Dear Sir. Season's greetings .I used see your informative you tube videos.Well appreciated.I am a practicing plastic surgeon and bought a 10 cents of land abutting 70 ft.national highway in coimbatore city corporation area about 3 yrs back.Road side breath is 59 ft and at the back it is 44ft.It is a plot of 25 cents from 1944 and divided on 12.12.80 in to 15 and 10 cents as partition between brothers . subsequently the 10 cents subdivided in to 5 cents and one 5 cents sold to another person .Then this 2 five cents were bought by another person in 2011 sold to next in 2012 which I bought in 2019.Already the site is having a small house with properly paid tax to corporation.Now when I gave a plan for G+3 floors plan each Of146 sq metre build up area with adequate car park and FSI.the town planning office

I've a 1800 sq feet plot 30x60. The plot is situated on corner hence plot is covered with roads on two sides. one side it is 30 feet road and on the other it is 20 feet road. Planning to build ground +1, 1000 +1000 SQ feet... Please advice on how much setback I should leave as per rules.. Bit confused as the plot has access to two roads.. Main entrance will be on the side of 30 ft road....

They are asking me to pay 10 percent of present guideline value as osr.My queries are.1.is it based on dtcp approved site.But the layout approval couldnot be traced because it may be before 1944. 2.is it based on subdivision happened after 1.1.80 .I enqired the Depty.Director lpa and he told even those who finish the building the corp.insist on osr for issuing completion certificate.will you please clear my doubts.If you give time let me call you. Sir I'm having 1521 sq. Ft land frontage 14.5 feet, (L shape plot) in 30 feet road, it is possible to build apartment G+4 floor in new rules.

@@srng100 in 1500 sqft plot you will able to achieve 2 FSI in stilt plus 3 structure itself.
