Toilet Wax Seal Leak

So this customer did have a toilet wax seal leak, but truth be told the toilet flange was so far below the floor, that the wax didn't make contact with the bowl. This was a newly renovated home with a total of four toilets.
Several months after the renovation two of the toilets leaked to the floors below and she called the contractor back. They pulled two toilets and reset them. She's not a happy camper and ended up calling me on recommendation from my waterproofing contractor.
She now has a leak from the first-floor bathroom to the basement ceiling and suspects the same issue but did not want to call her contractor back. After pulling the toilet, the problem was obvious and after she saw the repair I made, she wants me to pull the two previously repaired toilets and do them over again.
Instead of using a standard toilet wax seal, I decided the right choice for this job was the Sani-Seal toilet gasket. I've had luck with them in the past and under the right conditions and they work perfectly. I hope you enjoy the video.

The Fernco that glues on and extends three inches down into the pipe is the only thing I bother with anymore. All these soft foam things fall apart.

I do a lot of emergency plumbing work and insurance jobs. That whole bathroom floor and any damaged sheet rock should be pulled up, removed and all mold removed and treated. I guarantee you there's black mold growing underneath that tile. Toilet flanges are a massive problem that I deal with all the time. It's a very important part of the job that many overlook. The flange should sit on top of the finished floor. When done correctly a basic simple wax ring is all that's needed and will not leak for decades. Great video! I really enjoy your channel!

That gasket will dry rot. I’ve pulled so many of does out . Just raise flange and use extra thick wax ring and your set .

Every Plumber should know the flange should be at least the level of the floor or slightly higher.

I've used it twice, once about six years ago and once two years ago. No call backs so far, but my prefered method is good old fashioned wax seals.
