Congrats to Davide looks like he is so happy and his apartment is Great!! There really are some gems in Tuscany. We bought an abandoned 600sqm villa along the Tuscany seaside almost a year ago. Been in a renovation since March and though it’s hard it’s amazing restoring this villa back to its glory… but with a California touch. We have been living in Italy since 2017 (we’re originally from Los Angeles) and we took our time finding our forever home. We’re only a 7 min walk to the sea and love it. Davide will make his home into a paradise and I’m sure his orchard will be bountiful. Ciao from Casa Ardor!!

Congrats to Davide, I would be curious to know more about why he moved to Italy and his plans for the future as I see possible similarities to what I'm currently planning. Also, regarding the land and olive trees, i'd be curious to know if the olives could offer even a small stream of income.

Having just harvested trees with David (about 7-8 pretty packed trees) I can say that not an income stream. But more oil than you could consume personally. We got 12 liters worth of olives (84Kg) in 3 hours of shaking! His trees might produce 60-100 liters. There are a lot of fields of olive trees that are not harvested here. If you can get your Italian pretty good, I’m sure you could go around and find groves of 20 to 60 trees where you could take the olives and then give the owners some olive oil in exchange. I know people that do that here. I was watching trees just in my neighborhood this year and I would say half of them are not picked. Olive oil is not a lucrative business per se, but if you were to package it small And sell it to Tourists or something you might have a decent side income. Plus it’s a hell of a lot of fun watching the olives flying off the tree when you hit it with the shaker... 😅

It really depends on the location. I think prices in Tuscany are pretty stable. If you would have happen to have bought in one of the historic centers 3-5 five years ago you would have probably seen a very strong increase in the value of your property. And I’m talking about in a town that’s a tourist draw not just any historical center. Lucca for example has seen incredible price increases in recent years. So overall, I would say that Italy does not have wide spread property equity increases. But it does have pockets where because of increasing tourism the prices are going up.
