Wealthy African American homeowners have gravitated to these affluent neighborhoods in pursuit of lower crime rates, better schools and neighbors who share their culture & socioeconomic demographics.
Our Zip Code Series is the most popular content on our channel and we’re excited to cover New York. As part of the criteria, we only considered communities that have populations of African Americans that are at least 40% and where the median household income is greater than $70,000. These prestigious neighborhoods are where African Americans are succeeding in terms of income, homeownership, and academic achievement. We also factored in cost of living, economic equality, and livability.

The video is based on the numbers (stats) not based on aesthetics, crime, or opinion. The truth is the neighborhoods on the list (10 thru 1) are all predominately working class neighborhoods. Black communities are like no other racial group's community. In Black communities you can literally have a surgeon living next door to someone who receives government subsidies. This phenomenon is primarily due to the systematic racism. Let's be mindful not to feed into the negative stereotypes about our neighborhoods. Contrary to what we are always shown, good people and love can be found in all Black neighborhoods--those are the things that truly make a community rich.

I’d say that they are actually middle class given that they have median household incomes on par with the metro figure and up.

Definitely not opinion or much of anything else. Not even based on black Americans but blacks people from other parts of the globe. This list is used to make black Americans believe there’s actually good things happening in these locations regarding them and they’re not.

Black surgeons living next to people on public assistance in New York City. That's the funniest thing I've heard in a while. Blacks making high six figure salaries don't live in gang infested neighborhoods w/poor schools. Please stop.

There’s absolutely nothing glamorous about Jamaica, Hempstead and Springfield Gardens. The only places on this list that I would live in is Cambria Heights, Rosedale and maybe a few parts of Elmont..note that these places are more middle class than affluent. The nice part of St. Albans is called Addisleigh Park but it’s very small. I think Wheatley Heights, Baldwin, North Valley Stream and Lakeview out on Long Island are way better options than this entire list. These are all middle class. There are no truly rich AA areas in NY.

Regardless & even if so excluding Lakeview (west hempstead), Wheatley heights and Baldwin ... the top 5 including north valley stream are within 10-15 min (driving of each other).

Uhm Flatbush is actually nice, so the list is on point. Every area has its nice sections and crappy parts. If you don’t live here now, it’s impossible to compare from 5 to even 10years. Jamaica has its section. By the LIRR is horrendous but property prices will be insane nonetheless and there will be affluent people who want the ease of commute to travel easily.

I was raised in Cambria Heights. We moved there when the neighborhood was transitioning from a predominantly Jewish neighborhood in the early 1970’s. My parents lived there 35 years. I’m glad to see it made the list. It really was a wonderful place to grow up.

I grew up in Cambria Heights and it was a great place to raise a family. Very close knit and many kids knew each other through the Cambria Heights Sports Association. I remember the parades that the little leagues had in Linden Blvd. GOOD TIMES

Jamaica is not a short distance from New York City. Jamaica is in New York City (queens). I’m sorry but I don’t think I’ll raise a family in 95% of this recommended list. I lived Flatbush and Jamaica and don’t care you repeat it. I’ll stick to LIC for now until I move across the river.

This video is a whole mess with random sky views that don’t even match the actual neighborhoods on the street level. I am born and raised in Brooklyn and the first chance I get I’m out, I’m done with this whole country.

Keep in mind it is saying the TOWN of Hempstead, not the VILLAGE of Hempstead. There is a difference and the Town includes Baldwin/Baldwin Harbor, Elmont, the Valley Streams and Lakeview, with parts of Uniondale, Freeport and Roosevelt. It also is about zip codes, not necessarily a whole community.

These zip codes only being emphasis to move you out so they can gentrification the rest of the area to put their in An edifice may look undesirable however when you look inside these family's homes they are representation mansions and fabulous historical work edifying that apartment . I really like an apartment in zip code 10451 That's the south bronx but oh the strong structure of those pre wall edifices are awesome .Keep your zip codes .I will take the South Bronx with great transportation and communities of support for the people

They picked and chose which stats to use though. The population of the Village is 47% African American, not the the entire town (17%). The population they used was 58,000 to represent the village when the town has 900,000 in total. All of the amenities mentioned are sprinkled across other helmets in wealthier areas minus Hofstra.

I agree with the majority of the comments that there's hardly anything phenomenal or great about any of the neighborhoods mentioned in this video. Culture, Entertainment is definitely NOT in theses areas ( mainly Manhattan, Brooklyn somewhat) and many single family homes mentioned in these areas have tenants living in basements.

