Just to let you know when water is at the lot it will run 675 to tap into the water plus cost to run it on your property. For septic systems, you can do conventional septic if you have at least 3/4 of an acre. About 6-7000. If you have less than that for acreage then you need a split system or aerobic and that runs about 12-17000 so you want to combine lot to equal at least 3/4 acre.

Todd, I'm pretty sure I discuss the septic aspects in this video (if not this one, one of the other Timberon videos - I've only made a thousand of them) but I wasn't aware of the connection charge for water. I've heard different numbers usually in that price range but you sound like you speak from experience. Thanks for the feedback - much appreciated!

@@TheHemingwayLandCompany We own land up there and a home so we have encountered all the different fees. If you ever have any questions just ask. I can even recommend local contractors

Haven't gotten those questions before. Well...every time our photog has been out there he's seen people golfing or milling about the course, so barring some COVID-related restriction, I'd imagine it's operational. Not sure about lights on the runway though. I can't imagine it has enough flights in and out to warrant keeping it open past dusk. Just a guess though.

One correction, over 30 days camping with require installation of a septic system. Yes the county does keep track of the number of days

Thanks for the comment. Am I reading that correctly? Over 30 days and you NEED to install a septic? Disposing of waste makes sense, but literally install a septic? Genuinely curious. Also interesting to hear that the county (or someone) keeps track. It's not wholly unbelievable but does surprise me. Thanks for the feedback.

At least buy .75 ac guys otherwise you will endup paying more for an advance septic system so is cheaper to buy 1 ac lots and put conventional septic system.

We've discussed this in a number of videos. I don't remember with this one but I'm pretty sure we would have mentioned it here. It's rare for us to even buy anything under 3/4 acre because of this. Thanks for commenting.

Maybe I missed it. Are there restrictions on thinning the trees? Basically, can I cut down the trees if I chose to?

In order to build on the land I'd say it's a necessity and highly doubt Timberon policies these things - especially from the lots we've seen down there which have been almost completely deforested. But if you want to confirm it you can always call the Timberon community offices and ask.

I spent half a day driving around timberon. It is badly overgrown. THIN the trees before a fire or bark beetles wipe them all out!

Well not sure what your question about septic is but we get a variety of them ranging from "DOES IT HAVE SEPTIC" which, obviously, is No, it doesn't to "HOW MUCH TO INSTALL A SEPTIC" in which case (since we've never done it) we always recommend speaking to professionals who specialize in that. The NM EPA has a lot to say on the topic depending on the lot size. Under 3/4 of an acre in regions like this usually requires a work-around from a conventional septic system. The Timberon Water & Sanitation website goes into some detail on what's acceptable but they too recommend speaking with the NM EPA for a better sense of permitting, costs and logistics. I hope that helps.

Not a bad read, Lis. The video is from a long time ago when we'd get the same calls and questions every day, 10-15 times a day. Since then a person with far greater patience has been tasked with answering the phones and emails. Thanks for watching though.
