But didn't I hear that there is going to be a massive assessment to repair the exterior finish of the Montage because the original builder used the wrong material?

Yes, They do have an insurance claim that the association has moved onto litigation against the insurance carrier. The special assessment will depend upon the court case and if the association wins its claim. In the past two years they have had a disclosure with all this information and possible special assessment and have still sold over $200 Million in condos there so it hasn’t been a huge concern for most Buyers. The special assessment which has not been levied yet will vary based on square footage of the homes. I believe the board and association have already come up with a financing structure moving forward. Ultimately the possibility of assessments are just a part of buying a condo on Maui and the risk should be weighed by each individual’s circumstances.
