I love the design. I am 72 and use a cane, so the loft would be used for storage (not accessed by me!), but I love the openness of the first floor!

Nice for a summer house to stay for a short period of time. But if it is a regular house where you live a year round it seems enexpedient to have such a big entertainment area. Since we live more inside than outside , some extra space for one more room would be more useful to have if we would eliminate that entertainment zone. Also, a hallway (mud area) would be good to have before entering the living room. Generally looks nice.

Modify the plans. Make it 6 feet wider and 6 feet deeper. I could live here year round.

Generally a lovely home, almost perfect for my preferences: I definitely agree with some of the comments; being that the outside porch is too large and could easily become another guest room or office space (as most of the years I spend my time indoors.) and I would also add an island in the kitchen area making the dining space smaller, and I’d make the space for the washing machine area a little deeper to add a door so it’s not in plain view. And finally, I’d take the ladder away and add a spiral staircase (or semi-spiral staircase) overall, nice design

Almost good, except for the stairs to the second floor. 😅😅 And the master bedroom above is too small. You can move out shelves in front of the door (More than necessary), reduce the size of the kitchen in the house and move the stairs behind the kitchen instead and add a wall to cover the stairs.Then move the bed to a higher roof area, will be more comfortable when walking or standing.

It looks nice but this house is unsafe. It appears that the only outside access is through a glass slider? (There is no hardware to indicate whether it is a door.) There should be more than one door to the outside. Also, the loft has no secondary means of egress--there should be at least a window large enough to exit through in emergency. This would never pass building codes.

2 Bedroom? Where is the Second Bedroom? A Loft is Not a Bedroom and My being 6ft 4in Would Not be able to Walk around up there and would have to Crouch and at my Age.. HELL NO! And having to use a ladder every Morning and Night... HELL NO!... "Oh But the Loft is for Children" .. So they get No Privacy and would still have to Crawl around when they start getting older. So... Raise the Roof another 5ft so you can actually Walk Around and Close in the walls for some Privacy.
