Tips For Creating Your Airbnb House Rules

I think it would be very helpful if you guys made a video touching base on renting out "private rooms ", for those of us that live in the residential home while sharing either a private room/lower downstairs unit with or without a private entry. Ithink things to cover in such future video could include things as: *what house rules do you 2 recommend for such situation *what common areas would you 2 share if you were sharing parts of the house *locks for doors ex: separate keys, keyless pin pad etc? *if not sharing common areas such as the kitchen. what are some alternative amenities we can add to their rooms to better their stay? *would you put cameras inside the home? Just a few ideas. Hoping to see you 2 make a video that breaks down the process of such example. I love the detail in your videos and would like to know your thoughts on that topic.

Great content. Entertaining in addition to being informative. Do you say in your listing that there is a single, exterior camera on the property? I've seen hosts catch grief over the camera at the front of their property but they didn't have anything about it in the listing.

How does the guest see the age requirement before or when they book? The house rules are present at the property for guests to read once arrived.

It’s a pretty common practice among Airbnb owners, and I haven’t seen anything that explicitly prohibits a host from having an age restriction. If you’re aware of it, please share!

We're experiencing a high contact volume right now and wait times are longer than usual. Age requirements We all love to wander the world, but it’s against our Terms of Service for anyone under the age of 18 to create an account to travel or Host. In some locations, people under age 25 with fewer than 3 positive reviews can’t book entire home listings within their local areas. They can still book nearby private rooms and hotel rooms. @@jasseppie3873 Yeah, it is directly in the Terms of Service that you can't set an age number, if they are over 18. However, I don't think many people actually follow up and take the risk, because on VRBO that isn't something in their terms. I have been torn, I had it in my listing at one point and an Airbnb support person called me out on it during a support case, or at least warned against it, and pointed me to the terms.

One of the things that I've run into this year were 18 year olds wanting to throw big parties at one of our lake houses. I used that to policy to deny their booking request and put in the notes did not want under age drinking/party at our property and have not had an issue with it.

Can you forbid smoking Marijuana ANYWHERE on your property-- both indoors and outdoors - even though smoking Marijuana is legal in California? Also, can you forbid anyone Marijuana Smokers from staying at your property? I don't want the smell of SKUNK on their clothes, body, hair to transfer onto my furniture, or linger in my home.
