FSI : Floor Space Index - Calculation, Formula & Explanation in Tamil

FSI or Floor Space Index is an important concept in Real Estate, and is especially important to know the FSI calculation if you are building your own house. In Chennai, FSI ranges from 0.8 to 3.62 and depends on location like Costal Regulation Zone, Aquifier Recharge Zone , Red Hills Catchment Area where only less development is allowed or on wider road widths where Premium fsi is allowed in Tamil Nadu. Thank you Sir. It was very informative :) 1)For a plot in ecr with FSI 0.8 , If the plot is in 30 feet road the fsi will be 1.04 as we get the 30% premium fsi as well and if the plot is in 24 feet , there fsi would remain 0.8. Is this understanding correct? 2)Will car parking , balcony space , stair cases come under build up area which we need to consider while computing fsi? 3) With FSI of 0.8 , is there restriction on the plot covered area as well? Like x% of land should be left open.

I have not seen the Ruby project myself, though I know the location well and it's a good location. I really like urbanrise jubilee residences because if the location and the view from some of those apartments is going to be fabulous. Views money can't buy!! Buildabke area is basically the Built Up Area, as explained in this video kzbin.info/www/bejne/pXq8hoSCe5Wciqs The road widths are quite simple. Upto 40 feet - 30% premium FSI 40-60 feet - 40% premium FSI 60 feet and above - 50% premium fsi
