1:03:00 A fallacy here as banks aren't intermediaries between "borrowers" and "savers". Loans(asset for banks) create deposits(a liability for banks). They accept IOUs from creditworthy(collateral, ability to pay etc) pple & firms. Deposits brought in by account holders from other sources/transfers are part of capital requirements and have nothing to do with other fallacies -> fractional reserve banking & money multipliers

In fact, on the issue of double taxation, the rule is that for Kenya resident person (a person with a permanent home in Kenya), as long as you've been in Kenya for any amount of time (even for an hour e.g in the case of a layover) your income is taxable in Kenya.

Money and wealth should be a whole mandatory subject in school. Especially in a world to survive transactions are done daily. And truth be told n having done due diligence, hata wenye wamesomea business n finance are still struggling n mastering the art of money & wealth even with degrees, masters etc.... only a small margin has hacked it. N has taken experience rather than skill.

And even clients themselves i find so many people you have to educate before you can sell value to them. And we measure this through utility. And if this was made universal formal course then you wouldnt need to have to explain or discuss money topics and prices of good and services in the real world.

Consumer behaviour drives prices unreasonably high. Why for instance do you buy a vehicle at a much higher price than it's worth just because of its latest registration number? Or 'new model'? Who does that? I like that he has touched on 'access to credit'. Having easy access to credit should never be a substitute for income or ability to generate income.

Yes, lakini who has ever become rich thr credit? On the contrary, what I see is debt gets most people into serious traps or cycles of debt taking. You're never free. However, people have become relatively rich through savings, even thr the SACCO model. On the other hand, the wealthy with big companies just barely survive on a cycle of huge loans. Real beneficiaries are the employees maybe. The few who have benefited from credit are the highly astute business men who are willing to take risks..

Never met anyone who got rich through saving Debt is a tool to propel you..keep in mind the time value for money. The problem is what we use debt for hence cyclic borrowing because we borrow for recurrent needs if only we strictly borrowed to invest such that the money you earn from the investment actually pays the loan and leaves some money for you.

1:05:40 A shame the discussion hasn't gotten to the roots of where money comes from if everybody is in debts/borrowing. If you continue with this logic it's just a spiral. Money in an economy comes from gov't ultimately. Money created via loans is destroyed when you re-pay them back. ONLY money that comes from gov't and hasn't been taxed away truly remains. It can be held in cash or saving accounts/Treasuries aka public debt .... Paying down "public debt" means destroying private sector's savings/net financial assets. Now combine this to KE's Treasury wish to go into surplus and private sector will simply have to be in deficit!

1:06:52 Last one as I know I'm getting annoying .... Core capital aka Tier 1 does NOT include customers deposits. We've already established deposits are liabilities to banks NOT assets. The issue for KE's finance sector is simply NOT enough creditworthy(collateral, ability to pay etc) borrowers. Problem lies as to why are assets priced as they are by the markets... Illicit inflows? Too much liberation? Well you are now "free" to pay whatever prices ....

There are many pricing principles. Utility is just one of them. But so is costing. A 3 bed costs 2.5m to 3m to construct. How can it then be 15k????? Some sentiments on the show are not accurate

One thing that you need to keep in mind is the global standard of rate of return of a house is 10% . Of which the 15k is 180k making the true price of the 3bed room house to be 1.8milion. So the 2.5 & 3m is actually overpriced. Of cose people are saying that the rent is cheap but what does the force of demand say is 15k. Every trader wants to maximise his profits a shoe hackler will want to sell his pair for 1milion ksh but market will give him ksh250 .

1:16:50 & 1:19:55 Not true. Gov'ts(Central Banks) set short term rates. Most central bankers know they can affect/control the yield curve at any point or even the whole curve if they want. Japan has ~250% public debt ratios to GDP and have driven interest rates to even negative territory. All the while they have continued running deficits and thus issuing Treasuries at negative rates with financial institutions accepting/buying them. Lesson? A sovereign state should NEVER borrow in a currency it does NOT issue which I see KE Treasury 180 opposite to follow as foreign ones are "cheaper" ...

Availability of credit enables ideas to be manifested into reality/ utilised, this then creates all other fundamentals of development in an economy. Chinese understood this long time ago, and look at where they are, they've uplifted entire populations out of poverty by means of production, overcapacity.

1:30:17 This easement strategy by Central Bank will be lowering of rates aggressively which I don't see any success if Treasury still wants to go into surplus. Again if gov't is be in surplus/reducing public debt someone else(private sector) will have to be deficit/destroying savings. Japan has tried this, read the lost decade, to no avail with Treasury/Ministry of Finance getting back to deficits but with absurd conditions of tier-ing and negative interest rates on reserves introduced via fiscal. The era of fiddling with monetary policy is over whether you like it or NOT it's time for fiscal or if you like fiscal dominance.

If landlords are forced to rent houses for very little, we'll be faced with a housing shortage, since being a landlord will be less attractive. We'll also see a massive foreclosure crisis since landlords won't be able to finance their loans. Don't forget that the cost of land and borrowing is factored into rent. Also, one has to make money in the process We have to tread very carefully, or we might create a nightmare scenario in the name of low rents.
