Yes, right you are. However, Mexican housing has long been established as being far, FAR more affordable than the worst Stateside housing. I do love seeing the real estate comparisons however. Dual inverters help a lot. After installing them, and switching all halogen bulbs for LED, my electricity bill dropped by about 70%. Well worth it!

Sadly, a shack in CA costs more than that now. I chuckled when you finally said the price. It's less than half what we bought our home for in CA, and ours is a 1970s single-floor home connected to neighbors on one side. Houses like this are going for $3m or more in my area. This is an absolutely beautiful home for the price. Of course, there are reasons it's that much cheaper. Surely local incomes can't be all that high. But for a retiree, this would be amazing.

This house is in Juriquilla and Juriquilla is one of the most expensive places to live in Querétaro, check it out, all the houses in Juriquilla are beautiful! This one is a little more simple than the others in Juriquilla

Because u looked on areas where the tourist usually buy houses to live and that usually make the houses go up on price. This areas are not known for tourists and are for sale to Mexicans which is y they are a little cheaper

Lo que estoy diciendo es que estas casas están hechas para gringos adinerados porque estos gringos no entienden lo baratos son los obreros y los materiales para construir estas casas, ya que piensan que cuesta tanto como en los Estados Unidos, pero no es así. Mexicanos adinerados como yo construimos estas casas por una fracción del costo de lo que los gringos pagan por ellas. Ese era mi único punto.

This house is PERFECT for my family! It has everything we are looking for. We are moving to Queretaro in June (when school gets out for our kids) and are in the beginning stages of looking at neighborhoods and areas. We wanted something outside of Centro and would like to find a furnished home to rent and maybe ultimately purchase! I LOVE IT! Too bad it probably won't be available when we get to Qro! :-( I can't imagine this one lasting for long!

Without even watching the video, just from reading the title alone, I thought to myself that California has a lot of overpriced shacks. I remember a year or two ago seeing the least expensive "home" on the market for sale in San Francisco at the time which is practically the same size as a two-car garage was something around $700K. I'll take that gorgeous place in Mexico on any given day than anything in the way overpriced neo-Mexican state of California.

Interesting to see different styles of homes! This one could be anywhere in the world; it does not have a Mexican style. Very modern and minimalistic. If one lived there and broke a leg or had bad knees, it would be impossible to get to the front door! It would be important to check future building plans that might end up obstructing the view. As one who has lived in new construction in Guadalajara, and one who has friends who live in Lomas en DF, I am well aware that houses in MX are not made of mud! Ja-ja-ja! Did you know that there are people who seek a more traditional Mexican architectural style and decor when moving to MX from other parts of the world? The same is true for people who move to Italy, France, England, and other countries. Not everyone likes the minimalist architectural style. To me, it lacks color, personality, and charm. I find it cold and dull. I am entitled to my opinion.

Jordan, the top floor had the best view. Relaxing! This is a really nice home. (I'd like to see "1" that is slightly rural, with a yard, with larger balconies. Like, adobe style with the walls around the home, courtyard, arched doorways, beautiful tiles in kitchen, the endless views, sunsets, lakes, oceans )

We foreigners like rustic but most Mexicans don't want it. They want modern. Most new homes for middle class Mexicans are cookie cutter boxes. Incidentally, our rental house in Oaxaca is rustic.

@@hannaha4305 For extremely upscale houses that most would never consider because of price even 10-15 years ago. Upscale is upscale. If someone can afford it they'll shop for it. Cars, houses etc. This isn't Mexico as I've known it. Even if I were in that market and I am definitely not (!) I would look for a different type of house in Mexico. You could almost, not quite, transplant that house into some planned communities in CA and most of the West. It was built 4 stories as, without even looking or knowing, 30 years RE experience tells me that was a tight lot, perhaps with some Euro influence. Many are. That's not bad and they have a beautiful roof patio. Gorgeous views.

Beautiful contemporary home. The Ac systems called “mini-split” in US is common everywhere in the world outside the US where people prefer “central air” (ducted). The mirador on rooftop is a very nice feature in many Mexican homes. Good to see more modernist designs in Mexico.

Modern Architecture has been around many parts of Mexico for a very long long time... They have so many unique Buildings in CDMX & in many other cities as well.. My 2 thoughts. 1: I like that it's designed like a fortress with that entry gate, high walls, and security system. 2: I don't like that it's designed to be a fortress, that suggests that it's at least mildly necessary.

That is what it is like growing up in a country with a 55% poverty rate (this is changing and mexico has a lot more upward mobility these days for it's citizens). And if you have 25 homes on a street with neighbors that all have security but you say.. meh, I don't need that! Who's house are they gonna target if they want to steal something? The easy pickings. So it's just customary.

