For the bathroom you need only ONE DOOR! The toilet should be behind the door always so that if someone is on the toilet when the door opens they are not sitting out in the open smiling. It is a FUNCTIONAL Obsolescence thing. One door is important to help your over all value and that door should not open into the dinning room or kitchen. I have been an appraiser for 30 years and these are things appraisers look at. Also I would rip out all the old electrical or left overs as you will never need them. I imaging that if you rented a floor sander that the kitchen floor later after the walls are up would look really nice. A lot of these older houses have good hard wood or pine floors under the old carpet or linoleum. Coming along nice keep up the good work. Jim in Chile

I had a 120 year old farmhouse in Indiana that I remodeled to sell (married a second time and moved to Tennessee). We pulled up tile, linoleum, and carpet, and discovered wood floors all the way through the main floor. I refinished every room except the kitchen. It had old black glue which almost certainly contained asbestos. Our only solution was to put tile over it. The floors turned out gorgeous! I hope you are able to refinish some of your floors!

@@GotoHere For me in a bathroom it helps if there is a Real Door. Why? Well it provides a moniker of privacy that the sliding door does not provide. No big deal I am a modest person after my military service for sure but when you only have One bathroom then you have the privacy of your guests to consider and for me when you design a bathroom then the toilet should go behind the door so when you open the door everyone in the adjoining room sitting at the dinner table does NOT directly see the toilet. It just seems more polite to me and it shows in valuation and the market as well. Jim

Some of this is already stated in other comments but here I go. Sliding door from the art room. move the door to the window on the right. Smaller windows in the bathroom and kitchen frosted for the one near the tub. Make the wall straight. Bathroom sink next to the toilet, pony wall in front of toilet. Washer dryer in bath on the interior wall with linen closet behind the door, in-swing is fine from art room. Kitchen remember the appliance triangle and at least countertop beside the fridge, and both sides of the stove. Closed storage for food glass doors for pretty things. IKEA has a kitchen planner program, you plug in the dimensions of the room and then use their program to sort out placement. Outlets should ideally 6 to 8 feet spaced along each wall. I'll stop now, with the speed you work you may have already got it all done! lol Midwest sent me and he is right, you rock!

I would consider closing the door to the art room and having just one door off the back. The house is tiny, the extra steps would not matter. It would help with space for the layout in the bathroom as well as provide privacy for guests who may stay in that room later on.
@flaggov6949Ай бұрын
Agree. If she closes a door, she should keep the one off the back.
@marksusey6756Ай бұрын
Too much business in that bathroom area: [A] Go with only one door! If you're okay keeping your Art Room open and available for traffic flow, reverse the existing opening so that the door swings into the more open wall of that area. You could also "barn door" that area on the Art Room side, instead (basically barn doors are naturally privacy, and there IS hardware available to create a true release from the "locked" side)... THEN square up that uniquely angled scabbed in wall! This should make life easier for basement access AND for building in more usable storage space... [B] Small/tight bathrooms do not need windows, which can seriously interfere with functionality. Do a layout ignoring the windows and see what works best (that one nearest the former tub NEEDS to be replaced, anyway). Then, if you REALLY must have one, go to a traditional awning window that either cranks or levers out so that you can go as full or as slight as you want for ventilation as the seasons and situations change). These windows are short and mount high in the walls - and do not necessarily need to have obscured glass for privacy. Yes, this does mean you'll need to plan ahead NOW and also do some exterior finishing where the openings will now be solid... FYI #1 - Most kitchen/bath places - even in the big box stores - should have pros available for free guidance on all of this, as well... FYI #2 - Stumbled across your videos today! I'm old. I used to "do" this for money. I miss it. And I'm reliving it a bit through you. Thanks for asking for opinions!

Haven't heard mention of a plan for the hardwood floors, but I hope you are going to restore them. If you can't find good matching replacements for the bad/missing boards, then pick a room (kitchen or bathroom?) to use tile or something else and scavenge all those boards for repairing the rest of the house.

If you moved the back door closer to the kitchen (big ask, I know), you could have that whole back section for the bathroom without the need for an awkward shaped wall. It would be more rectangularly shaped, and you could put the w/d in there instead of the closet you were planning. And yes, I’d use pocket doors. Take out the door to the art room, that corner is where you could put the w/d. Might need to consider taking out the window on the side of the house, a room with a lot of plumbing doesn’t need two windows.

No privacy and sound reduction with either. I think if you move the back door to where the window is (closest to the kitchen) you can gain a more square bathroom. Re electric. I agree with many comments that more outlets are better. Do some rough sketches of your plans in the kitchen and bath to make sure everything fits as you envision. If you can afford it, work with a professional kitchen/bathroom designer, it’s amazing what they can put into a space.

