments of both countries, like I do, show some respect to other commenters.

I love your video, but I'd like to bring more information since I have invested myself in Nicaragua, know the country reasonably well, and think there is some missing information. A beach from the property is fantastic, but the coast is on the Pacific side. It is a strong, wavy coast perfect for surfers but also at risk if you decide to build a property or a business there. Why? The high tide is consistent for the most part but could be inconsistent and damage your property, the road, and anything around it (I experienced it myself). The second point is that once you purchase your property, you have two components to look at. The water and the power. There is no need to talk about power since it could be installed later, but the water in Nicaragua comes from a well that you need to dig yourself. 99% of the time, when the property is that close to the ocean, you will not have clean water (salt water), which is a big problem. Just imagine having to shower, brush your teeth, or clean your laundry or dishes, which is salty ocean water. Purchasing a property further away from the ocean maximizes your chance of clean water. This part has not been discussed in the video, and I suspect that the host does not know about it. I support this channel, but I also want to ensure we are all on the same page regarding knowledge. Nicaragua is amazing, and the community seems to be great.

@@icslush Yes, I lived in the beachfront community featured in the video for ten years. I responded because OP got mostly everything wrong. Gran Pacifica has its own water treatment facility and sends out annual reports on the quality of that water. Nobody in the development has a well. Also, power is supplied by Union Fenosa and is not a random thing you install yourself. Some homeowners have backup gas or battery generators in case of power outage. OP was mostly wrong about erosion also. I'm not saying it doesn't happen, but the people who buy right on the waters edge, if the ground is elevated, generally have enough money to construct a retaining wall, which some have done. I am confident that my original reply was accurate, concise, necessary and not confusing . Not sure why you felt the need to question it. Also, I spoke up because I have a decade of experience inside those gates, and much of what the video creator presented as fact was also questionable. People who watch these kinds of videos shouldn't be misled, and I simply stated that the water at Gran Pacifica is drinkable from the tap, which it is.

I am a foreigner who has owned land and lived in Nicaragua for many years. Believe me, once you realized how screwed the country is you will definitely want to pack your bags. Police, judiciary system and every other state institution is corrupt not to mention the slowness in their processes. I would never invest again in Nicaragua. Did I mention Nicaraguans will never miss an opportunity to rip you off?

Frankly I have heard zero news about Nicaragua here in Canada it isn't even on the map. The lot is a lot g term lease, correct so you wouldn't actually own it in a traditional sense. I was there in the 90's I really enjoyed it, except Managua was kind of a dump. SJDS was really nice.

Her with us in South America, in Brazil for example, a certain distance from the ocean belongs to the government. People build houses in this area, but these houses could always be confiscated in case someone in the government feels like it. What is the law regarding that in Nicaragua? The property you showed here seems very close to the water, I assume in Brazil this would be government shared land. How about Nicaragua? How far away do you have to be from the ocean to really own the land, only yourself, without government influence?

Yearly taxes seem quite high if you don't intend to use it, returns are very uncertain on this one, for me it would be a pass. The big lakes in Nicaragua look very beautiful too to have a property around! Maybe taxes are lower there (because they seem to be municipal?).

I also like that they have a whole bunch of actual marinas and a lot of water to explore on a boat doing near shore fishing. More like west coast of Florida. It remains a toss up! The budget priced, but georgeous new low rise condos west of Petempich in PDC sure are tempting
