😬 Oooohhh one great idea I may have for the newly vacated Drake Oil premises is to 'convert' the warehouses into a nightlife and/or leisure district (like how I see lots of abandoned factories turned into concert venues, markets, malls, clubs etc.). Obviously I don't know how exactly this can work in vanilla, like maybe keep the original warehouses but just turn them off, throw in a unique building or two, and add zoned leisure commercial districts surrounding them (if the residents agree, obviously)? Just a thought :"-)

My aunt worked for many years as a nurse in the medical center built into the local oil refinery, and not seeing some place for emergency healthcare for the workers has me a little shook. I would actually expect Drake Oil’s employees to raise a big stink, potentially unionize if they aren’t already, in order to get emergency care on site so they don’t have to wait for medevac.

Hi Phil. You forgot to store metals in the new company area. Speaking of logistics, I think it would be important to make an incoming rail connection to the city. And even use the storage location near the train terminal to store and trade some general goods as well. I think it would be very useful for internal acquisition of raw materials and distribution of goods. MAYBE!!! =D

I think the old drake oil site could be repurpost into a sort of nightlife area like you see happen to old abandoned downtown warehouses and industrial areas. My honest opinion (which may be a little bit realistic): maybe most of Drake Oil’s main operation moves, but the rest of the factories that are there are still profitable, but do not have the funds allowed to move. So, maybe the rezoning takes place on the plots of land left by Drake Oil, but around the factories that remain, maybe a combination of lower-income housing and high-density, like you mentioned. It would require a lot of bargaining and mitigation, but it may be useful in the long run.

Hi Phill, three quick notes: - i think you forgot to add a storage facility for metals for the refinery - i suggest developing the old park in 2 phases where you first develop the now empty space and then relocate the remaining facilities and replacing them with something suitable - you deleted a whole bunch of processing facilities from the old park and it might be suitable to add more of them to the new park, there sure is a lot of oil that needs processing ;)

The storytelling just keeps getting better and better. When I look at the CS subreddit, a lot of the builds are on the same scale as VB, but don't feel as big. VB feels like a real large city because of all the thought and care you've put into it, and we got to see it grow! There's a well established feeling of scale when you've personally seen the progress of every individual development project, infrastructure overhaul, industry establishment, etc...

Great build today! I think you now have a great opportunity to lessen the cul-de-sac feeling, by extending the road across the highway at the interchange past the railroad, and running a road parallel to the rail down to the road that has a junction point close to that other station. That road could then be met by an extension of that road on the higher ground that runs next to the new station, crossing the highway and rail beside the rail bridge, and giving a ton of connectivity to that area. I can definitely see Drake Oil pushing for that road beside the original rail to connect to, and the railway itself might contribute, since they would get a benefit from it as well. Might take a bit of grading, depending on the slopes on that side of the rails, but would definitely open that area up to new development, as well. It would be a great area for a bunch of retail outlets.

Love seeing the industrial stuff. Would be incredible to see you do a hellscape city where dirty industry and profit win out to the residents and environmental concerns. Swathes of low-income tenements with highways and cargo rail cutting right through residential districts, fields of oil pumps, intensive farming and strip mines, rivers running green with pollution and seedy dockside clubs. Super interesting to see how it all goes wrong in so many cities in the world.

That wedge of space across from the basketball court in the area of the worker's barracks could probably be used to drop some of the tile pads and decorate with a food truck or two and some seating. We have an industrial area near where I live that is really popular for food trucks to go to - 2 or 3 can be found camping there throughout the week.

