What to go for as a couple or as a 35 yo single as first property. a 5-10 yr old resale hdb not under prime plus, or when to go for a prime/plus unit? Any interesting things to note for URA master plan or possible tightening or loosening of measures?

I am in the midst of searching for an investment property and new launch really depends on luck. Although knowing which new launch is good and must go, luck just not in favour and I know there are resale property with good growth potential as well but just don't know how to search or what to note in finding a good investment resale property. Hope that will be able to see some guidance on the coming video.

Divorce and decouple 2 hdb, rent out 1 and stay in 1. The rental unit can pay for both mortage :)
