What a ton of work you, Jacob and Chris did! I bought a 100 year old house a few years ago. It had 40 year old carpet and a back door I could see through to the great outdoors! It also had to be painted. All windows except the master bedroom and bathroom needed blinds (there were none there.) Had a deadline to be out of apartment, so didn't have the time to do the work myself. I hired out hard wood floor refinishing for five rooms, two hallways and a staircase. Painted the whole house, including the dungeon--ish basement, except for kitchen and bathroom, because I wanted more renovations there. Got three estimates for each job. I realized that I could lose thousands of dollars if I made wrong choices, so I joined Angie's List after those two projects. Very glad I did! I ended up with a free lifetime membership as compensation for what one future contractor, who put himself on Angie's List, did to me. (Let's just say I was advised to contact the FBI by security at my job. I did, because my life and the lives of my co-workers were seemingly at risk. That's an awful story that doesn't bear repeating.) The floor refinishing turned out great; painting--not so much. Those were BIG learning experiences for me. I could go on to so much more, but I'll spare you... I'm so glad to hear you did so much yourselves and got a really good handyman...and got a really great outcome! Ya did good, girl!!

I have the exact same flooring in my living/diningroom. It is economical and looks nice, and is actually great as far as not scratching or scuffing much (for the price is fantastic), but the problems lies in if it gets wet. Any spills that are not quickly wiped up or any pet accidents and you can have swelling and warping of the joints. When I went to do my kitchen I went with a waterproof Luxury vinyl plank and I love it! I didn't want to say anything about that flooring because other than a couple of spots that got wet from my daughter's dog, it has lasted well for over 5 years. I just didn't want you to be surprised beings you are putting it in a rental unit. Love your channel btw. I am a new subscriber and I am watching your vids from the beginning. What an AWESOME inspiration you are!

pro tip - I have the same kind of flooring and not sure if we got a bad batch, but my dogs and furniture (mostly furniture) scratched it alot. Only had it for 2 years until we sold the house. Make sure you get the felt pads for the legs of ALL your furniture to save the flooring. I was really disappointed with how our floors have ended up, but I think it's probably a combo of softer flooring and just furniture scratching it.

Sarah, You can find cordless add-on blinds for your new door at Home Depot, etc. They are enclosed in glass and screw right into the existing holes on the interior of your door. Work Great! I put some on the french door to my office.

I always keep the extra flooring in case any gets scratched or damaged. You will never find the same stuff again. Came in super handy when my dishwasher leaked and we had to replace some of the flooring.

Girl, I'm so glad you showed how painting takes forever. I hate how they make it look so easy in TV ads. Once you start painting you realize how monumental of a task as, what with prepping (spackle, cleaning), edging, taking out switch plates, dealing with trim, sometimes having to paint a layer of base if it's a dark color and you're going to light, 2nd coats, possible closet doors and other doors, etc., it takes days even weeks!! I hate those commercials where someone "paints" and then flash forward 4 hours she's there's reading a book and putting her feet up with some lemonade lol, uh nooooo.

Great job! Be sure and keep some flooring just in case.....I've been doing rentals for 30 years and just when we find a great tile or vinyl plank, they quit making it. That's why you see alot of rentals with mixed flooring! Another great tip is on your rental side stick with the same color paint and brand so that you can just do touch up instead of repaint everytime someone moves out. Congrats on your duplex. Super smart decision!

Just an FYI for the new back door with windows, in case no one has mentioned it. You can buy at Home Depot a window shade that fits over the glass window squares. The window shade is encased in a class as well and fits on the window portion and you can open and close the shade or raise the shade. I have one for my door just helps with privacy at night or if the sun hits the door directly you can close the shade. You still get the brightness from the sun and the view. But can close the shade when you need to. It just fits right over the full window pane of the door. Hope i explained it correctly.

I just had a family member install vinyl floors in their kitchen and turned out great! They went with a lighter wood. I like dark woods myself. The floor looks great! Love your floor guy! Hope Chris can do more work down the road. Good to have somebody who you can trust with the work and is still reasonably priced.