I'm a day late, but here is my feedback: 1) The grass-lined roads for the refinery was the prefect choice. Trees on the road are out of place in this location, (they would probably get sick from the pollution from the oil industry anyway) but the company would want to put some greenery/life into the area to not make it so gray and boring. I think that the new collector that runs from the oil area to the factory area could also look nice with a grass median. 2) I know its an oil company, so cars are the assumed mode of transport, but I can still see a scenario where just a small transit line from the new industrial area to the city where the workers live would be added. Could be a simple as a bus line with a few city stops and a few oil area stops, or give drake oil a metro station if you want to be fancy. Alternatively, passenger rail using the rail lines already in the area (I know they are meant for cargo but it would only be one line) could be an easy option. If you don't want public transit, maybe consider some bike lanes/paths? It just seems like a bad idea to plan from the start to only use cars in that area. 3) I could see a possibility where drake oil uses some of their oil at their very own oil power plant to give them their own power supply (helps redundancy, could in the long term lower electricity bills). 4) I could also see a future in which drake oil, in an attempt to appease the environmentalists, funds something eco-friendly as a carbon offset (maybe an offshore wind farm near where they used to be, a solar farm near the garden city or gated community, some floating garbage collectors in Verde beach's rivers, ect). 5) The executives for both the factories and drake oil will probably both need office space. Maybe a small office zone in the area? Also, a small commercial zone for workers at both locations to shop and hang out at after or before work might be convenient. You noted that the area in between the factories and the oil industry is kept for future development, but on the far side of the collector there is room (might need terraforming though). 6) You gave the worker's barracks a basketball court. This is a nice touch. The factory area might also want something for their workers. (Maybe a tennis court or a park?) 7) Might be cool to add some oil industry growable areas (as in industry zoning with the oil specialization) to drake oil. 8) Check your policies! There are some good ones to use. 9) You said that all of the cars were electric. Is that a city-wide policy you set or was that a lore thing? 10) Moving the old factories to the new factory area is a great idea. 11) Both of the last two episodes have seen builds that lack emergency services. Might wanna fix that. Love the video!

I feel like it's super common to see new developments of 5 over 1's or similar buildings right next to areas with old warehouses and disused industrial uses. Relatively cheap to build medium density that's upsold as "luxury" apartments. It would blend the densities in the old Drake Oil area well, too.

I think a generalized redevelopment of the old industrial site would be a fantastic revision of Verde Beach! It is totally reasonable to sell their high value original land within the city for as much profit as possible, and entertainment districts seem to be the most likely bidders in this situation!

In VB, can you make all the transit in Palma Del Fuego be Trolleybuses. I think It would make sense because The island is so hilly, and the people there would probably want a quieter, greener form of transit. you should put the depot on the road that leads to the Park maintenance depot.

One idea: After Drake Oil leaves the Bunker Hill area, Verde Beach Residents For A Clean Future (VBRFCF) campaign to have the neighbourhood build on former Drake Oil land to be environmentally friendly and walkable. Another thing I thought of is that unemployment in the area around the old Drake Oil refineries would probably rise, as those communities would probably be centred around the Oil Industry, so it leaving could lead to a lot of social problems (like when the Automobile industry left Detroit or when the Docks closed in London’s Docklands). The Docklands could also work as a source of inspiration though as nowadays the former docks have been renovated into business districts and new housing

Considering there’s still a cargo terminal at Old Drake (neighborhood name suggestion!), I would expect the factories down there to continue operation with other uses coming in to reuse vacant warehouses. I see this a lot in old industrial areas in the cities I’ve lived in. I’m not 100% sure how you’d achieve that in vanilla but I would love to see your solution to it!

It astonishes me how you can make an oil refinery look so lovely! Amazing. I do think it needs its own fire station, possibly some other services too. As for the old drake oil site, I think the factory owners would seriously consider relocating close to the other industry areas because the cost of transporting goods would be increased, and over time it would outweigh the cost of new premises in the cheap out of town area.

