I’m a disabled veteran living in a moldy ass apartment that floods every time it rains. Got approved to look for another apartment but I can’t find anything to save my soul. I’m currently unemployed but have an interview tomorrow so no recent work history. I caught Covid twice so I was unable to work for awhile. I’m struggling and I really really need help!

Homelessness problem is deeper than not having a job or a well paying job.You agents and landlords play gatekeepers and turn away so many people in need,your literally part of the problem.Then you want to remove the homeless from the little they have just cause it's an eyesore.You just dont want to be reminded of your part in the damage already done.God forbid their homelessness ruins your day.

I understand the need for a home more than anyone and I know theirs plenty of landlords and agents that dont understand the system or how to make it work. Not all programs are created equal and sometimes we have to take advantage of the right program if our situation is time sensitive. I've done dozens of SOTA deals and landlords seem to like that voucher

Even if you have all your documentation they still not taking the voucher and the reason why it’s because DHS take to long to approve your payment so you can rent it and landlord will not wait for your ass when they have more people in line that can pay same day…

Yes the time table is an issue and perhaps the best way to combat this is with a cash deposit.

The number 1 question about CityPHEPS vouchers remains unanswered. Where to find a landlord who accepts a voucher???? There is no data base for buildings/landlords who accept. I reached out hundreds of buildings company, agents and landlords and their all vanished after I mentioned CityPHEPS voucher.

Hi Ana, Finding an apartment can be hard. There's no central database for renters but Brokers are a great source. I'm making another video on better strategies.

Good credit regardless to whether you're homeless or not... this is unreasonable. Someone who has been homeless and poor is historically unbanked and you guys know this. This sounds like something you'd tell someone preparing to buy a home. It's unrealistic.

Is not true I won a housing connect lottery this building have 220 apartments me and my son goes true many papers credit job housing court ect but they have 70 apartments for people in the sherters and domestic violence and I know for sure they don't go for all the papers me and my son goes but the landlord here is very restricted

Hi, the rental price is really up to you as the owner. I would suggest renting at a fair market price and if this is above the FHEPS limit than it's up to you whether you'd like to decrease the rent to the given voucher amount. As far charges I would recommend getting a realtor that can navigate your availability and stay on top of online advertising that shows availability. If you are advertising on streeteasy they show when the apartment comes to market, leases go out and when its removed . that will keep record for you and help you avoid that in the future. if you have any more questions shoot me an email. Oh we also applied for HHA and NYCHA the HHA was done roughly 6 months ago Been waiting on NYCHA for 3 year's now the recent application it been about 8 months and the previous application ran its course of 2 years all info has been updated and current but it has caused problems with work and school all the relocating and I loss my job during the pandemic in the mist of fixing my credit as well scrambling my mind on what I'm missing I have also reached out to DOH still struggling

I have a question. Currently this housing market isn’t much help for us voucher holders. Apt come and go in less than 1-2weeks. And every-time I mention a voucher, the realtors avoid me at all cost; lies on upon lies. How do I circumvent that ? I combine my voucher come income with my employment income as my total income. And tell them that. It gets me to viewings but then what ? They don’t let me speak with LLs and the realtors most likely throw away my application before the LLs see it. I don’t know what to do. My credit is 751, I dress business casual, I have employment, and I’m a calm person.

After the vouchers have increased the payment amounts we’ve seen more and more families getting units. I think now it depends on what area and how your negotiating your offer. I would suggest shopping rents that are lower than the voucher and offering a higher rent than what’s being asked on the listing to beat out other renters applications

The main problem landlords have with fheps is that they don’t pay rent at all or even on time. The red tape to deal with the city is too much. Then if something goes wrong they don’t answer the phone. No thanks

That’s not even legal in NYC for them to deny you because of your voucher status. Start keeping record and report them when they specifically say they don’t accept vouchers.

Section 8 will only end when and if the city is exhausted funding. If a tenant is in violation, that can cause a tenant to loose the voucher

hey your landlord should send you a notice 60 days before your lease ends asking if you'd like to renew you lease. Send them a letter/e-mail requesting our new lease for the following year.

I been where you are and in NYC the shelter was paid $4k month pp so they want to keep getting that money my suggestion to you is stay strong and stay positive don't give up and keep calling them make them remember your name but in a good way. I had to move out of NY to get something but I will be back... try searching Zillow.

Hello so sota is currently being processed my case worker has asked me for recent paystubs because 2 of the 4 I sent are old now but I’ve been taking a few weeks off work to catch up on mental health therefore I don’t have any recent paystubs to show. Is this going to make me ineligible for the program?

It will change the amount you'll qualify for. SOTA calculates as half of your income. So the best thing to do is to work overtime if you can to get higher pay stubs and they'll allow you get an apartment with a higher rent

Housing lotteries are not all that good either I'm in over 51 lotteries on housing connect alone Been denied by a few rejected by 1 and under review for at least 3 at the moment which 2 will most likely find me ineligible I have called real estate's nothing in NYC one of the most resourceful states I have tried out of state as well my voucher has expired 3 time's already

Let’s face it. The City payment and aftercare system are 💩. No sensible landlord who has ever rented to the city and have had to deal with their unwillingness to pay what they promise or address unruly tenants would ever want to take on that stress again. The current housing market has upped the rent and background checks as well. And why not if your cost keep increasing. If you do take on the City rent the city stresses you to the extreme.

During the SOTA process the lease is apart of the package. If you’re approved the owner should have the lease and other paperwork submitted pretty quick. Sometimes they just have to get around to it. Ask the realtor to follow up and get it in case the city is a process as well

Yes you’re correct I we filled out the apartment and voucher papers last week and submitted it to the city. I was hoping it would only take a few days because we were expected to move in on the 15th but my case worker told me she was having problems with the city with the paper work And that it was resubmitted Tuesday. It has me so anxious because I’m ready to leave the shelter and honestly willing to just pay the rent and fees out of pocket. How long could I expect for this process to be done?

Honestly so many landlords have been burnt badly by the City program. They just find ways to not take it. These guys tell you to apply which is one thing but the City itself is another. Many new developments might take a voucher but the new rent increase is meant for profit. The City aftercare is Hell. It’s just too much.
