That is what I would consider a perfect unit! It work for an older person it work for a family. Or a couple who works from home! It has a lot of potential! It screams usable. Not only is it interesting to see what you get for your buck, you are also showing NYC from a different view and it is always a positive one. I have learned a lot about the different areas in NYC and attractions other than the obvious ones associated with NYC. On a side note, you make medicine cabinets a hot commodity! I’ve heard that the Bronx is the greenest borough in NYC. And it certainly looks that way from this video. It looks great. But I’ve heard it’s not the safest place to live. That might be hype though. There are bad places everywhere, I guess.

@@lisaspikes4291 I used to live in the Bronx and work near Times Square. There were substantially more crimes in Manhattan where I worked than where I lived. I'm not trying to convince you though, as every place isn't for everybody and the Bronx doesn't need any more gentrification. Live where you feel comfortable.

If I were to live in New York, this would be where I would choose to live. The apartment is amazingly large, the kitchen is wonderful and even the bathroom is lovely. I could even live without an in unit washer/dryer. The gated community vibe with the beautifully kept grounds is just icing on the cake. I certainly hope someone was able to invest and live in what did seem to be a well kept secret 🤫

My aunt and cousin use to live there until my aunt moved to a smaller apt in another area of the Bronx when my cousin married and moved out of state. The Bronx has some great apts and some nice areas.

I own condos in three countries: the US, UK, and UAE. When purchasing a condo be wary of the HA (aka maintenance) fee. These always seem to increase exponentially. Be especially careful if the condo is in a relatively new building that has just transitioned from apartments to condos. In the US, builders are offered tax concessions to construct rental housing. After a few years as a rental building, the builder, after realizing the tax savings, converts the building to condos with low HA fees to attract buyers. After the condos are sold, the builder washes his hands of the building leaving the homeowners' association to manage the building. The association realizes that it doesn't have nearly enough money to maintain the building and the HA fees often double or triple. This is what happened to my condo in South Beach. Even though I never lived in the property and rented it out, I could not simply pass on increased costs to my tenants as my rental property was in competition with similar properties and the tenants would end up moving to a property with lower rent if my rental amount was too high. A classic example of "What the market will bear." Finally, be sure to check the building estate's finances and general condition as you may very well be hit with "special assessments" for work that needs to be done on the building. I was hit with a $14K special assessment on my South Beach condo in 2018. Of the three countries where I own property, the US is by far the worst when it comes to maintenance expenses, taxes, and insurance.

Thanks for finally hitting the North Bronx where I originated. I know most peeps from Brooklyn and Queens only think of the South Bronx and avoid it at all costs. I spent most of my childhood within 5 miles of that Church you showed (St. Nichols of Tolentine) . I My Mother's family lived on Kappock St a couple of blocks from that condo you showed in Spuyten Duyvil. That place was beyond real .

This is 100% worth the price, it's a lot like a 2 bedroom apartment anywhere else. The only thing I would have changed is the kitchen wall separating it from the living/dining room. The space where the wall is would be the perfect place for a counter top and some stools

I love this one! And $2200 to own, not rent, including HOA and utilities?! The grounds are beautiful and the unit is great too! An actual picture window! And an elevator makes it all very workable including to the laundry room, where one can sit outside on their computer for a short while and it would be done! Please keep showing more units that would work for those of us who are older and not college students! Boroughs outside of Manhattan are great to see especially when they are so close to transportation! Thanks Cash, this one's a winner for me!

@Richard Stevenson There are a lot of areas of The Bronx and all of the other boros in NYC that are very nice and not bad. I live in the West Bronx and it has larger apartments that are reasonably priced with great shopping areas and outdoor spaces. The Bronx always gets a bad rap and trust me there are some areas that are not good and unsafe.

The thing is, the Bronx is a borough with many different neighborhoods. Just like any other town, you’ll have your safe spots and your unsafe spots 😊. I live in the suburbs of the Bronx and it’s beautiful. I grew up in the next neighborhood over and don’t like being over there. It’s all in knowing where to live?

Merciful heavens it's got closets! Coat, linen, food pantry, and a place for vacuum and mops. Be still my heart. I love it! The smaller bedroom is still big enough for an armoire or large dresser for more clothes storage. The pull-out below the shelves in the bathroom that you said could be filled up with anything is a dirty clothes hamper! No complaints about this one.

Amazing size for the price. I love the reno they've done in the kitchen and bathroom. Is that a dual mirror in the medicine cabinet? You can fit a nice buffet table by the wall in the dining room and a decent size dining table. The living room is big enough for any size furniture and TV. Very nice apartment. The escape door is a selling point LOL!

This is great! I think this is a better value than my condo I'm in now, and a very similar layout! (Not in NYC) I really like the shower in the bathroom, and the linen area in the bathroom as well! Both of the bedrooms are a great size, and the kitchen is a nice size for New York. The living and dining room area is quite large!

I, personally, love standing showers. Bathtubs are a trip hazard especially for those of us that are seniors and have mobility issues. My bathtub was made for a person of lesser height than myself so it’s very uncomfortable to use it as a tub. Any ways, I adore your videos. It’s neat seeing so many nice places. Love your videos bro, but you should mention some of the downsides of Fordham Rd. I used to own a shop there... i don't think its the safest area. I do get this place is gated... but idk, I'd rather live a little further out in queens over Fordham

This is amazing ! The size I can’t get over it. Huge . I lived in San Francisco in the 80’s (twin peaks ) and the rent was $825/mo. sq ft 750. Best view of downtown . This Bronx condo purchase is a steal for NYC. HOA ‘s must be costly??

My aunt lives in that co-op. Her two bedroom is the same size and looking towards the river. It's HUGE. You also passed a building (the ones with the balcony in 2:06) managed by Goldfarb in 2400 Webb Avenue that's really nice. I wish you could do a video for a unit there. I always looked at the lobby when I walked by it and wished I could walk in.

I'll take the sorry little studio in the EV, thanks! This is a nice place on the inside; PROS: great amount of space and storage, and I love the kitchen as well - maybe some steel wire shelving in that little recess across from the workspace, to match the stainless appliances. Or better yet, blow out that bit of wall to partially open the space to the common area. And the second entrance - lol - "BOOM. You're out in the hallway; they dont even know." CONS: location. And the parquet floors are the cheap wood option, sadly. It would be neat to compare this to something similar in StuyTown.

I really liked this one from the pure practicality of Great Space. I would redo the floors, and give the apartment a great modern paint job. 👍👍💕💕

This is an excellent option for a family or work-from-home couple/person. Lovely and livable. Good idea to do some apartments-for-sale videos, and this one is even somewhat in the humanely-possible as far as affordability goes. Personally, I don't like gated communities (gives me the hibbie-jibbies) but they have their benefits and this certainly looks tended to!

Great home ownership opportunity! I love the little, private park and the amenities nearby. You didn't mention how long the commute is, hehe, but it can't be too awful by train. I could see this as a nice place for a family. You could easily put a couple of little ones in the big bedroom with room for toys and desks. The doors between areas are gold for family living. And adequate nutrition is possible with a functional kitchen. What's the catch? I'm sure the local haters will be happy to elucidate!

It takes about 45 minutes by 4 train to get to grand central station ( East midtown Manhattan) . The catch is that most people would rather live in Manhattan, Brooklyn or Queens (unless they are Bronx Natives).

No Bathtub! Everything( especially as HOA and utilities) was great..until you said "no bathtub". I need to relax in a bathtub at least 4 times a week. Plus that hamper as well as the whole bathroom is small. Thank you Cash, and keep up your excellent apartment tours!