Great episode Phil. Definitely over-landscaped but you know like you said “do what makes you happy”. Lol Couple of things: 1. City Services….especially fire coverage probably need to be addressed. I’d recommend an internal fire station and maybe even a heli depot. 2. Sprawl generally occurs I would think with a relocation project like these. If the jobs move to the suburbs, the people will too. I don’t think you generally see it the other way around as in people living in a city but commuting to work outside the city. So you may need to expand the ‘burbs to accommodate that. The neighborhood with the massive power plant I’d think would be the one that would grow significantly with the move of Drake Oil. 3. As for the old site, I’m torn as to what to do with the remaining factories and warehouses. I agree with both sides listed among the comments: redevelop around the existing factories or just move them out altogether to the new industrial park. Again as stated above, I do feel that if you move them, you have to expand the surrounding suburbs because the people would likely move too…probably wouldn’t be able to afford to stay in their current neighborhood cuz the land value automatically increases with Drake Oils relocation. 4. I think I saw a few comments about how the jet fuel gets transported to the airport. Now it’s exclusively transported by truck. You may want to rethink that and try to figure out a way to have access to the new cargo terminal go into the city so that the fuel can be transported to Mulligan Intl via train….which would also give it access to the port to be shipped out as well. Wonderful content once again. Really curious to see what you decide based on the feedback from the community.

I think all that free space might be able to become an entertainment/tourist/pedestrian center (museum, stadium, hall concert) due to the it's proximity to the airport, there might be space for a train station and office space as a buffer between the old buildings.

A few things to note for the new Drake Oil Development. 1) Should there be a rail connection that links up with the oil production that is already on the map? I know that oil production was set up to be shipped via cargo boat originally, so this change is now forcing a lot of the oil (for Drake to use) to be moved via truck. 2) Shouldn't there be a metal warehouse within the refinery since the metals are not stored in the same location as the oil? I know there are some metals warehouses in the factory complex, but just wondering if this would help even more. 3) Maybe a story about the proximity of the new oil refinery / drake oil company being so close to established food production on the map. Considering the bevy of chemical spills going on in the real world and the focus on that aspect of how these chemicals are affecting our environment, I feel that there would be a strong opportunity to build awareness of this issue into the build. Thanks for everything you do Phil. This is amazing!

I think Drake Oil just won several awards for: beautification, landscape, responsible planning, worker care, and implementation of new tech to reduce the emissions and environmental impact of their operations. They are an example to all, for the future of a previously dirty industry. I also think much, if not all of the manufacturing around the old Drake Oil site would move… going back to when the district was created, many of those businesses were/are dependent on the oil industry. Now their costs will increase due to transportation. A big complex like this would give the manufacturers time to get funding and sort out logistics to move (and combined with the other industrial complexes nearby) to the new complex area. This would reduce carbon footprint from transportation, and if planned well, could garner Verde Beach even more honors. In the old district, after remediation, you could see a consolidation of the cargo stations, and the formation of a ‘warehouse district’ or ‘former industrial district’ development as seen around the world. I do think, to be effective, the new cargo station needs to be connected both ways. Lastly, this is VB, … fire? … I think you need a fire station, especially with all that new landscaping you installed - lol.

I'm Austin, TX there is a former power plant complex called Seaholm. It's been made into a very Austin-y complex with apartments, organic shopping, organic restaurants, trader joes & some other used (common green areas etc). It's a really great place & has a unique feel. Maybe some of the previous oil use area can be something similar.

Phil, there's still a lot of industrial infrastructure over there (cargo rail terminal, airport, seaport, freeway) so I think it still makes sense to have a factory district with excellent access to both the infrastructure and the downtown (most cities have an industrial district near the urban core). I'd say make it an industry 4.0 to take advantage of the high-skilled workers near the core and good access to the outside.

The three warehouses by your new cargo terminal are loading onto the same road that trucks will be queueing on to reach the trains. I'd suggest having those warehouses flip 180 and load onto the road at their back.

You should keep the factories in the area. You said that homes are where jobs go to sleep at night. Well factories are places where jobs are in the day. It's still a prime location for a factory, right next to the cargo rail. People do want to live near where they work.

