This design seems ideal for corporate extended stay and hosted parties. For ex: relos, short term assignments, and small events, as there are *multiple* spaces for concurrent group and sleeping uses. Screams of "not for family" were apparent with: 1) no garage (woops, its there!) 2) no 1st floor sound/weather barriers ( foyer, mudroom/area, limited wallspace ) , 3) lack of child friendly elements: study/play area near kitchen (and that long kitchen seating aint for a family of 6! 😅 ), the high balconies and elevators are hazards. 4) no actual 1st floor master/inlaw/guest suite.

There is a garage (1:06), he just missed the interior entrance, if there is one, because he used the elevator and not the stairs to get to the basement. I think this is supposed to be the mudroom (24:18), albeit its slightly disconnected from the garage. Does there really need to be a first floor master/in-law/guest suite considering there is an elevator for people with moderate mobility issues to use?

Nice house with modern technology. I like the color palette, the vanities, light fixtures and the floors. The only issue is the entrance into the main house is a privacy concern for me.

They need to invest in more substantial staging. It’s tough to imagine yourself in these spaces- it all seems cold and office-like. Some big comfy couches, some rugs, even a fake tv in one of the “chill out” spaces would help.

This seems like the result of over-modernization mixed with the owner's personal preferences. The house doesn't fit into the neighborhood characteristically or price-wise. This house screams to the neighborhood, "Upgrade or let us buy you out! Either way, LEAVE!"

Hi Jonathan. Happy New Year to you, your family and all the channel subscribers and watchers! This house has designs that is leaving me scratching my head. First the pros. I love the kitchen design. I love the style of the wood cabinets. I like the floor to ceiling windows. That is all I like about this house. I dont like that you walk right into the livingroom and there is no separation between it and the kitchen. Why are there key locks on the bathroom doors? The closets makes absolutely no sense. The backyard is too small. There is not one drop zone anywhere on the main level. Lastly, that display wardrobe in the basement should be a wine closet! All those weird nooks that can cause a head injury. Not surprised that no one is buying this house.

I wonder how the neighbors feel about this place. I think it belongs in LA or NYC. It's definitely a home for entertaining and showing off, not real life. Imagine the stress of keeping the kitchen clean at all times since it's completely exposed when someone first enters.... More money than sense.

It grew on me by the time you made it to the 2nd floor. I think locks on closet doors are a great idea. Especially if you have small kids, pets, and you have a lot of parties. **You got to remember that people will be spending even more time at home. I think the wall storage was clever. It wasn't a typical floor closet. Allows you to put furniture in front of it as well. Great to store games, blankets, cleaning devices, decorations & other daily stuff. Plus you can see everything at eye level!!!! ***The glass closet in basement was also cool. That's where you can display awards, trophies, game pieces for pool, coats, shoes for guest, and other kid's toys. Since that backyard is small even for Bethesda, that means families will be playing in the house. ❤❤ I had guessed price was $2.5 mil. ****I wonder if anything is coming next door.

Only complaint is if you chilling up on the balcony and you need ice or something from the fridge I did not see a space/area for like a mini bar with ice or food/snack area, you have to go all the way back downstairs

One foot entry into living room that is placed one foot next to kitchen: awkwardly too close, strange floating closets in awkward places, a down stairs shower awkwardly placed with no exit privacy, key set for all bedroom doors, small bathrooms in halls, main bedroom right next to laundry room, and the bedroom has a narrow closet. Awkwardly lighted glass huge closet with a bench sitting right in front to view clothes, lol. Cheaply looking furniture placed in wierd areas. Bad deal not near worth the price.

Having keys for doors could possibly be a roommates situations and/or preventing others from going in restricted areas. Overall a nice home despite being different from other homes in the area.

The house has a lot, A LOT of wasted space and for $2.3M should be turnkey ready. I don't see need for multiple entertainment spaces when the bedrooms barely have spaces for a dresser and closets that are not that big especially that very narrow Main Bedroom closet. There are some cute features (like the bar on lower level) and some weird ones (who needs lighted closet) but at this price point will likely sit on the market for a while because the renovations I would want would make the house more under water. I think instead of second entertainment area on top floor that should have been a balled out Main Bedroom private level with spread out bathroom and two closets. Maybe the house was originally built with hopes of being an Air BnB and by the time building was done the market has changed? They would have been better off investing in renovating the house they tore down instead of putting this brand new build with no connection to the community there.

This house is not child friendly, especially with all the tall terraces. It's a great Air bnb, I guess that's what all the locks are for, idk. The basement closet could work for a designer displaying their clothes again. idk. Looks cheaply made, but the lights are really cool!

That's actually a good price for a huge new modern house in Bethesda. In addition to being inside of the Beltway, keep in mind that the local public school system is one of the best in the state. I actually really like the open floor plan. The problem with a closed in kitchen is FOMO, where it feels like you're toiling away in a little prison cell. I am currently in the process of putting a three-story addition onto my townhouse in Georgetown and one non-negotiable for me is having an opening living space that is integrated with the kitchen. My only criticism about this house is that it is VERY trendy while, at the same time, lacking character. They use the same cabinets, the same hardware and the same black/white/beige color scheme everywhere and it can get maddening after a while.

