The son looks like he has gotten in better shape. Great for him. Ground up development typically has the most steps and surprises but they have the extra parking lot for free so makes sense. I rarely do ground up development for STNL. I buy the dark buildings and then re-stabilize them. The cost is more minimal and timeline to get cash coming in quicker. Some people just love the development process.

It would have been good practice to coordinate the tenant layout design with your final design before submission for approval by the city. You can always design above the building code in reference to the fire suppression system. You might actually get a discount on your property insurance if there is a fire suppression system which doesn’t cost that much more to the construction cost
