If you had to spend money to fix problems in the place you live in I believe you are able to claim the money back from your landlord when you move out. So make sure you keep all the receipts if you have a new carpet fitted.

In this instance it is a fix of tenant damage, not the landlady's fault or resposibility. Does that make a difference for claiming money from the landlady, or a possible withholding of the damage deposit? I can see it claimed if they were to, say fix the leaking sink.

@@thexpax Good question. I am not sure. I think if what you do to the place improves the place and adds value to the house then yeah, I think it would be reasonable to make a claim when you move out. Things like plastering walls, replacing internal doors, having new radiators fitted, new carpet, having a new kitchen fitted, new bathroom. I do think you got to ask the landlord's permission first before doing any of this though. Must add a disclaimer: I am not an expert. I heard someone say this in a video or tv show and I may be misremembering or only half heard it.

There haven’t been anymore signs of rats, which is good! The neighbours…are the way they are 😂

@@DanaAndersen Oh, we had rats here in the last 3 months. Rubbish attracts them, one neighbour had overfilled their rubbish bin and of course foxes or some wild animal had got in and ripped open a black bag and rubbish everywhere or the bin overturned in high winds. I would take the dog out early in the morning and I would see a rat or two climbing in an open meter box. I once saw a rat in the roof guttering. Had to warn an upstairs neighbour to not leave their bedroom window open.

He has a scratching pad and an entire cat tree with multiple scratching posts, he just can’t handle a door being closed for a few minutes