* theses* plesse stop and "Take an autum stroll through Victorian Flatbush." *Brooklyn Eagle* Black professionals from other states or outside the country, Pelham Gardens in the Bronx is a very nice area w/an easy commute to Manhattan on what we call Express buses (no public trains). There's a little mall nearby called Baychester Mall, the Bronx Zoo & Botanical Gardens. It's mostly West Indian w/tons of black owned businesses in the area. The *New York Times* wrote an article about that área of the Bronx a while ago (Baychester/ Allerton/ Pelham Gardens/ Etc.) Don't listen to these naysayers that can't even master the English language and are clearly not middle or upper class blacks.

I have lived in all five boroughs of NYC. I must say that Haarlem and Bed-Stuy genuinely feel like home when I visit. Be sure to visit the amazing International African Arts Festival in Downtown Brooklyn (Vinegar Hill) from JULY 1-4 at Commodore Barry Park near the Navy Yard and Harlem Week In August. The Brooklyn Academy of Music (Fort Greene) is where the cultural and performing arts are alive and thriving. I would prefer to live in Scarsdale (Westchester County). However, NY STATE was not discussed in this video presentation.

Yeah, if they just used their usually criteria, they would have listed some other areas of Long Island and even an Upstate area or two. Again, if you look Upstate, the 13224 zip code in Syracuse is about 30-36% black(depending on who you include) and has long had a middle class black presence in the Salt Springs neighborhood(a predominantly black working/middle class area). I would look east of Seeley Road in particular and there is a park which hosts a black run little league(Inner City LL). Bethany Baptist is the 2nd oldest black church in the city and is in that area west of Seeley Road. There is some shopping nearby on Erie Boulevard East and a Salt Springs bus line to Downtown/near Syracuse University.

Hempstead village and Elmont shouldn't be on the list Hempstead village is super hood and gang infested. Elmont has great school district but that's about it, super ghetto and lower middle class..

I'm a Native New Yorker. Lived in every borough of New York except Staten Island and NONE OF THESE WERE QUALITY. Most are straightforward HOOD MINDSET, with a SPRINKLING OF AFFLUENCE. Addesleigh Park for example: Surrounded by the HOOD. Get REAL NEW YORK PEOPLE TO INTERVIEW, instead of just driving through you'll see 👀 lol 😆

I'm Long Island guy and I saw Hempstead village on this list . I knew right way these people with this channel , never been to Queens or Long Island. The elite wealthy blacks of Long Island live : New home section of Amityville, Baldwin & Baldwin Harbour, Dix Hills, some Live in Garden City Park, Bridge Hampton is white town, but a lot of super wealthy Afro Americans live there too. The top 2 in my opinion is Baldwin Harbour and Dix Hills. Wheatley Heights nice is too. As for Hempstead village is very dangerous with the worst school district in the state of NY. Elmont is joke 🤣🤣😂 White people and Black folks moved out in early 1990's. Elmont is now a West Indian ghetto. If you think I'm lying just check Google it or KZbin.

yea no, I've lived in hempstead for 13 years. on the "nice" side of town close to Rockville Centre, the house I recently moved out of is about 120 ft from the sign @1:36. the town is not affluent, it's 70% full of low class latinos, the high school has some of the highest STD rates in the country and the lower grade schools are in trailers and built next to projects and shit. the town taxes are insane. idk how these lists are made, but more due diligence is certainly required. there is now way in hell the avg income in hempstead is $71k, I promise you it is beyond impossible. the trick is the town of Hempstead encompasses most of Nassau County (It's basically split between town of hempstead, north hempstead, oyster bay and city of long beach) so this income figure is probably for town of hempstead which includes several rich towns like the racist garden city and old westbury. most people in hempstead (village of hempstead) are poor and on public assistance.

