Thanks for these tips. Very informative. Dapat talaga ang agent may customer services at after sales services. Parang relasyon talaga iyan, kapag nabuntis mas lalong alagaan, hindi iiwanan na lang o pababayaan na sa ere na bahala ka na.

Regarding the company/developer: 1) what are the things you need to consider in case they're a new developer / company? 2) which developers are good? i hear a lot of complaints regarding megaworld - but other developers like avida, sm, etc - their overall unit layout is a bit depressing! thanks for the tips!

IMHO agents should provide all necessary information needed by buyer from the get go. This will greatly help in their decision making process and also establish trust between parties. I notice some agents are intentionally silent and will not offer information unless buyer ask.

Totoo po iyon. Ang agent wala nang communication, hindi ka man lang kinukumusta, kahit may ongoing na problema. Never na nag update kung ano na ang nangyayari. Walang construction update sa developer’s website, especially 5 years nang nagbabayad (pre-selling) ng downpayment. Siguro tama po kayo, kapag nakuha na ang commission, iiwanan ka na. Very frustrating talaga. Mabuti pa dito sa SMDC. May mga vloggers at marami kang matutuhan. Pati iyong procedure of accounts makikita mo online. Ito na lang SMDC ang palagi kong pinapanuod. Meron lang contract mga agent kaya yung iba Di na kaka renew ng contract kung Di ma meet quota. Better safe parin sa mismong company mag raise ng concerns specially kung Di na dun connected agent.

In house financing means si developer ang magpapaloan sa iyo ng funds to buy the property or direct sell kung tawagin, usually mataas ang interest na patong compare sa bank financing. Bank financing si banko ang magbabayad ng loan for you, meaning kay banko ka magkakaroon ng utang, advantage ay lower interest rate in comparison sa in-house financing..cons ay pwede nilang i-appraise yung property ng mas mababa sa selling price or TCP, pag ganun ang nangyari youare subject maglabas ng upront cost to cover the TCP - appraise value ni bank.

Ako di nman sa katangahan pero ng dami kung nasayang na pera sa lupa at condo,lupa ko 3 naka half million ako bawat isa forfeited ko then condo naka 1.5 ako back out ko din.Not because wla meng pambayad my problem to myselp indecisive akong tao.So sana next time kung kukuha ako ulit yung talaga yun na wahh. Actually apat isa sa Ilo ilo isa sa Paliparan isa sa Metro gate Silang,isa sa forgot ko name high end malapit Nuvali.Condo ko isa 3 bedroom sa Crown Asia harap Nuvali,not proud of what I did kasi sayang pera.Yung Condo atleast khit paano binalik nila half mil sa akin.Thx sa tips next time may idea na me

Yes, you can start investing with 35K-40K salary.. start with the low monthly like 10K-12K monthly installment. Choose a long payment scheme., like 5 yrs installment.. In that case the bank financing will take place after 5 yrs.

Sir thank you for this video, i have a question. Recently i bought a condo na rfo. But according sa developer, i can only see the actual unit upon turnover na (meaning after i paid the equity) in the mean time, ang model unit lang ang pinakita sa akin NOT the actual unit. My question, ganito ba talaga ang rule sa mga rfo condos? What could be the reason na hindi pwede ma check ang actual unit or room number eh completed naman na ang construction ng room? Lods nakakuha ako ng isang unit sa field residence dyan BETWEEN MOA and airport. Magkano na kaya monthly rent nun kasi paparent ko next year nasa 28 square meter lang po laki nun .slamat lods

You can call directly to the company, we have customer service dept. Or maybe sa manager ng agent if manager is also not resigned.

Ang Alabang/Muntilupa po ba maganda ang potential for rentals? Kasi nandun yung mga medyo lower price pa na SMDC projects pero not sure kung ok yung area for rentals.

sir will ganda araw po. nkkuha po ako condo sa avida.. at nppnood kita smdc at alam ko yannna ang full time job mo.. ask lang po if ever na kkuha unit.. alam kopo busy kna bka dmo na pansinin ang tulad ko na ngpplan na mag invest ng d klakihang unit.. if sana po may mgnda ka project at preselling bka pede po kmi maginquire bka sakali lang po na mkkuha pag mgnda project.

Totoo I experienced yong bumili kami ng condo after na nakuha na ng agent yong commission wala Hindi ko na nakausap umwlis na sa builder kaya napakahirap lalo Na Nandito kami sa abroad kaya mahirapan kami sa processing ng turn over and also bank financing nakakadalang bumili pag wala ka diyan sa pinas

Hello sir ty for your respond. I was wondering if were in reservation , what are options of cancelling contract? Will we be able to retrieve our downpayment? Unfortunately due to covid and visa requirement, the investment in philippines have changed my plans. The turnover is also postponed. I know it's not anyones fault but due to unstable economy, I would prefer not go finance in banks where I cannot visit myself. I think I have also miscalculated closing costs. Please provide your insight. Thank you

Hi, most likely naka under Loan pa sa bank un condo. Kaya open deed of sale. To make sure its legit, hingi ka copy ng Title ng condo, then punta ka City Hall, registry of deeds para ipa Certifity True Copy mo.

I recommed facing East, or facing Amenity.. Avoid facing West.. very hot in the afternoon.

Hi po, saving up for a condo downpayment, i can get the downpayment in cash in 15 months. Tanong ko lang po opinion nyo sa green residences Next to DLSU, sa tingin mo po tataas value nya or yung rent nya kahit students yung target market? I’m a big fan, thank you po in advance 🙂

I think there still room for price appreciation since its a prime location. Sayang nga lang hindi mo inabutan un pre-selling nya dati. But I am confident na price and rentals will still go up even ang market are students 🙂

Will Blanza - Realty TV 15 months pa po bago ako makakaipon, tapos papataasin ko yung credit score ko para sa bank loan. Pag bank loan po ba, basic pay lang yung counted as salary? Or pwede isama yung allowances?
