Container homes are NOT more affordable. Containers simply weren't intended to be lived in. The container's structural integrity depends on the corrugated metal walls, so the moment you start cutting holes in them, you ruin that. So you have to reinforce. Plus you have to account for insulation, pipes, electrical, etc. so you don't have near as much space inside as you think you do. And even after all is said and done, you're living in a metal container that was not intended to be lived in--it's gonna rust. Not an if, it's a when, and how bad. And as if all that weren't enough, because it's all metal, you can't easily remodel. You're in all ways better off building from scratch using normal construction materials. You're not saving money by buying shipping containers, and you're not helping the environment. Those things get recycled when they're decommissioned anyway. That's a lot of metal--it's not like they're just gonna get thrown into a heap somewhere and forgotten about. And being professionally recycled in a facility designed to handle that sort of thing is way more efficient than some guy trying to turn it into a shanty home.

As a contractor In South Florida I can tell you the window lead times are averaging nearly 6 months. It's insane. Construction costs post Covid are astronomical, now is definitely not the time to custom build unless your independantly wealthy and have money to burn.

Very useful input. It certainly seems that you can get more square footage of real estate in the same place by buying, rather than building. Even if your construction budget is as tight as possible and your purchasing behavior is quite lax.

If you build out everything yourself, you can save a ton of money. If your not on a tight time frame and are willing and eager to learn, you can teach yourself every trade saving yourself a ton of money on contracting costs. I’ve seen it done that way many many times. But either way, the only way to bring costs back down is if people stop building and buying for awhile

That electrical box costs that much because you're also paying for the conduit, the copper wire, and the manpower required to trench/pull/connect/energize your property. Depending on the distance the wire had to cover, you could easily be spending 20k just on a wire spool (also depends on the wire gauge)

Designer-turned-building contractor-turned-urban planner here. A few observations, and two questions for Devon. 1. Your site considerations will very greatly from region to region. You won't have to worry about wetlands in some areas, for example, but you may have to worry about windstorm or seismic. And, in many states if you are building outside of city limits your permitting will be much different and often less odious. As another example, the cost Devon mentions for the water well is probably twice what a water well would cost here in Texas: most well drillers charge more like $50 per foot, and we can typically get good water at 120' or less (except on the coast due to brackish water intrusion). Point being: do your due diligence. Know your local conditions. Figure all that stuff out first before you buy a single nail! 2. Same with permitting and design professionals. For example, the fees for permits that Devon mention are outlandish in most parts of the U.S. So don't think those are representative; they may be less or (God forbid) maybe even more! 3. I like that he talks about some special considerations with shipping containers like what happens if you offset the containers, or cut them. All those cuts have to be reinforced (but in a site-built wood-framed house, doors and window openings have to be reinforced as well). And of course you can avoid the other issue by simply not offsetting or angling the containers. 4. Know your lead times for construction materials too. Time is money, after all. And if you aren't a building contractor and have never done it, by all that is good and holy on God's green earth don't believe the DIY Network shows that make ti seem like self-contracting is so easy. It's absolutely not; you're watching experienced professionals on scripted TV. Hire a reputable contractor. Now the questions for Devon: 1. What is your cost per square foot for the habitable structure only, with all the site and utility stuff removed? 2. What is the average cost per square foot (habitable structure only) for site-built wood-framed houses in the area? I'm curious to see if there were any cost savings per square foot.

Finding the land for a prefab/modular is the problem though. Which in some cases can be pretty costly. Originally, I wanted to go that route too. But just couldn’t find suitable land at a decent price. So I ended up buying a small old house instead that been recently renovated.

Land cost is extremely cheap. You can find multiple acres of land in a nice area for only 5000 or $10,000. Max construction cost should be zero you should be able to build all of this yourself and you shouldn’t expect to build some super mega mansion, or else you will work for the rest of your life or you’ll never be able to afford something like this to begin with. You can build a small cabin and have everything run on solar get much cheaper water collection system land everything included for under $50,000 and even that is quite expensive. This guy basically build a mansion and it’s not representative of a cheap off grid living situation. This is representative of daddy’s money, rich boy that wants to live in the woods and pretend he’s a hippy.

I want 0 neighbors within a 1 mile radius at least, this type of land is generally very cheap and you still have all of the amenities of any other property that's stuck in a high population sht hole. I absolutely love the fact that most people think that unless you spend like 200 Grand you can't build a house on your own land, not knowing that you could build a super high-end beautiful house with only $50,000, land included.

Maybe in bumfuck nowhere you can pick up that amount of land for 5-10k but I doubt it.