The door with the tilting option is a common feature in European construction. US windows and doors especially the common vinyl types are pretty awful in terms of function, especially with respect to security features.

Something that shocks me about even middle class houses in other countries is how well built they are compared to our paper and stick houses in the USA. Everything is made of reinforced concrete, tile, and strong metals. I also like the gates, walls, and security systems. That is something that you find even in the safest countries like spain. I have no idea why Americans have this false sense of security and all of our yards and houses are wide open to the public. Wouldn’t you want your private property protected from outsiders? Building a house to this standard in the Usa would likely cost 1 million or above.

I guess living in a fort is okay if you are afraid. Myself I rather have a large yard to plant trees and have room for a couple of large dogs to run around. Now that is a nice house if you are used to living enclosed.

Buying houses in Mexico is a very tricky thing. Personally, I think is house is expensive. I am a builder. I can build that house with much better floor plan and better natural materials for about 240k. Yes, I speak Spanish like a native, and yes, I have build several houses at beachfront locations of the coast of Baja and Sonora. New houses in Mexico are great. However, like in the US, houses that are build just to be sold, should be properly inspected. Mexico's build quality is a house of cards. The labor force is excellent. The problem is the lack of proper supervision and implementation of the required materials during the construction. Querétaro is nice. Would not mind living in Querétaro. However, Mexico is getting a little expensive for me.

This house usually are owned by construction companies when they are brand new just like in the us when they build brand new neighborhoods and yes u can finance a house like this one just like in the US

🤔 I’ve lived abroad all over Europe and Asia since 2012 with returning back to the states only six months ago and I’m bored. This house is PERFECT for renting and it’s great it comes fully furnished! Don’t need a kids room but not an issue. The price is great but my question is are there any stores and restaurants nearby or does one have to own a car? Are we allowed to BRING our car from America or??? Never been to Mexico but I want this house asap

I'm an architect working in Chihuahua Mexico (the state below to Texas). A house in a nice area here, with 300 m2 (about 3250 sqft) cost arround $400,000 usdlls, and as i said, in a high class area. Of course, you can find bigger houses in better places and more expensive (next to a golf course), my advice is medium-high class segment (the same as Jordan's is showing) in a regular city (inner Mexico). If you want something in a turisic or beach city, the price would increase X 2 or 3.

house is definitely nice but the price doesn't necessarily seem cheap. If you take into account the average salary in Mexico City this house is considerably more than is counterparts in other parts of the world. well under $1500 usd a month engineers, doctors, lawyers

Queretaro is not Mexico City but even in Mexico City nice modern housing especially in trendy areas goes for this price or higher ($400K +). It's not meant for the average worker but maybe the upper middle class or low key wealthy from Mexico or for well to do foreign workers who work as executives or admin employees for the Mexican corporate offices of foreign brands (think BBVA, Audi, Toyota, etc.). Everywhere in the world nowadays though real estate prices are rising through the roof. It would be odd if Mexico was immune to this.

Just a tip: As a real estate agent for more years than you’ve been alive, I would suggest you give the very best first, to capture their hearts and interest, the then introduce the mundane, functional, not so beautiful, and finally close with more drama to recapture their hearts. I lost interest when you opened with all the security and utility issues. I would have been captured if you had gotten to the views and dramatic interior as quickly as possible. It’s a great idea, though, to feature homes for sale or rent in Queretero. People do want to know what could be available to them. 😊

I actually liked what Jordan did. You are talking about hiding the "ugly" features first, and to sell the "interesting" points ( car salesman tactics) and hope that the prospective client will focus on the good only. If a prospective buyer knows about the less desirable features and buys off on them then the rest of the tour is a piece of cake. I had many a real estate agent use your tactics on me, magnifying the good while diminishing the bad, which can turn out to be really bad once you occupy said property. My real estate agent has been with me thru 2 home purchases and thru a couple of refinances because he always starts his home tours with "This is what is not good about this house..." This type of honesty is so important and critical..remember, it's about the client buying the home he or she loves...it is not about you making a sale. Great job Jordan.

I don't think he gets a commission on an sale that may occur. Security and utility issues in Mexico are extremely important, including water quality.

As like many commodities real estate shopping has changed over the years. Yes location is probably the biggest still. Price and taxes are also important but now buyers already know that before touring the house. That is when they want to know about the bones of the house water filters,softeners,HVAC,security systems electrical capacity,gas availability etc. Now a days people are spending 10 times or more of their income for a house and don't want a major problem down the road. Where I live you can barely rent a 2 bedroom apartment for that price. A small house will set you back at least 1 million dollars.
