I am not a tiny house dweller and live in a small sticks and bricks home built in 1972. I love Tiny Houses and attempt to live in a small way within my house. In fact, I am in the process of downsizing to live as if I were going to be moving into a Tiny House. If you go tiny it has to be because you are in love with some aspect of it - but otherwise I think a lot of tiny home buyers really do not save money vs. being an apartment renter.

If you have your own land in a spot you love, then why not throw a tiny home on it till you decide if the lifestyle is for u or not? Land goes up in value but an apartment won’t

@@stonecrestquilt Of course if you own land you can do whatever you wish according to local codes as they may apply. But if you own the land you might as well get a park model rather than a tiny - usually less money for twice the space. As far as land values some areas are hot, others not so much.

People go on KZbin and learn how to frame a wall . Buy some 2x4 and practice . If you don’t have the tools you can get a cheap set at harbor freight or used for dirty cheap. You can even frame it with a drill to practice . If you learn enough to build a shed you can build a small house . Don’t have to finance. If you hit a snag like the roof for instance hire a carpenter for the day and do that part . Go to your network, there are plenty of people willing to share knowledge. Sitting a small house also is not hard . If you subcontract the plumbing and electrical you still saving a lot .

Lol. I had a breaker issue like that in my regular home. They say when you become a home owner, budget at least 1% of home price per year to random repairs. Well I landed. Just closed on a 840 sq ft house just outside the city limits of a small town on half an acre. I may wind up doing a tiny someday but I’m happy where I landed for now. Def great advice tho. I would treat it like a regular home purchase in many ways. Either get someone you trust who knows construction or get it inspected. Even if it’s new. Ask for permits, known issues, receipts etc and about their build process esp when it’s “DIY.” Either do it before purchase or add a contingency pending inspection. We’ve got some work to do also but since I had my genius guy to check it out, we don’t really have any major surprises and we lowered our offer down by $15k. Plus yes, you might can negotiate a lower price for the home based on if you find any issues or ask for them to fix it prior to purchase.

Next time, make sure your tiny house is certified ,either modular or RV certification! Then question warranty terms.

Yes Mic, I heard from many ITH Tiny home owner’s Randy Jones, does not stand behind his tiny homes, lots of leaking windows 🪟 & roofs like crazy 🤪 there homes R just thrown together hodgepodge. 😢

Also this twice before you write that check to ITH some buyers paid up from and are still waiting for their tiny home 4 years later some people have died waiting for their tiny home to be built by them and some because homes and are living in their car or living with family or friends because they used all the money they had or took out a loan .

Potential ITH customers might want to focus on the 200+ tiny homes he has been paid for in the past 3-4 years and has never built, and the fact he just laid off 75% of his employees. A leaky roof would be the least of your problems. ITH quickly deletes and blocks all negative social media comments. There are multiple Facebook groups that tell a different story, including revealing he owes $20m to customers and used their deposits to develop multiple tiny home communities that are sitting unfinished (for years).

I hope that the electrician if he upgraded the breaker to a 40 or 50 amp, he accessed the wiring. That size would need wiring 6 or 8 gauge if he had a 15-20 amp breaker wiring may have been 12-14 gauge. If he didn't, this could be a fire hazard, breaker may not trip but wires get too hot. Having a house means learning about it so professionals don't take advantage/always look like you know something before hiring them.

Yes it means a company comes and inspects. Or they have a rep. In the area that inspects the houses. Anci and Noah spelling wrong on last one. Basically, rv certified on some. Some can be modular certified.

Three brand new conventional homes just built across from our permanent home in Fla. 360,000 a piece. Repair trucks constantly in the drive ways so far. Our (certified)tiny home in Ala "mountains" has been drama free. This guy pays 17,000 for "as is" tiny home and found spots of rust undeneath 2 yrs later.. She called him out (fact checked him) But just wow.

Who wants to pay all that money they want up front to wait 4 years like some have been waiting to get their home . They can’t even turn in their paperwork to the county to be approved to put homes on the communities that are not finished . Buyer’s beware! Talk to those who are living in their car or living with family or friends before you invest in ITH and ask them how they feel not getting there home when they paid in advance.

Hi! It's called PEX plumbing. I do not know much about it but based on what I read it's a less expensive form of plumbing (as opposed to copper) and it is supposed to be faster to install as well.

@@theplaceofhouses My point "was", that IF one isn't capable (physically or financially of "maintaining" their house, then they are perhaps better off renting, vs owning a house .... Less stress on them that way . But that is my own opinion, as I am quite sure EVERYONE else has an opinion of their own .....
