Just a bit of clarification on the cleaning fees, since a few people have asked: The FINAL net profit I show already has cleaning fees deducted. Cleaning fees are paid for BY THE GUEST. I then pass the cleaning fees over to my cleaning staff. So cleaning fees are effectively a wash.

@@eppsunc as I mentioned in the video, my expenses include insurance and property taxes. Income taxes are way too big of a variable to even cover that, as it depends on an individual’s specific financial situations. Calculate it based on your own tax bracket.

I understand not wanting to alter the spreadsheet but the 2 largest expenses of property tax and insurance (~10K for Joshua Tree I'm estimating) are a huge expense that could really mess up a margin for someone in a different revenue situation. I agree with your income tax assessment, just being that guy. Overall I'm really impressed by the properties and income, and if I had the right property I would definitely seek out to do something similar

Hard to believe that was just a year ago. That video was a major motivator for me to jump into tiny home and container home building. It's been a slow start, but still feels like more than a year. I think in another year I'll have a decent portfolio up and running. It will probably be 10 more years before my KZbin channel is similar quality though... priorities I guess.

For your little house in back of your house....congratulations. That is a home run right there. I've been a landlord for over 20 years. The biggest mistake I see people make is they don't properly account for the capex, property tax, insurance, general maintenance and vacancy. It's a new place so your capex and maintenance are really low. Going forward those will increase (and I'm guessing when Covid is over your vacancy will also increase) and, just some friendly advice, either be prepared mentally or put aside a small fund for when you do need to replace the carpet/broken window/plumbing leak/roof issue etc. But, because this unit is benefitting from being new, sharing the costs with your bigger house and being managed by you, you are getting great numbers. In all my years of investing in rentals one cold hard truth is evident....you can generally expect to keep an average of around 50% of your gross rents after ALL is said and done (if you pay 10-12% to a property manager). And, that doesn't include the mortgage interest. That seems high to most people when I tell them, but it's just facts. Having said that, a person can get lucky and there are outliers, like this tiny house which benefits from being tied into your main house, but for every unit that a person keeps 70% of the gross rents there is always the unit that they only kept 30% for that year. For instance, a unit might do 65% for several years but then the roof needs to be completely replaced in year 7 (or a tenant destroys the interior, won't move out for a few months but also isn't paying rent etc) and now the average over that time is 50%.