Excellent job darling ! I use a small family business here in my town and I upgraded to laminate ( same color as you) about 6 years ago and they still look new. It cost me 1100 for flooring, rip out old flooring, lay down the cushion thing then lay down the laminate, I love my floors! I did my kitchen which is huge, and my long hallway to all the bedrooms. Sooooooo proud of you! 🙋🏻🙋🏻🙋🏻🙋🏻

Thanks for the information - I just got a quote for laminate flooring and install plus removing the carpet that is now in the space. Quote was $5,200 :-( I may now look into plank flooring because for one thing I don't LOVE the laminate as much as I thought I might and the other is I have only have saved $4.000 for the project. Naive me, I was hoping to have my townhouse painted and floors changed for under $5,000.

For a rental property I think I would have left those floor tiles as they where. I got linoleum here from the 70's and I'm going to just live with it until 2027 when I redo the kitchen. I find it interesting the choice to make the vinyl plank go lenthways instead of longways. I was actually thinking of doing it longways at my place because I thought it would make the place feel bigger, it would leed from the kitchen diner through the laundry and to the bathroom. I think longways might be better in my case because the bathroom is really small and doing it this way might make it feel like more of a part of everything else, then again I might go with another redesign where a doorway is blocked up. I think lengthways works well for your place. In an ideal world I'd have hardwood floors under the lineoleum but I got chipboard of course so vinyl plank I think will work well.

I purchased a 1999 manufacturer house on March 31st of this year and I've had to have some work done in and outside of the house. I was recommended a guy by the realtor that he uses for his rental properties maintenance. BIG mistake he wasn't as good as I thought he would be....

Wow that was so cheap. I live in San Diego and remodeling is so expensive. Just labor alone will cost $4k+ for flooring installation for a small place. I just installed a new Luxury Vinyl Plank flooring in my 920 square feet condo and it was about $7,500. Everything is so expensive here in San Diego. I want to move to Texas.

I still have my tiles under my laminate flooring. Bought nice cushioned underfloor mats for under $50 (380 sqf) and the carpenter layed the floor in one day and no dirt.

Interesting! Mine seemed to think that because I have deep groutlines, the new floor would sink in the grids. But excellent to know that that might be possible in some homes!

@@BudgetGirl The underfloor mats came in large squares and are as thick as a slim finger. I have had it for years and is nice to walk on barefoot, kinda has a soft bounce, but my laminat was more expensive cause I wanted it to last 20+ years. But your floor really came out nice 👍🏽. I bought my old house 20 years ago, it's amazing what a new floor and some paint can do.

I just did a calculator thing for the cost to install vinyl plank for the living room its 3 grand or so and for the kitchen/ diner its another 3 grand. The bathroom and laundry is small but I'm sure its going to end up costing about 7 grand. I could carpet the living room for about 1k though, but I don't like carpet.

Sweep and mop the floors to clean up all that dust. You don't want to walk on the floor beforehand as it will scratch. Do it before the movers get there.

coming along nicely! To confirm, you aren't planning on kicking the tenant out just to do the upgrades, correct? If they are paying, the upgrades can wait until they want to move out. Or are you expecting to do the upgrades so that you can charge another person more in rent?

I guessed a grand for the floor work! It looks fantastic - it really does. Love the new back door, too. Makes a huge difference with how much light it lets in. Are you going to replace the bathroom door with a panel door like the others? I think I would. Oh, the dining area light is very cool! You also might consider keeping an eye out for light cover replacements for the $10 replacement fan to modernize it. Great job overall~!

Gurl......hate to tell you but you didn’t remove the tile on your flooring. You could of laid your moisture barrier down and placed your laminate flooring right on top. Anyone who tells you different are all about making money.....remember laminate flooring is basically floating flooring. I’ve installed traffic master in hickory in all my homes and rentals as well.... next time have contractor cut outside less mess.

I was told by multiple contractors that if I laid overtop eventually the lip would sink into the grout lines of the tile and break. Ill look into it though, thanks for your comment and for watching!
