I recently purchased an apartment in Bogota, Colombia, and I wanted to show it to you.
Located in the best residential neighborhood in Colombia’s capital, this property cost 562,000,000 Colombian pesos, or about $160,000. At about $1,500 per meter, it’s a bargain for the neighborhood but a bit above what you might pay down the street.
Rental yields in Bogota can reach as high as 10%, which is about what this apartment would get after a basic renovation.

My wife is Colombian. While Bogota is the great capital city, my plans are set upon the beauty and tranquility of Armenia, Colombia. It is a gorgeous place and a little off the beaten path. The climate is superb and the friendly inhabitants have conquered my heart!

I am from Colombia, but I have been living in the USA since 2010. My husband and I are thinking of going back to Colombia. I love Bogotá, I was born there and lived there for 30 years, but I would not live there again. My family is from Armenia, Quindío. I don't know Manizales but I would like to live there because it is not as hot as Armenia. I would also like to live in Boyacá. It is a nice state and it is the safest in Colombia.

@George Gil more than likely sonewhere near the G zone in Bogota or zona rosa (T zone) or around Chapinero. These are more upscale areas, better/safer than the main historic center.

This is a great deal in Colombia! FYI, people often remove the maid‘s room and expand the kitchen to incluse more cabinets, a mini dining room and an island (I am Colombian). It would be nice to see an update video with the renovations!

I recently spent almost a month in Bogota after hearing you talk about it so much. I really enjoyed my time there and I look forward to going back in the future. I loved Bogota so much that I ended up making a series of videos showing ~700 buildings throughout the city.

I would strongly recommend Medellín as well. I've visited the two cities a lot, and they both have their pros (and cons, of course).

Yeah, same. The bedrooms, for me, are too small and the kitchen is too tight. The place needs more windows, with such a view outside. 👍

Been to Bogota and the people are amazing, culturally sophisticated, and genuine. Love the city and the food and also had a chance to experience cycling through the outlying areas. A memorable trip for sure!

Keep the arch. Change light bulbs to 5000K colour temperature to match the light coming from the outside, they are too yellow.

Having white light indoors will easily create a kind of sterile, cold atmosphere. I hate it. Yellow all the way. You get natural light from windows in the daytime and when it's not daytime anymore, you don't need so much light.

Keep the lighting at 2700-2900 kelvins. Warmer yellow light is good for your spirits. And you’ll look much better in the full-length mirror. 😉

The lower temp lights make the home warmer and less sterile, easier on the eyes, and make the colors look better.

Fantastic apartment! Great find! Please gut this apartment entirely if possible Salvage cupboards and window wood pelmets. Keep archway. 1. Remove all false ceilings 2..raise doors to the ceiling that you can pass through. 3. Drop in sound proof glass that are able to be opened (you have no balcony- fresh air will be wanted perhaps at night to avoid cabin fever. 4. If you are allowed to open up windows to full ceiling to floor windows...do it. Will allow more natural light/views in. 5.knockout maids quarters and the kitchen and start again + separate laundry) do a casual meal area , keep gas cooktop. 6. Completely redo lighting (recessed lighting) and any lighting to highlight art work in the future, position accordingly. 7. Resand floors and match up with the salvaged cupboards. 8.If internal walls are movable (knock them all out) and rebuild with the layout you actually want + add a bath space. 9. Add security and recessed tv space in each bedroom. 10.Front entry way needs built in space for shoes etc 11.Is their parking? If possible build a secure storage cage there for bikes seasonal stuff. No clutter in that apartment. Ultra clean ultra simple with a touch of original character. 11. Right side on loungeroom (facing view) needs some kind of reflective art or mirror to balance off the length of the room and pull more light in to give illusion of wider room. Thats my two bits worth-love to see a video afterwards. Great Find.

Nikos Haha “Knock out every wall” That doesn’t even seem feasible on a multi story apt building. But structural matters and money concerns aren’t everyone’s forte.

Keep the arch - nice architectural touch. Keep the closets. Totally redo everything in the bathrooms. Recessed lighting. Remove the false ceilings in the kitchen and bathrooms. New kitchen cabinets throughout - love your bar idea in front of the kitchen windows. Radiant heat floors, always nice. Upgrade the windows. Use the maid quarters as an awesome storage room. Amazing views. Emerald green and wood, gorgeous. Will be beautiful and cozy when you are finished.

I have been living in Cali, Colombia for 10 years and I love Colombia. Bogota is a bit cold for me but I can see the attraction for a higher class of life. Cali has much more reasonable prices but it is a lower strata city. There are other great cities to purchase real estate also. As far as the home that you have purchased, I believe that it was a great choice. I see that you want to raise ceilings, and I agree even though Colombians are shorter than you are. I would take out all of the floors and replace them with the same ceramic tile, but different tile for the bathrooms. I would change all of the fixtures in the bathrooms especially the sinks and the toilets. Get rid of the arch, it is an older design. For the ceramic and the bath fixtures, find a Corona store. I am sure there is a giant show room type store in Bogota. You will find great ceramic tile and great fixtures. Grival is a bath fixture that is also a great brand. Be very careful who you hire. There are some excellent contractors in Colombia, but there are some shady ones too. In Colombia, things are less regulated so there are a lot of un-qualified contractors. DEFINITELY keep the arch! I used to stay regularly in Bogota because my gf lived there, but we ultimately ended up renting a great apartment in Medellin / El Poblado area. Have a lot of great memories in Colombia 🤟

Reminds me of my old apartment in Alto de Pineheiros, Sao Paulo, Brazil. It had the arch too, plus some wonderful glossy tile inserts embedded within the walls. Loved that place. Keep the arch, as long as you don't end up hitting your head on its lower extremities. Seems like a decent place for a great price. Please do an update when you've finished with the renovations.

