This video we will be guiding you
the development regulation for building a residence or flats in Chennai and other areas within Tamilnadu.
We will be covering :
Classification of non-high rise Residential Buildings
Explaining how to calculate Fsi
Parking requirements
Regulations for Group Developments
Structures allowed in setbacks.
Any building constructed in Chennai and OTHER PARTS OF Tamilnadu should follow this TNCDBR -FEB 2019 BUILDING RULES.
This book has a new set of rules entitling "The Tamil Nadu Combined Development and Building Rules 2019" for buildings in Tamil Nadu, which came into effect as per G.O. No. 18 dated 04.02.2019. THIS ONE is available for public reference on CMDA website.
Under these rules, the Government of Tamil Nadu revised and re-issued various existed Building Rules under various Acts for Corporations, Municipalities, Town Panchayats, and Village Panchayats.

My house is a continous development area category building that was constructed by TN housing board, Now we are planning to rebuild as it's more than 30 years old. As per the bye-laws side setback is not needed but without setback on sides, we cannot upload the plan online for approval.. Many engineers have said, that the side setback is mandatory even if it's continous development area.. This rule is in paper only..

These rules are only in the records.. I highly doubt these rules are really followed.

after new revision in setbacks, there were no chance to deviate... since...nothing is allowed in setback., if someone violate... he will caught immediately

Thank you! Your video is quite informative. I have some clarifications though. All regulations in cmda chennai building code are specified in meters. Your have described it in feet. My question is as follows. 1. I have a plot that falls under chennai corporation(cmda) that is 30 feet width(facing road) and 50 feet long. Road width is 20 feet. Per your sheet, I will have to leave only 5 feet set back on one side. But the building code says anything above 9m(29.5 feet) should have 1.5m on both sides or 3 m on one side. Which one is correct? 2. Going a little bit further, if my abutting road width is 20 feet(6.096m), am i allowed Stilt + 3F or Stilt + 2F? i guess the conversion is a bit confusing when measurements are in borderline. Is there any truncation rules to follow? I have not come across any

Plot area is 4250 sq ft / 394 sq mts , but road width is only 20 feet . What is the maximum height upto which i can build and max no of units...

Sir ..what about the plot coverage for non- high rised buildings including (residential and commercial) having plot area above 300 sq.m. (1.35 grounds)?

If you follow the setback norms for non-high rise buildings, you will get less than 75% plot coverage. Hence they are not mentioning about plot coverage in particular