A note on landscaping is that it is often avoided for the same reason there are so many roads - fire breaks. The landscaping also tends to become toxic and has to be disposed of as such. So it tends to be a lot of scrubby grass mowed down to dirt, low maintenance and does not carry a fire, but provides enough ground cover and anchoring to avoid it being a dust bowl around the equipment. Basically all of your landscaping is going to be a visual barrier around the facility with next to none within the facility.

Don't forget about the ruins on the hill behind the new industrial area! You've given them a wide enough berth, but make sure you save room along the highway for access up there for a future historical site/museum.

I am a fleet manager that is obsessed with EV tech and long term climate health. We unequivocally need new modern refineries. The EV revolution is still over a decade away and the emissions savings we get from new refineries are incalculably large. Love this!!

Needs fire coverage and other services nearby or integrated into the build. And I still maintain there's not enough commercial services near enough to effectively serve the employees of either Drake Oil or the industrial complex. It would suck to not be able to get lunch on your break.

When you build these out of town areas, it’s a good opportunity to add road and park maintenance buildings. Especially due to the freeway access. Consider also adding some general industry to generate goods. Can also add some flavour by zoning the industrial area as “oil industry”, farm, ore, etc. so that they aren’t generic buildings.

If you want the cargo terminal to service and stock any of the warehouses, you need a train line heading into the city where the other processed goods like Glass, Petroleum and Paper are made as you can't import those from outside the city limits. You can't only import the base goods like Wood, Crops and Crude Oil. At the moment it only serves out of city trains and their imports/exports.

Hotels and Motels pop up nearby refinery areas for temporary contractors. Also, they have massive park and ride facilities to easy parking needs directly around the refineries.

That build is really looking so good. Really feels quite realistic to me as well, with how the usages are clustered and such. You might well have done this intentionally, but from the looks of it, the road from the old cargo terminal really seems to be screaming for a bridge across the highway to connect to the road on the other side. This would also allow cargo being imported on the new terminal to be transported to the old terminal for further transport into the rest of the city. Oh, and maybe a path connection at the end of the cul-de-sac with the workers barracks to the main road? Feels like if you wouldn't create that path there yourself, surely the workers will, haha.

I am from a boomtown, williston ND, these nearby living quarters (called man camps) were some of the most dangerous places in town, while they do happen they cause significant issues within the community.

As someone who has been on both sides delivering pizzas to refineries and worked for a contractor in refineries the only greenery in there is in the civilian parking about half a mile from the facility.

I think that the rest of the factories and warehouses in the old Drake area should stay in place. Right now most of the blue collar workplaces are on the outskirts of town away from residential areas, which means that every worker must drive out there since transit is mostly nonexistent. While there’s an electric build now, there is still a lot of single trip traffic that can be avoided by keeping some industry within walking distance of communities.

I would like to see drake oil redevelop the old site into a master planned luxury high end district allá Hudson yards, it’s not the best for affordability, but I think by this time that land would have been sky high in value. And it’s fitting that the oil company does the “controversial” development in dt

Well thanks to your nifty cargo terminal I have a lot of quays to build on the River Terrace map; the periodic flooding of the highway is going to be delightful but at least it'll be quick to drain! I will say that knowing you can do this the way you did it means I might do it once, but it's quay anarchy from there.

With the oil industry moving, it make sense to me that the factories relying on it would also want to relocate - especially with the area's history of inflammability. Plus I imagine there's a point of diminishing returns where it just makes more sense to build a cutting-edge new factory than to upgrade and replace aging equipment.

🙋 Wholesale redevelopment in the old Drake Oil area sounds appropriate. A high density, mixed-use TOD would make sense given the location and land value. It would also be neat to see a park or plaza as a historic landmark that harkens back to the old Drake Oil industry area.

I would totally expect to see a lot of low-tier office move into what’s now mostly a warehouse district, especially to provide cheaper office space for small and local businesses, as well as businesses that would receive few visitors
