It's a brand-new project in a part of a big city with a small-town feel. We meet a new builder and homeowners in the West Roxbury section of Boston. The home was once a single-family, turned two-family, and then back to single-family. Homeowners Robyn and her husband Derek have lived there for nine years. Kevin O'Connor gets a tour from Robyn. Derek, an architect, drew the construction plans.

Such a juxtaposition to last season's mansion with seemingly no budget constraints. I still enjoyed last season and the craftsmanship on display, but this is my favorite type of TOH content!

Agreed. While it's certainly interesting to learn about the latest and greatest building products and techniques, it's much more interesting to see what you can do on a modest budget than what you can do with a zillion dollar budget.

@@AC3DGdepends on what you consider a modest budget. I’ve seen this string of episodes and my guess the budget for this renovation is easily six figures.

@@JacobGrippenMusic the recent projects have been mostly large extensions on old homes that turn them into super luxurious massive houses. It’s cool but unrealistic for most people. Updating an old home on a reasonable budget without a massive extension is much more in line with older projects and more relatable. It would be wasted energy for me to dream about turning my home into a mansion but a remodel of the existing footprint is plausible (and necessary, my wife tells me).

I bet if you did the economic study, none of the houses throughout the years have really been all that realistic to most people, but the program had taught us all a bunch of stuff about exactly what the program was designed to do, and had done since Bob Vila greeted us at the beginning.

@ekoller And 72 is the new 56. It would be nice to see the next generation taking over from the grand dads. I've lost track of what's going on with TOH, though. When they did their first million dollar job, it really ceased to come off as "remodeling" anymore. Adding a new house to a gutted shell makes for a nice long job, but not what the average Joe & Jill are doing. Seeing Richard put in a custom designed, multi unit, $40K state of the art, indoor/outdoor heat/cool exchange feature, HVAC is pretty much unrelatable now.

@@oltedders I can relate. We live in a split level and hope to add another level soon. There’s a brick chimney in the area that makes the most sent to add the staircase to the next level. My options would be to build around it or update HVAC entirely so that the chimney could be removed to allow for a wide natural opening to the next level. Those types of practical problems and solutions, along with cost considerations, would be very interesting to me. We don’t have $500k for an extension but it would be nice to see what the best in the industry could come up with. Most of my neighbors who have done another level didn’t put enough thought into this and ended up with very narrow enclosed staircases leading up to the new level.

Descrbing this as a modest house made me blink. Large house, large lot. The husband is an architect? Nine years and they have done nothing, not even change a light fixture? I truly do not want to be snarky but if that funky little corner in the bathroom bothers the homeowner, why doesn't she paint it? I painted every room in my three bathroom, 2 1/2 bathroom house when i moved in, at the age of 69. Are midwesterners more industrious?

i dunno how much I'd trust an architect that left his cabinets sitting on the floor for 9 years waiting on a renovation lol. looks like a good project though, good to see they're not just adding an entire new house onto the back of something like the last one

My guess is major budget restraints which is probably why he said his drawings were on again off again for years let alone saving up for the renovation takes time.

@Navy1977 The true value of real estate, is what the buyer is willing to pay. If the people that reside in the area won't pay a higher price, it won't go higher. Real estate in the US for the most part is highly over priced, not just due to inflation, but due to people with higher incomes moving into low priced areas and bidding up the price making the market cost prohibitive to the locals. What people that bid up housing prices do not realize is that in the long run, they will loose the overbid as the market will always dictate the true value of real estate.

@Navy1977 The Fed is trying to keep everything going. They think they can control the market. Problem is, the longer a market downturn is delayed by printing currency and putting it into circulation, the harder the market will crash. Especially when the government refuses to balance the budget and start paying off it's national debt.

What is wrong with these people? Nine years. They couldn't paint, change light fixtures or even hang cabinets they already own? I've done all of those things by myself, plus knock down walls, install bathroom vanities and sinks, tile walls and floors and more while working full-time. I'm a 108 pound woman.

In regards to the fence and giving the flat side to the neighbor, this also puts responsibility on the neighbor to maintain the flat side. Best option should always be a "Good Neighbor" fence, where the flat side is alternated between sections. That way, each neighbor has roughly 50% of the flat side to maintain. 🤓 👍

I don't understand why people cling so much to the past. It's fine to be a little nostalgic, but to place that above comfort and livability makes no sense. Of course home design must change as lifestyles change. Not many people today want to live in a segmented house consisting of a bunch of tiny rooms, it's restrictive and not functional.
