I lived in Michigan for 50 years in a dozen different houses with many periods of bitterly cold weather. I was completely unaware of the problem of frozen pipes. I never had any problems. Then I moved to coastal Washington state with a very mild climate. Here my landlord is obsessed with the possibility of frozen pipes and insists that I run water continuously in freezing temperatures. As far as I know, there has never been any problem with frozen pipes in this house either, yet the landlord behaves as though it is sure to be a problem at every cold snap. Apparently Michigan plumbers know how to prevent the problem and Washington plumbers don't.

My biggest concern is the garage. The water heater is in there. I'm a renter. I don't feel safe keeping a space heater in there unattended. I'm just hoping we get through this cold weekend without problems.

Get a water heater blanket. Don't turn the thermostat lower than 45 degrees. Always leave the faucets dripping a tiny drop every minute. If you want to not waste it then put a pot under the faucet and drink it later. (I purify my water so I run it through in the morning.) I'm a lazy insulator and start my projects in the late summer so to be done by mid autumn. ❤ Always plastic on the windows.

@@PlatinumIrishroseis better to leave the faucet dripping with warm/hot water or cold water? My pipes froze up overnight and this morning we had to warm the pipes and turned up the water heater. And luckily it thawed the pipes. But tonight it’s supposed to freeze again and I’m definitely worried.

I always shut my main valve off before leaving for vacation- and I installed drain valves to drain my pipes to reduce risks of freeze damage - I also installed shutoff valves on my hot water heater so when I drain my pipes the water stays in the heater so the elements are not damaged. In the case the house is not heated more steps are necessary to prevent damage.

I live in a manufacture home in a 55+ community and I don't know where my shut off water value is. We have kept the water trickling. We don't have insulation under the home , but hopefully that will be fixed in the near future.

Another tip: Don't use a standard extension cord with a space heater. Make sure its rated for the correct wattage of the space heater.

I put a salt lick in my sink and let the water dribble on it, keeps the drain pipes from freezing.

Hey is it ok to leave the drip hot or cold ? Our hot water pipes froze overnight and this morning we didn’t have hot water. We warmed up the pipes and eventually it came back to normal flow. It’s gonna get to 17 F tonight so I wanna leave the faucets dripping or trickling , preferably warm water but not sure if that’s safe or not ? 😊

@@TILIS214 yes we turned the water main off. Let the pipes drain and then got some hot water and drenched some towels and put them on the pipes. Also saw another tip to turn the water heater up on high , which actually worked. About an hour later turned the water main on , slowly, like I didn’t open it up all the way. Eventually I turned it open and lo and behold , hot water back on . I’d say be mindful and look at other videos out there for some tips .

On another channel the gentleman shuts off his supply, then blows air through the system to force drain the water.

You would shut the main if you have a leak somewhere, hence you need to know where the shut off valve is. Best to let the faucet trickle/drip.

On tip #2, is the water suppose to trickle or drip? Cold water, Hot water or both? I'm asking because my pipes got frozen last night, woke up to brush my teeth and no water! I opened my facet 1/4 of the way and turned up the furnace in the house to 72 degrees. Eventually the pipes thawed and I now have water...ALL your tips are on point and could save someone the trouble of having to thaw the pipes...that is not fun, and worst if there's a burst in the pipe!

Some say drip is fine but I'd recommend a very light trickle. Both cold and hot water so if you have a faucet with a single handle, make sure it's in the middle.

If you are going away for an extended period of time ; turn off your water and drain your water pipes. Then dump some Eco-friendly anti-freeze in all your drain traps

Had water pipes freeze and burst not once, not twice but 3 winters in a row. Was ready for it this winter being worse than the past 3 winters pipes blew. Space heaters on the pipes in the 2 areas burst B4 & a very small drip from the hot & cold water in the kitchen for the kitchen sink. 3 days of serious freeze here in the mid-west and so far, so good.

Not sure what set up you have. Sometimes the valve will be outside the house by the street and the town will come and turn it off. Need to drain all the pipes and put antifreeze in the toilets or get all the water out of the bottom of the toilet.

My parents have been on vacation for the last several weeks. I turned their house water off (water from the city lines on the street curb). To my understanding, the pipe system is empty now, even if it is too cold, water frozen and expanded, there is room for ice/water inside the pipe? Do I need to worry about a water burst pipe? It is gonna be 1F these several days in my area. I have faucets + water/gas pipes exposed outside the wall, and face a lake that brings a lot of cold wind on top of the bad weather. Please advise.

If you drained the water after you shut it off it will be fine