Having grown up in Cambria Heights, went to school in Jamaica, lived in Rosedale and just having spent the last six years in Springfield Gardens, it’s no wonder my wife and I moved OUT of NYC. It’s amazing to see Springfield Gardens on the list because I can tell you factually that in 2022, there are still companies who will not deliver there. Cambria Heights has become an investor’s dream (buying from older people, fixing and flipping for huge profits). Rosedale is starting to decline because many of those who can afford to live there, don’t, and are choosing to move to more affluent communities. Yes in terms of homeownership, the percentage is higher and that’s because you need a car in these communities. There are buses and with the exception of the Long Island Railroad (Laurelton/Springfield Gardens, Rosedale, St. Albans, Hempstead terminal), the only zip code on this list that is closest to subways is Jamaica and this on the way to be gentrified (which is starting to happen to most of these zip codes because people are being priced out of other neighborhoods). It’s great to do a video when you try to base it on stats, but data can be manipulated and having lived in many of the areas (rented and owned), I’m happier that I have moved out of NYC.

I love that sky view of Baisley Park and Rochdale Complex, 11434 best place to grow up as a teen. JGS , SouthSide 134 ave all Starz 🌟 , 159 st, Lost Boys, G Unite love this place just great.

As someone who was born in Crooklyn then moved to Queens at 12 , whoever made this list has NOoooo clue as to what they're speaking about . Number 1 , Elmont & Hempstead aren't in Queens . They're in Long Island ( Nassau County ) . Blk folks now move from most of those places on this list . The places to move to would be Hollis Hills , Douglaston , Little Neck , Jamaica Estates & Addisleigh Park .

I'm from The Bronx but have lived out of state since the late 80's. Went back last July and stayed in Brooklyn between New Lots & Linden Blvd. I felt so comfortable & at home it piqued my interest to possibly look at real estate purchases.

Things changed since then, as WPIX did an interview a little while ago with the lady in the Rosedale documentary. She still lives there and the income went up, as it got blacker.

I apricate the effort put into the video, with that being said, there are some corrections that need to be made. Queens as a borough is not easily accessible to get to Manhattan unless you have a car. Astoria, and Long Island City are close to Manhattan, not like the neighborhoods mentioned in the video

Nassau County, if you move there you better be able to afforded it very expensive you get what you pay for. They have their own Police Department, Sanitation, property taxes real high.

I wish they could have adjusted for cost of living, as 13224 on Syracuse’s East Side is about 33% black and has a median household income of about $62,000. Actually, the northern portion covers a predominantly black neighborhood called Salt Springs, which is generally middle class. It is an affordable area, as is Upstate in general.

Just to add, Syracuse does have its issues, but it’s black percentage has doubled since 1980 from about 16% to about 33%.

Syracuse is a HORRIBLE place to live!! They have boarded up run down houses EVERYWHERE! It's like the Bronx was in the 80's. My cousin moved from the city & bought a multi-family up there. She 'thought' she was getting a 'DEAL.' MORE like a deal getting shot. The ONLY place to go is a mall & they get shot there too. Syracuse University has FREQUENT shootings as well. ABJECT poverty would be an UNDERSTATEMENT. The unemployment rate is EXTREMELY high due to MAJOR corporations moving like Carrier, Chrysler, etc. Even 8 year old kids walk around with knives & guns. A DUMP on its BEST & WORST day!

@@tarawalton6778 I don’t know what happened to my reply, but the city varies like most cities. There are other parts besides 13224 that have decent black populations that are middle class. Areas like Strathmore, the Court-Woodlawn area(north of Grant Boulevard), South Valley(south of Seneca Turnpike), Westcott, Outer Comstock; with some in other solid/nicer parts of the city. You just have to do your research and know where to look. In the suburbs, you’ll see more of us in the Liverpool, North Syracuse, Onondaga Central and Jamesville-DeWitt, with growth in other suburban school districts. So, it varies. Also, I work at SU and that isn’t true about shootings there. I’ve been there for almost 19 years. There are jobs and this is a good guide: www.cnyworks.com

Bronx Pelham Gardens? Can you afford those million dollar homes? How about the detached homes in Holliswood, Laurelton, Addisleigh Park, or the Brownstones in Harlem's Sugar Hill or Hamilton Heights. I lived in NYC for 26 years- Jamaica is not a good area to live. Also there is no Steinway St in Jamaica, thats in Astoria/LIC.

Or Upstate. Again, the 13224 zip code on Syracuse’s outer East Side/a small portion of DeWitt(Jamesville-DeWitt SD, good btw)has a black middle class presence. The Salt Springs neighborhood in its northern portion is a mostly black, working/middle class neighborhood in that zip code.

