How come husband 7k monthly income can afford 4.7k monthly instalment on investment property? Thought got 55% TDSR? And TDSR will be based on bank stress test rate of 4.5+%? Like that wife also cannot buy 2M property right? 🤔

Wabiang, after earning $700k from the sale of the EC, the couple still have to pay upfront $1m downpayment and over $4k of monthly mortgage payments? This is suicide right?

@@savvyericchiew what I would do is to buy a $1m prop to stay and buy an $1m prop for investment. Making sure that the rental proceeds can cover the mortgage cost of maintaining both the properties. Then, accumulate 100% my monthly income as an employee and put them into other income producing assets like S&P 500, T bills, etc. It would be much less of a risk to diversify what you earn rather than put all into one basket.