One suggestion: take time to carefully consider how you will use each room while you have the walls open for electricity. You can't have too many outlets. Think about where you need to plug lights, sweeper, and kitchen appliances. Also, think outside to box on design and space allocation. Here is an opportunity to make your home customized for you. Don't skimp on things like heating, plumbing, bath and laundry. If you like to cook, allow space for counter tops (making cookies or marinara sauce) Plan storage for off season clothing and seasonal decorations or tools for lawn and garden. Enjoy the process and journey. I am cheering for yku.

Keep the existing top height of the existing bath window but frame it for a 24 inch high slider or awning window. At the end of the new left hand tub, put the toilet on the same wall as the existing bath window. So it will go, tub, toilet from left to right on the window wall in the bath. To the right of the toilet, frame your new wall and put your bath entry on it as you choose for access when you enter the house. Dont forget a linen closet. REQUEST - Can you do a rough draft floor plan of your kitchen and bathroom, including the measurements, door/window placement? I would like to submit ideas for a layout, I’m sure others would also like to. Might give you some ideas you haven’t thought about. BATHROOM - suggestion - I would remove the door between the bathroom and bedroom; I don’t think it is necessary in a small house. It would provide more floor space for each room and more wall space for the bedroom for placing furniture. I would center a claw foot tub in front of the window, as you indicated that’s where you want a tub. You could install an oval shower curtain rod, from the ceiling over the tub, so you could have a hand-held shower. On each side of the tub, the small wall space; I would use upper kitchen cabinets set on the floor for storage. The uppers are not as deep as base cabinets, will not take up as much floor space but would still give you storage. I would have them come ½ way up the wall. I would use 4’x8’ sheets of bead board, cut in ½ for the lower walls. Have the bead board and cabinets be the same height. Can top it off with a chair rail/trim. Where the door will be removed, by the bedroom - that is where I would install the toilet, so it is facing the window wall. I would install a pedestal sink (take up less space than a vanity) next to the toilet, pretty much where the original one was. For the entry door, I agree with the majority of other comments, a pocket door would be a good choice to save space. I don’t see the need to extend the bathroom into the back hallway, I’d put that wall back. KITCHEN - The wall facing the side yard - I would install base cabinets along that entire wall. Install a smaller window, centered across the wall and a sink under the window. Upper cabinets on both sides of the windows. The wall facing the back yard - I would install your stove on this wall - centered between the base cabinets and the other existing window. A range hood above the stove with narrow base cabinets on each side of the stove. On these walls, beside the range hood, I would use a couple of open shelves. This is the wall that will be seen from the front of the house & dining room, so it will be a good visual. Under the back window, a small built in bench. The other wall that backs up to the basement steps - I would put the Hoosier Cabinet on this wall. The Fridge to the right of the H cabinet, so the fridge door swings the right direction for easy access. The H cabinet top, perfect for putting things away and getting things out of the fridge. Hoosier Cabinet - I would make that “The Coffee Station/Bar” - it would be perfect. Enough surface space and lots of storage. Back Hall Way - At the end of this hall, I’d have a closet for utility needs; broom, mop, vacuum, pantry storage. OR - this back area could be used for a stacking washer/dryer. It would make sense for the plumbing, right next to the bathroom, easy to vent the dryer, as it’s on an exterior wall. It’s by the back door for taking cloths out to a clothesline. I would not put the washer/dryer in the closet in the middle of the house, in the middle bedroom. If the washer were to leak, hose break, it would be next to 2 bedrooms, the LR and the DR and cause costly damage to repair all those areas. That should remain a closet for that room and any future roommate or resale. Could also add a laundry room off the back of the house later on. Sorry this was a bit long but wanted to get some ideas shared for you to consider and other's thoughts. You're doing a GREAT JOB and your motivation is very impressive!

Others may have had better experiences with pocket doors but mine has never been good, they often fall out of level causing them to either open or close on their own, very annoying. Fixing this can be very pain in the bottoming as it often means ripping down drywall etc, but again others will know much more about it than me. Hey little lady You asked for suggestions in regards to the bathroom. I was thinking where your exterior door is to move it to the right where the window is. Then, you will be able to close up with a new wall straight to the exterior wall.
@alamo863Ай бұрын
I agree with others who mentioned adding more outlets than you think you will need. It's cheaper to add them now. I had my 97-year-old, 1200 square-foot house completely rewired six years ago. I already had a second outdoor main breaker box when I converted my gas water heater to electric (long story), so I worked with the electrician to ID locations for outlets and switches. One change was a must for me -- raising the location of the outlets. They were originally on the baseboards -- not great for my bad knees. They are now placed about 3 inches above the baseboard. Because I work from home, I wanted multiple outlets along the same wall. I have an L-shaped area for my "office," so I added outlets on each wall, including the lip of the "L-shape," which made for three walls. I have two outlets in the bathroom -- one in the standard location and a second one above the toilet (for a bidet). The big add was in the living/dining area. I only had four outlets previously. I now have 10 outlets, including four above the fireplace for my TV and other electronics. I added extra ceiling outlets for fans and lights in all rooms. I also put one on the front porch and one near the back door. Added hard-wired lights along the side of the house and at the back. Had city code enforcement come out to inspect the install, and they found two minor issues, which were easy fixes. I'm telling you -- I am so glad I spent the extra money to get that done. It has made my life in this small house easier. Good luck with your continued work -- I'm enjoying watching every week!

