I was born in 79 and have always lived on the Westside, just as my parents before me. I was always told that anything west of I35 is the west side and east of I35 would be crossroads district. 😉 The Westside has changed so much since I was a kid, but the boulevard of all places has maintained its feel, charm and character despite all the changes. Thanks for the visibility!

Thanks for your insight! The place that I grew up in the suburbs has changed a ton over the past couple decades. KC as a whole has changed quite a bit, but I agree about the Boulevard. It’s one place in the city that hasn’t seemed to age at all!

I have never heard of that Mexican restaurant or the French bistro despite having passed by those areas. I thought it was awesome that you were able to highlight the cultural significance of them as well

Being a native to Kc I appericate your channel. Please don't hate me but $500K in Westside, for that; is a joke. I would live anywhere in the metro subs for $200k & $300K less than that with even more square footage, overland park for example. For homes in the $500K range I'd move to Waldo, Ward Parkway, Blue Hills Estates or on the Kansas side Westwood, Fairway, Mission Hills or Leawood. Hell even a old mansion off Troost lol. I rent in Westport and I would never buy here. A huge reno near me by the Canary sold for $638K, way too rich for my blood. Another house on Warrick sold for $550k and some change last year. The whole pocket from downtown to the plaza is ultra expensive.. Also proud to say I've been to both eatery's from your video, however I need to check out the ig for Panthers Place!

Totally get it. New construction in KC is expensive in general + there isn’t much land to build on in Westside. I wanted to showcase a property for this video this was the best option at the time. I do agree that there are other areas in the metro that are more affordable. Hell, you could get an older home in Westside for much less. Unfortunately, there’s just not that much inventory available. Personally, I live in Waldo and think it’s still the best bang for your buck while still being in the “city”. Although, it’s getting more expensive over here as well. Appreciate your feedback and thanks for watching!

To sum it up, the average home price in the westside is $422,475. The only affordable thing to live in is the ugly gray RV sitting there in the opening scene.Yet, this guy LOVES all the people from California moving in that will continue to make everything unaffordable! Housing prices continue to skyrocket. I can't wait for the crash!

Fwiw, I haven’t sold a single house in Westside. Furthermore, there are currently homes listed in Westside for $170k, $189k and $299k. There are less than 10 homes even listed for sale in the neighborhood. The crash isn’t coming unless there’s a surge in unemployment and housing inventory, but hey, keep hoping for that if it makes you feel better 🤷🏼‍♂️

I don't think Cali expats are the problem in KC! 1) New construction has lagged annually for since 2008, and it's nationwide. 2) Millennials and Zs have proven without a doubt that they prefer urban living, which has driven up prices in KC proper 3) Since it takes about a year to build new homes, builders simply aren't messing with homes under $400k...people simply aren't leaving their "starter homes" they financed at 3% 4) Low interest rates for years mean that large investors, banks, insurers, hedge funds etc had to get out of interest sensitive investments and chase real estate for bigger returns. If you want a more vibrant city with more attractions, it will come with a price....you can't have both.

@clinroatan it always baffles me when Californians get blamed for prices going up in KC, lol. I can assure folks that we’re not even in the top 10 destinations for people relocating from Cali. Appreciate the insight! 🙌🏼
