Thanks for sharing your story curtis. That'd be cool if you did a video about property insurance and filing claims. I always thought that if you file a claim it actually hurts you buy them raising your premium but I'm not sure on the exact numbers to know when it's beneficial or when it's not. I have two fourplexes and and 1/6 unit apartment building in the Phoenix Metro of Arizona that the roofs are near the end of their life and I got quotes for me to pay but I haven't filed anything with insurance yet. I was thinking of just me paying it out of pocket myself and not messing with insurance so my premium doesn't double or triple

This is such an important topic. I have family in FL and TX and I tell people all the time not to fall for the no income tax narrative. Both of these states have no income tax and my relatives always complain about their absurdly high property tax, sales tax and other various fees. You have to look at the total tax (and fee) picture, not just income tax.

I love the analogy. Getting base hits. I'm always telling my friends that's all I do in real estate is get base hits. That's how I'm going to get to the real estate Hall of Fame by getting a bunch of singles like Rod Carew.

I find this to be confusing. If you file an insurance claim wont they increase your premium? I understand if you are getting a good deal it might be worth it; however, if they deny your claim then you get nothing but a higher premium. Am I missing something here?

That's what I was wondering to because in the insurance business they never technically pay for those claims. It's the policy holders that actually pay for the claims. The insurance companies will raise your premium and have you pay for it. Insurance companies will get their money back one way or the other

I didn't watch that part but if the guest is advocating for gratuitous claim filing, that is probably the dumbest advice I've ever heard. CASE will have your record and you might not even be insurable eventually.

@@JuliusG73Yeah, I was definitely not saying to go start filing claims on anything you can. The example I gave was actually only my second claim in 6 years of all my houses.

Be very careful with insurance claims. You do enough of them and they will cancel you. Once you get canceled, you will be paying multiple times more for your insurance.

My folks built a house. SILaw came over. Tripped on the sidewalk & broke her arm. Filed a claim. Builder removed & replaced the sidewalk even though it was sloped perfectly the first time. Insurance paid & immediately canceled the policy.
