The first place is my NYC dream. When I think of what it would be like to live there- this is exactly how I picture it to be. I would def use the kids room as a home office. The main bedroom with the glass roof patio- perfection. The closets blow my mind. The bathroom with separate tub & shower.. Even the second bedroom & bath is crazy good! This is just the best place you have shown so far!!

Probably one of the best properties you’ve shown. Love the size and 3 beds and baths and en-suite W/D. As a plant lover, I love the solarium/greenhouse/yoga room. The only thing that seems not so nice is the entrance. It looks tight, dark and outdated.

The master bathroom is stunning. That shower is fantastic. Rest of the finishings are alright, not incredible BUT I still think this is worth what they are asking for the right people due to the neighborhood and the curb appeal of the street. I lived nearby on Irving Place several years back and loved it.

I worked on 27th and Park for many years when this neighborhood had just flipped from manufacturing. Great energy. I walked to and from work through, and ate lunch in, Madison Square Park.....a favorite park. The price is too much, so I’ll have to stick it out in my L shaped WV studio without a dishwasher, wine cooler or full-size fridge.....but I have a double mirrored med cab! Nice to see NYC before the pandemic!

Great townhouse Cash. This townhouse would be great for a family. Even 3 couples could live in this townhouse comfortably. The bedrooms are nice and spacious. Everyone would have their own space to get busy in. You could easily set up an office in each of the bedrooms. One thing I would change, are those eyelid lights in the master bathroom. They haft to go. A+ Cash.

It's perfect. I'd use the downstairs bedroom as a music room. Set up my keyboard, sound systems, etc. I would take the bedroom with the glass enclosed deck. And it would be strictly understood that that's my private space. The greenery that surrounds the brownstone would have the effect of putting you in almost a tree house mood in the upstairs bedrooms. I fell in love with the park. The living space and kitchen are phenominal and all the bathrooms are more than adequate. Whoever can afford to actually live here is truly blessed. Just awesome. Great ambiance including the neighborhood.

This was an Airbnb place most likely, earning approximately 5000+ peak season. A night, not a month...could tell by furniture, extra bed in closet. Pandemic really caused a downfall in NYC...but NYC will pick up again....we always do....

My friend who worked in New York was an editor for a company, not of books but of people who submitted articles they published and he made 150k+, he said those who wrote the articles made more. Obviously he wouldn’t live in a 120k a year apartment, making 150k, he actually lived in New Jersey to save money. But many professional professions in NY pay quite a bit. These are all the people who are now working from home via computer. No baseball player would live here, their apartment would be much more impressive. They might rent this for their mom, or sidepiece.

@@RLucas3000 An income of 150,000 in NY City with CITY Tax, STATE Tax and FEDERAL Tax might leave you with 110,000 dollars after taxes. So if you have several people (3-4) in this range you could perhaps swing it. The net of 110,000 in this example doesn`t even cover the annual rent but with several people it should. I think high paid pro athletes would like this place. It is in a prestigious location.

How fun to see this sort of place! So, it's the top two floors - what's on the garden/parlor floors? Can't quite work it out peeping StreetEasy ... professional office, like a psych therapist, maybe? Lots of those located around Park Ave in that general area. PROS: love the street, bit of a walk over to transportation to the west side though. Can't complain about the amount of space, and the two terraces are lovely. I also really like the top front bedroom with all the build-ins. CONS: definitely has the feel of a short term/concierge sort of place, although you could get past that with your own furnishings of course. And what, no medicine cabinet in the MBath, lol?!? (I personally hate medicine cabinets - awkward and unwieldy to access, and then they always get all fingerprinty) Really enjoyed seeing this one!

I lived in this neighborhood back in the 90s- was on 29th st between Park and Lex. My flat was on the top floor of a 3 story brownstone with roof access, a working fireplace , cathedral ceiling in the living room with sky lights. One bedroom parquet floors and 3 giant south facing windows- my rent was $875.

@@CashJordan If you went to the roof and looked uptown the view of the Empire State Bldg was incredible. The bottom floor of the building had a great Indian Tandoor rest. so it was wonderful to just go downstairs for dinner. But I don't think you can live by yourself in Manhattan for $875 anymore.

Thank you for this stunning gorgeous Brownstone!! The ceiling fans are very nice along with the hardwood floors. You ate right about that beautiful kitchen in that it is a great U shape with all the items you would need. The first bedroom is fine. Yes, you change it to be an office or study or combination bedroom office. The stair case going up stairs is nice. The first bedroom with the solarium is too gorgeous!!! That is the area to have coffee and breakfast every single day!!!! Simply elegant😌. Having the porch area is nice as well with a BBQ! The third bedroom is very nice. Ok, will have to get a new toilet? The owner would have to fix that totally. This Brownstone is a Several Million Dollar Property if he/she placed it on the market to sell. But yes to keep thus respectable property is very smart on their side. Thank you for this gorgeous tour!!!