Outside porch is an understatement, makes the home look cheap. Entry closet is weird. That small closet should be at entry with a half bathroom 🚽 Very nice doors in all areas. Did I miss the garage?🤔 There are several things I like and a couple I didn’t care for. Thank you for sharing 🙏🏾

Really modern house. Primary bedroom closet a bit too narrow. Love all the windows, but they’d be a beast to keep clean. Would be cool if the glass dimmed to block the view from outside in for privacy. Top floor is fantastic! Really cool house. Maybe all the keys are for rental privacy? Overall, the house would fit better in a different neighborhood, but its really nice.

This house seems cold and sterile. It is too expensive for that neighborhood. The design could have larger bathrooms and larger closets and at least a powder room. And why would you need a key to the furnace room, closets and bathrooms when a door knob lock is sufficient? The tile in one of the bathrooms reminds me of cold concrete. I don't get the layout and wouldn't buy it. They could have put some money into landscaping the yard a little even though it's small. Pretty doesn't mean functional so No thank you. I see why it's still on the market.

Sorry Johnathan, not my style of house. I wish developers would stop adding these types of homes to neighborhoods with traditional homes. These homes do not fit the neighborhoods they put them in. There’s nothing wrong with updating homes but leave some of the features that make it fit into the neighborhoods. I also hate when developers turn single family homes into condos. I live in DC and two doors down from me they renovated a row house with some nice features and modernized it. They put it on the market for a mil and I think it has been on the market for 5 or 6 months. They’ve now dropped the price 150k (the price was dropped 3 times). Developers are greedy.

The wood and the lock and keys remind me of office space or like you said a hotel loft. One of the out of town ones that has a conference room for the weekend business trip. Or one of those boarding or rooms for rent houses. The staging should have represented the house a little better. Added more natural looking pieces and some plants or something 😮😮

Johnathan the house been on the market for a year because it lacks the warm and welcoming of a home. The layout feels corporate and the choice of furniture staged feels like a hotel. The five feet high closets causes confusion as well as the fancy glass closet in the basement. The only thing I like about the house is the flooring and the large plants. 😂😂😂 This over priced hotel/house won't be sold until a significant price reduction. Last but not least is the keys on the bathroom doors doesn't give home appeal.

I also got "Office Space" vibes from this home ~~ however, it is mostly a FANTASTIC space. Even though this property definitely does not fit the neighborhood, it is so nice!! I don't think every new build has to be "open-floor." A wall separating that beautiful living room from the kitchen really would have been nice. ~~ someone suggested that if the kitchen was built where the eating area is (switch), it would be a better set up ~~ I agree 100%!!! It would also make that second seating area feel more like a family room than an office space.

This house just has too many weird things. Keyed deadbolt locks on virtually every door? Well my 1892 built house in Savannah did have doors with skeleton keys. That odd storage space. Then full bathrooms that should have been powder rooms. Common spaces on every level? That display closet in the basement. But mostly - no garage? Where are my convertibles and daily cars going? I saw just too much wasted space. Seems like they were thinking of a frat house. Many high end features just to boost price. Not practical.

I live in Charlotte North Carolina and this type of home is being built in the neighborhood I live in. These types of homes are being built in different sizes - the designs are weird throughout North Carolina.

C’mon Jonathan… the storage isn’t THAT difficult, is it? So you use a step ladder and store infrequently used things like holiday decor etc… It could also hold those bulk Costco haul items etc…

That house is not homey. It's as if it was originally built as an office building, and they found out afterwards the area wasn't zoned for it, so they piece milled it into a cheap looking house.

7:19-9:37 I think this closet is the result of a compromise of space between the sitting area above the garage and the bedroom next to it, on the second floor, because the floor of that closet is the ceiling of the garage. The bedroom on the second floor would probably be a tad too small if the garage wall extended from the basement all the way to the second floor. 🤔 24:17 = Modern day mudroom so the RICH🤑owners and house guest can show off their EXPENSIVE FANCY coats and jackets‼ 🤣 This house is nice, it sticks out like a sore thumb, its not my favorite style of home, but if it was the only option and I had the money this house could work for a family. It might not be the best layout for little kids but it would work for kids 12+ years old, they don't like to go outside that much these days anyway😏. 🤣🤣🤣

I would have thought this was a converted home due to the somewhat weird design choices. I do like the house but not at $2.3 mil. Don't mind the wall and locked closets. It's strange to have the kitchen right at the entrance and all of those locked doors. Personally, I would be too scared to use the elevator.

The house is beautiful. Its totally my style, but I dont like the 2 half closets or the furnace door in the bedroom. That door should open in the hallway. The fence should be brand new in the backyard. I would pass.