Containers don't make a house cheaper. They will actually make your home more expensive, and are only really good for stacking or hanging out like this build. Just build a small modern looking house from timber. Make the roof 2.7 metres high and it'll feel grand whilst still being small

Different design that makes it less work to cut out holes for windows, and they are heavily insulated. Just have to pull the fridge unit out (buy a non working one) and replace that wall. They make a lot more economic sense provided you don't re-clad the outside.

So I do that exact work for my local power company. We just did a job similar to that (longer distance but not in pipe, it was direct burial so cheaper) and the material cost to the customer was about $12k mainly being the transformer and primary cable. I didn’t see what the company bills for labor but they definitely over charge. We have a similar job coming up and they billed three 8 hour days just to dig the trench.

The cost of that $27000 box (transformer) is in engineering, copper, safety controls (it's high voltage) and likely installation. Just as you identified, equipment to install the units costs money too. On the infrastructure side, these transformers regularly exceed $200,000.

I suspect this place is secluded, most of the cost is boring through private property which will need private locates, bore rig labor of some maybe 500 feet run and underground wire pull. Genuine question on the deck: you stated that timber is better than cedar. Cedar as a deck has a 15-20 life expectancy, has a natural resistance to rot, decay, and termites/bugs. Timber has a life expectancy of 10-15 years, is prone to splintering/splitting and needs annual upkeep of being refinished to not rot/decay etc. who lied to you? Or was there something I missed on that?

Unfortunately all the logistics nightmares and challenges for having to barge in everything coupled with post Pandemic and Supply Chain inflationary pressures it's been a real rollercoaster ride that will be well worth the final product in the end...

That transformer and associated work seems pretty on par. I used to do electric utility design for new builds like this and there is a hell of a lot of engineering that goes into something like that if you're the only service off that transformer. If there happened to be an existing xfrmr nearby that could drop to your service, it probably would've been between 40-60% less expensive. Cool ass build

I work for a similar public utility in the area doing new service connects and this is a little high but not uncommon. A few years ago it was a lot cheaper but the material shortage has caused the prices to fluctuate and significantly increase. So if you have bad timing it can be really bad and that's if you can even get the materials. You aren't getting a pad mount transformer with all the necessary materials for less than $6-7k now. Overhead is still somewhat reasonable. Underground wire in conduit is $7/ft and I don't see the road so it's probably at least 500' so that's $3,500. If it was more than 500'-1000' they would have to install vaults at $3-4k each plus the additional footage. The cutout at the pole, brackets, riser, conduit, taps, probably cost another $1-2k. And they probably have a new service connection few that is used for upgrading the substations when the new services cause them to fill up so say $2k. Meter base and meter $1500k installed right now. If you add in the cost of the dirt work that's at least $2-3k(just guessing). So that is $14k-23k. My math might be a little off but you get the idea.

You did get taken for on the HVAC side of things. I am an HVAC guy in Snohomish County, that install should have been $14,000 - 17,500 depending on exact specs of the indoor units.

Super late on this one but I loved the video and there's a bunch of useful information. But you asked about the transformer and why it was so expensive. I used to work for a transformer manufacturer and the short answer is its filled with magnetic steel and thick coils of solid copper. The majority of the weight of that transformer is copper and magnetic steel and there's A LOT of it. So I know its pricey but based on the size of that unit you were not ripped off if that helps at all :)

really cool build, only problem i see with it is if you look above you at 12:15 the ribbing from the steel container, if you guys didnt treat the interior gap side of the walls, or seal them, eventually youll get rot / mold in all the walls if you did not seal them because of humidity / steam getting in from the showers. Other than that I love it lol

I’m one of those people who will never know. I live in constant fear of homelessness. I don’t own many things and the things I own are always packed away just in case I can’t afford to renew my lease and I have to be homeless. It would take me more than the rest of my lifetime to save up even half this much money. I pray to God for enough overhead to buy a $30,000 RV to live in and finally be rid of the fear of homelessness. I’ve been homeless 6 times, but not for very long each time. Being a man and homeless is about the worst thing that can happen to you in the western world and I’ve been living in fear of it for almost 20 years. Every day is a fight. I can’t even enjoy my Zelda games because I’m in such fear and anxiety ALL THE TIME. that fear is my normal state. I don’t know what it’s like to not be afraid.

The box doesn't cost 27,000. The equipment and labor cost 27,000. They had to shut down part of the existing system to tie you in, then run a directional bore (this is lots of $$$) from that tie in all the way to your site. as well as any excavation to run conduit or 'stub ups' into the concrete pad.

Well brother I been building homes for about the past 12 years for myself here in missouri I usually build 1500 to 1800 square foot homes I can usually get it done for 65 to 100,000 grand do it three or four times a year that's minus furniture and appliances but that's a crazy number but yall did a good job great work keep it up