Agree that having two doors makes the bathroom have a difficult layout. Lots of comments here already fire either pocket door, or barn door. Might i suggest that if you decide to keep the swinging door, to swap it. Instead of having it swing into the bathroom, have it swing out. That will help with having to move and scoot around the door when you open it. And to the point that others said... about giving the adjoining room a view of the toilet... perhaps the toilet over to the left and into that corner. You could even put a thin half wall there. Hard to describe, but if you're standing in the door way, to your left would be a half wall and nestled in that corner to the left of that would be the toilet. You can open the door out, add the wall and move the toilet over. It gives you privacy and adds to the usable floor footprint a little bit.

Looking amazing! +1 for only one door in the bathroom and spring for a pocket door. If you can, get a double sink vanity, they make small ones, but that really adds to your home value if you only have one bathroom. Good luck!

I would want to have the stairs to the basement be surrounded by railings and no walls. With the ceilings and drywall down, now is the time to add load bearing beams to open up the space. You might have to consult with a govt agency/city or county building permits.
@empressche333Ай бұрын
Consider taking out the doorway from your art room to the bathroom. That would open up the bath space so much. Also, where you are thinking about putting the Hoosier cabinet in the kitchen..it might serve you better if you make that a counter instead. Perhaps the Hoosier in the dining room, or on the opposite wall from where you thought in the kitchen. Anyways, just happy to follow along. :)

I would put the Hoosier where she is thinking about putting the stove, and move the stove over by the fridge - that way she can add a vent over the stove.

Love this channel. I think you are doing great work. Just one unsolicited suggestion. In one of the early segments you showed the cracked basement wall. If the wall is cracked like that, it is probably bowing in from external pressure. This would be a perfect time to check it, and have it repaired. You could also level up the foundation at this time and make it much easier for your upstairs renovations going forward. Easier to deal with a “square and level” house. MUCH harder to fix once the new drywall is on. Just my suggestion.
@alexac3098Ай бұрын
Agreed. She said in an earlier video that she thought she could just just recaulk with concrete or maybe mortar, but it may need more repair than just that. I think she ought to get a professional opinion. You eff around with foundation or plumbing issues to your own detriment, IMO.

I would removed the door to the art room and reuse it by the back door as the entry into the bathroom. That way you could have the plumbing on interior walls. Putting an L shaped wall at the back where you removed the wall would give you tons of space to have a nice bathroom. Space allowing I would put the tub and sink on the common wall with the art room and the toilet tucked by the L wall on the common wall with the basement stairs. By doing that you can have room for a linen closet in the bathroom.
@Leglag724Ай бұрын
I had another thought about your bathroom. Since you’re planning on doing stacking washer and dryer in the closet of the art room, instead of putting up a wall why not switch the bathroom and art room? That way most of the plumbing would be in one area. You could have the door removed going to the art room and have all the plumbing in interior walls. The art room would be able to be tucked in the back of the house in a somewhat closed space. Doing that would make it more accessible for the bedroom and if you ever sell it would be a better layout for resale.
@gwenpowers6856Ай бұрын
Maybe a pocket door in the bathroom? Then you don’t have to worry about the swing.
@smarthome2660Ай бұрын
Hey Tia, I suggest making a wall from the top of the basement stairs to that dryer vent in the frame at 12:00, at frame 2:50 extent the wall behind the vanity till it lines up to the plumbing for the tub, then making another wall from left of the hinge side of the back exit door,, to the wall you just installed. Two doors, one for the toilet room, and one for the rest of the bathroom. That way the toilet is separate from the rest of the bathroom. Both doors open out into the back door area. Also see what code is for side to side clearance for your toilet, most areas is 15" on each side. Also, the door to the tub and sink can be a pocket door, extending away from the basement stairs. Layout these doors so all doors are the same trim to corner, and looks planned. Allow at least 24" for vanity depth to clear door trim. If that window in the toilet room is in the way of a wall, change it to a narrower, shorter window and place it higher & left (closer to the corner). It is not normal to have a large low window at the toilet & you will gain room for the wall. This room is needed to allow a door into the tub area and still have clearance for your vanity.