Orange and Dutchess counties have some middle class areas with a substantial black population. Middletown is a place in Orange County I would look into.

this was posted 2 weeks ago. Hempstead VILLAGE is NOT it. Theres cars everywhere because people are stacked up in houses and living in the apartment buildings. Pot Holes, Bodegas (sometimes doors away from each other ) on almost every corner. The schools are horrible especially the High school.. the state needs to take that over. There's parks..but if you dont like the smell of weed....don't go to the parks. some people take care of their homes and yards, but theres alot of unkempt houses around as well as alot of empty commercial buildings. they may want to differentiate Village and Town of Hempstead

Yes, the town and village are different. There are some nice outer neighborhoods in the village, but it does have a rep due to other parts of the village.

On arriving to New York from Panama my parents choose to live and raise us in Harlem. When folks were leaving they choose to buy real estate and instead of flipping rented bringing more poc . As we the kids grew we were gifted a home it is wonderful for me my husband and kids to live here. Would not live anyplace else. Zip Code 10031

So glad to hear your parents invested in real estate and left their children a legacy. You all are definitely blessed. I am originally from NYC & just couldn't figure out how to get into the real estate game there. It seemed unreachable at the time so I moved. I have lived out of state since the late 80's but NYC is still a place I'd love to own real estate. After visiting last July I realized the interest is still there.

@@10472bxgirl Look Upstate too, as it can be very affordable and many of the cities are starting to revitalize the blacker and other parts areas of the cities. I’m talking not only Buffalo, Rochester, Syracuse and Albany, but even in the Hudson Valley and cities like Troy, Schenectady, Utica, etc. People may not realize that the bigger Upstate cities have higher black percentages than NYC and on par with boroughs such as Brooklyn and the Bronx. Even many of the smaller cities are in the 15-40% black range. A lot of Bronx transplants too. So, don’t sleep on it.

If you want to look into other parts of the state, Middletown and Beacon have generally middle class black populations. Parts of the bigger Upstate areas have some solid city neighborhoods and suburbs that could/would work(NE corner of Buffalo, outer 19th Ward/Homestead Heights in Rochester, Salt Springs and Strathmore in Syracuse, Delaware Avenue and the SW portion of Albany, parts of towns like Amherst, Cheektowaga, Chili, Gates, Greece, Clay, Salina, DeWitt, Colonie, Niskayuna, etc.).

Many of these places barely have e black Americans left in them and they’re struggling. A large percentage. These areas are foreign born and first generation blacks from African and the Caribbean predominantly.

I think you are mixing the Town of Hempstead and the village of Hempstead. The Town of Hempstead has multiple villages with multiple zip codes. The Town has a total population of 759,793 with African American's representing 17.4% totaling 132,203. The village of Hempstead has a total population of 55,113. African American's comprising 48.3% totaling 26,619. I grew up in Lakeview West Hempstead. Lakeview is an unincorporated village of predominately African Americans. West Hempstead is in the Town of Hempstead. Elmont is in the Town of Hempstead. Most of those communities in queens are on the boarder of Nassau County and the Town of Hempstead. If the Town of Hempstead were a city, it would be the 18th largest city in the country.

Exactly…Baldwin/Baldwin Harbor is another town of Hempstead area with a big black population that is middle class. Some even upper middle to affluent. Same with the Valley Streams(North, South and VS). Those are communities that come to mind along with Lakeview and West Hempstead.

Very few Afro Americans live in Bronx. Lot's of Afro Latino's and other spanish live in Bronx. Also, there's wealthy Jew section in Bronx. Call Fieldston. Blacks near there prefer Harlem in Manhattan over Bronx. West Harlem section of Harlem very upscale and, brownstone home can cost between $ 4 or 5 million dollar range . They have million dollar brownstone s list here on KZbin. Elmont & Hempstead are ghetto dump's. Long island elite Afro-americans live in. areas like : Baldwin & Baldwin Harbour, Wheatley Heights, North Babylon, South Huntington, Dix hills, Garden City Park, New Section of Amityville. Bridge Hampton is white town, but has lot of super wealthy Afro Americans living there .

I have to disagree with most of this list. NY in my opinion does not have affluent Black communities, it just has affluent black individuals living amongst their affluent white counterparts. It’s not like the Atlanta or the south in general where you’ll find legitimate affluent black enclaves. Some of the towns, like Hempstead, are legitimately undesirable places to live. You used stats from the village of Hempstead but spoke of the amenities that most of Nassau county offer which, aside from Hofstra, are all outside of the village. Also, Hempstead has one of the worst school districts in NYS.
