Good points made in the end. Having looked at 40-50 properties before I settle in the one I made an offer, I think it is frankly ridiculous people would complain about walking 5 min to a store, or having to drive 20 min to the nearest chinese place for variety. You can't have the cake and eat it too. If you are looking for the peace, family atmosphere, closeness of small town, and remoteness from busy big cities, you can't expect to have all the benefits that also come from those larger cities. It is a give and take, and in the end, it has to FIT YOU ONLY!!!

Great place, any small village in Italy has a postal office, a church, a bar , a bakery , a resturant...etc and mini market.

It’s absolutely gorgeous. Thank you for introducing me to Prossida! I’ve been obsessively looking in Abruzzo for something affordable and nice like this. I’m a little spoiled in that I don’t want to have to fix everything anymore or tend to a garden but don’t want to look out my window to see my neighbor’s balcony where they store their mop buckets and gas cans. I was starting to think that maybe I wouldn’t find anything for me but now I think I was just looking in the wrong places.

It’s nice. We just did another video in Brevetti. Atown not too far away. It was much bigger, more developed, but you can still get a nicely renovated 3000 square-foot home for under €200,000. I’m about to release a video on that.

I did this as a side gig in America buying value properties fixing them up holding reselling. It can be done here to at least for your personal use. Everyone should be able to retire in style or live for a while in a nice place without breaking the bank.

That’s what we did. I could have stayed longer in US doing what I do but decided that I would rather make the move sooner. I think people in general make fewer life altering changes the older we get. It’s been stressful to make the change but we are both happy we did it. You’ll be amazed how much less you spend here. Everything except energy is cheaper. Cell phone is €10/mo. Good dinner out can be €40 with a bottle of good wine. Out the door…. They don’t expect you to pay for the meal AND the employees pay through tipping. (I’m not anti tipping, but it’s a completely American concept that restaurants don’t really pay their employees, they’re expected to earn a living through the generosity of others…) 🤷🏼‍♂️ Full disclosure: I’m 57. I had two nice neighbors in Texas pass in the last 6 months in their early 60’s… enjoy it on the front end. There is always a way to do it.

Beautiful loved this you two are so down to earth I thank you for that honesty! Just watched a couple with two children who got their Visa denied, they are not giving up because they are working on a ruin in the country but that was sad for them. It was 115 degrees UNDER my patio yesterday, needless to say I am hiding inside. Did you have a hard time getting a permanent visa. Looked into getting one and I think I would have to go to LA which I do not want to do to get started. Humm def have some questions and am writing them down now, wow getting a visa is a slow process seems like read some of what you have to do. Interesting for sure. Take care you two have fun! I know you are! Blessings ps small town auto is necessary sadly but I would prefer to walk we have one market and lots of tourist eateries fun place and quiet

We were in Texas so our visa city was Houston. They actually don’t allow in-person visas. So we just mailed everything in it took about 35 days total. I did have to go down and drop off a new set of documents for my wife because they want a complete set even if it’s the same information for both people. But I know all about it now so if you have any questions just let me know but you should not have to go to LA I don’t think. We got the elective visa, which means basically you don’t have to work did you can support yourself without working and won’t take a job from an Italian person.

That is an unreal price for what this place is. The reno is top notch, and though this little village has little in it, like you said, it's not far to a town with everything you need. And the drive there is much pleasanter than driving to a store here in the US. Now that you mentioned Costco, my favorite shopping place, do they have those in Italy? Just asking. 😂😅😂😅 Ciao! ❤ P.S. I keep forgetting to ask. Does Italy have good national healthcare?

So no Costco. No icy sofas and hotdogs for $1.50… 🥲 Healthcare system is rated #2 in world after Frances. Friend of ours got a new liver and zero cost. If you have something going on and you want faster service because sometimes there are long weights if it’s not urgent, you can go see a private specialist and it’s just a fraction of the cost and say the United States. An MRI is like $125. Olivia got charged $12,500 for one when she had a kidney stone at a hospital in Texas about three years ago. Unconscionable.

Small market, bar and reassurance. Post office. Not a huge town but close to other towns. You’d want a car or be comfy taking buses which there are

Thanks Brad for the amazing work! Do you know how taxes work for US retirees there? I heard you have to pay much higher upto 43% on your retirement income (higher tax brackets at lower income levels), including IRA and 401k withdrawals, dividends, interest, capital gains etc. What has been your experience?

It’s so complicated based on so many factors I hate to make any detailed comment. However, you don’t get doubled taxed. The tax is progressive so your first €15,000 is taxed at one rate, the next €8,000 is taxed at the next level etc. There is a special plan for taxation if you move to the poorer southern part of country that charges you just 7% of your pension income. You should look into your precise situation. I can add here that the cost of living in Italy is so much cheaper than the US. We pay €9.90/month for unlimited cell service. We just rented a 3 bed 2 bath house on a 50 acre wine farm in Tuscany for €700/mo while we continue our search for a house. Health insurance is basically zero once you start paying taxes. If you buy something property tax is almost nothing. We pay €1,000/year on our biggest property we bought. In Texas it would be €18,000. So make sure you take everything into consideration. Your cost of living should still be much lower.

Do you know of any local Italian tax expert specializing in US expat taxation with reasonable rates for exploratory research? Hi Brad, I need help with or clarification on what is considered a full bath in Italy. As you know a full bath in the US is tub, shower, toilet, and sink. 3/4 bath is just a shower (sometimes tub only), toilet, and sink. A 1/2 bath is a toilet and sink. In Italy is a full bath a tub and/or shower, toilet, bidet, and sink? I'm curious because other people (those who show properties, like yourself) also use the term "Full Bath" when there is just a shower, toilet, bidet, and sink. Does having 4 plumbing fixtures make it a full bath regardless of the combo? Is there a term in Italy that means a bathroom with a tub, shower, toilet, bidet and sink?

They just call everything with a toilet in it a bathroom. You need to check. There is no 3/4’s and 5/8th here…! Sometimes a toilet and sink will be called a WC.

How many floors up is the main living level? Is the basement/cantina accessed from the apartment?

Good question. The apt is on up one flight of stairs. The small Apt can be accessed either from the main entrance at street level and then down a half flight or the separate entrance outside the building to go straight inside the apartment.

Someone will have to personalize it. They can’t all be timbered renaissance homes.. if it was mine I’d put in a really nice looking kitchen some great artwork maybe color the walls different, redo the bathrooms and it would still be less than €130,000… You just have to have a little imagination!

Usually less than 1% of the “Cadastral” value. That’s the value set by the municipality which is usually only a fraction of the sale price. I’m guessing on this property the yearly property tax would only be €300-400.

That is the problem with Americans, they just don’t want to get their butt moving for gas, groceries and the like. Everything has to be next door. And now everything and anything can be delivered … . I had a friend who paid and extra $10 to have a single bottle of ketchup delivered from a market not 2 miles away.

I notice here that there are so many elderly people still trudging up and down the hills in my town. My neighbor is 88 and plays tennis almost everyday. He doesn’t look a day over 70! Fresh foods, exercise, close families that don’t lock people away… that’s why this is a blue zone.

@@BradsWorld you hit the nail squarely on. The US is a driving culture, rather than walk a mile to get anything they will drive. Never take the stairs even for one flight up. Walking is the number one healthiest exercise we can do and when you add little challenges like stairs or an incline / decline the health advantage are outstanding. Also one of the best ways to loose weight is to walk, this is the number one thing people do who want to drop their body fat to a very low percentage. All that said … Italian towns are simply beautiful and that is where I plan to be as soon as possible.