Maybe consider putting smaller awning style windows higher up in the walls in the bathroom. The existing windows take up a lot of wall space. With the awning windows, you would still get plenty of natural light and ventilation and have more options for the placement of the fixtures.

Young lady, you are doing a fabulous job. Don’t overwhelm yourself however long it takes it takes. Think a lot on where you want things like walls, light fixtures and outlets. I think you need to make the space wider for a washer dryer to be side-by-side, but make sure you can get behind all appliances, on sliders or something. You are blessed to have your dad helping you and your friends. I think you were doing the right thing getting electricians and plumbers do what they specialize in. Other than that you can do it.

Good, steady progress, Miss. I agree with the other poster who suggested asking your plumber for ideas, maybe he'll help you out of the dilemma. Hi Tia, can you make a plan of your kitchen, I am not sure of the layout you project doing, do you want the sink facing a wall ? If so, you will be directly in the entry of your kitchen when washing the dishes or cooking and no counter top at all. The back wall and the other wall where is the other window should be the main walls of your kitchen by putting smaller windows, that way you would have a long counter top and space and your appliances would be closer the each other. Finally, the big armoire could go in the conner where there is no window. Also, the opening betwen your kitchen and the dining room could be wider, so the two rooms will be brighter. Making a plan is a good thing for taking the best decisions.
@alexac3098Ай бұрын
The more I look at the bathroom, the more I realize it’s smaller than I thought it was. I don’t think a w/d will fit no matter what you do. I think the most reasonable thing is an L shaped wall (which won’t look L shaped when a sink vanity is put in). No room for a pocket door or barn door there, so the regular door will just have to open inward and hit the toilet, which I think is best situated there under the back window (where the old fridge was before the wall was taken down). This will allow you to keep the window on the back of the house and not move the back door (how does it look from outside? Are the windows and back door symmetrically arranged?) Then I’d turn the tub around with plumbing along the art room wall. Get a proper tub and shower there (you will have to green board that whole wall and especially around the window and you might need to put in an entirely different type of window, you certainly cannot keep a wood framed one), you will have to research if it's worth trying to work around the window there or if you'd be better off closing it up. You could actually keep the door to the art room, but put in a pocket door that runs behind the shower. This will give you slightly more room for the sink and vanity. However, if you ditch the art room door, you would have room for a longer vanity/storage and I would very strongly consider that. A tall cupboard next to the sink, covering up the corner where the art room door is, can serve as your linen closet.

you can add hoses to your shop vac so you can get the insulation down. that way you dont have to clean a bigger mess.

Having remodeled and renovated a house, it is helpful to sketch out a to scale drawing of the area. Then sketch in where you would like the vanity, toilet and bathtub/ shower in a bathroom and the sink, refrigerator and stove in the kitchen. Before finalizing the plan, tape it out on the floor and see if it functions for walking and maneuvering in the space. As an aside. Check code for outlet and switch placement. The electrician should know what code is but generally it is at least one outlet per wall or the ability to reach an outlet 8 feet from any point in a room. The house might be grandfathered from code but that varies state to state.

Hi Tia! Thank you for another video. I am enjoying this series so much. 😊 My suggestion for the bathroom is to use a barn door or pocket door for the spare bedroom entryway. You could even use the original door and just put it on a track? This would give you more space for the sink area, allowing for a double vanity or maybe a linen closet. The other entry to the bathroom is harder, because like you said, you have to put a 90 degree wall there to create the entry. Other than moving the exterior door, I don’t have a solution for the wall. I do think it opening towards the toilet area is best. One other thought is to put the tub where you plan to put the sink (by using a barn or pocket door) and the toilet where it was before. Then you would see the vanity when entering the bathroom. I hope these ideas spark some solutions for you. I can’t wait to see what you decide. Take care and God bless! 😊

Don't forget to add some electrical outlets upstairs--in case you eventually want to add an extra room up there and put a dormer on the house. As to the washer dryer---How about adding the back porch on now--and close in the far side of it for a laundry room --the washer and dryer to be added behind the bathroom? Would give some added 'insulation' to the backside of the house to have an enclosed porch back there for laundry and extra storage. But also consider a dormer up above later--and think about where you might want to put in stairs in that case--and keep that plan in minf. (For instance for now you can put in pull-down attic stairs, over the basement stairs.)

Do you have dimensions for the bathroom? I take out graph paper and make a to scale drawing. Then cut out scaled size furniture to move them around. It seems fairly big. Also since it is your only bathroom maybe keep both doors so company can enter from the kitchen. Also with the back door there it would proba ly good to have access straight to the bathroom.