The reason the ceiling is lower in the kitchen and bathrooms is because they have the plumbing for the corresponding wet areas for the apartment upstairs in them, unlikely you can raise them unfortunately. If you could knock out the wall between the kitchen and maids quarters you could make that into a really spacious eat in kitchen.

I would love to see this apartment post-renovation. I do not like the low ceilings or the kitchen either. Agree that the bathrooms need work. Glad this is in a neighborhood you like.

Turn the little bath in to a laundry. Install a lower cabinet where the storage closet is with a countertop for folding, and a clothes bar above for hanging clothes to dry. I’d also recommend building an ultra secure closet with a strong lock for storing items while you’re gone. Include an electric outlet inside so you can house the equipment for a small wireless security cam/motion sensor so you can keep an eye on the property while you’re gone. Also, having a wireless all-in-one printer/scanner/copier on premises can’t be beat.

I do like Colombia- first was there over 20 years ago. You would love what $160k can get you in the provinces in the Philippines. Bohol is our little Eden, with white sand beaches and warm blue water just minutes from our front door.

I liked the expression of man cave 😆 I think this apartment is a bargain because it has a very bad design in a very good neighborhood more than the reason of politics in Colombia. I felt suffocated just from seeing your head touches the ceiling. So may I suggest something crazy. You buy the apartment right above or below yours, then cut your ceiling in some rooms especially those you spend most of time in. You will get more of the outside sun, more of room and more ceiling, and moreover, if you decided to rent it later, I think you will have the right target customers for the right place.

I've been very interested in Colombia for a long time due to cost of living, I originally became interested in the country and learning the language as a safety net if for whatever reason I could not afford to live in Australia anymore. But now I'm seeing it as great investment potential, especially when Venezuela recovers from its crisis and the petro wealth spreads through all of Latin America, especially its neighbouring Colombia will be lifted first. I lived there for 3 months to learn the language, and I intend on returning.

"When Venezuela recovers from its crisis"? Good luck with that one. It is something that a developed country person would say but me, as a Brazilian, can tell you that Venezuela (and South America to an extent) is in a much deeper hole. Talk to a traditional Venezuelan for 5 minutes and the n you'll see. Consciousness created reality.

@Gap Rame Mlon Eusk Sure, what I mean is that it is a culturally divided country - fueled by its government - and where the general culture has been "the State has to provide me everything. Not a bit entrepreneurial and business minded. It is not encouraged to go fishing but to receive the fish by the government. On top of that you have a divisive, corrupted, lying, cheating, manipulative government led by a bus driver - no offense to bus drives but you should do what you're continuosly prepared for. Very little educated people that depends heavily on coal oil. A valuable natural resource but needs the least of expertise to get extracted so Venezuela is running out of oil for consumption. There are no shortcuts in life. You gotta do your homework.

Gap Rame Mlon Eusk @debora Leggerini As a Venezuelan I must support everything Deborah said, even if Venezuela gets a new, shiny government that does everything that needs to do without resistance it will take no less than 20 years to take Venezuela to the same level of maturity you see in Colombia and Brazil. Yes, it will be a huge opportunity for business as the country needs everything to be done again so money in hand I would invest in Venezuela after some sort of financial security is in place but living in Venezuela? I’m sorry but no. Some social issues will stick around for a couple decades. Debora is right on point, congratulations for knowing my country so well, I should know more about Brazil as appreciation. Having said all this, Venezuela does have some entrepreneurs going on but it is smaller and do not represent a trend that you can rely on. A few success stories in Caracas do not take the country to the next level.

For that price you could get a 91SQM brand new condo in a stunning area of Poblado in Medellin (Avenida Las Palmas) with 2 balconies, much higher floor with better views, pools, 3 bedrooms, 2.5 baths, three air con units, and zero need to renovate. Plus the MDE condos have stunning views and no traffic noise (at least the ones I've shown interest in). The only thing that appeals to me about the apartment shown in Bogota is the rents if those have been verified as legitimate with tax records from the previous owner. Also, as everyone knows, most condo units in Colombia are not well maintained (common grounds / exterior) so buying something newer is generally advised.

I love Bogota. I just left Bogota on Friday, it was my 2nd visit to Colombia and both times I stayed in Bogota. I believe in the next 5 years, Colombia will be the #1 vacation hot spots in the world.

Yeah come down people, it isn't as bad as it sounds. Bogotá is as big as London (and in many neighborhoods of Bogotá you wouldn't believe you're not in London, don't trust me? Google "Quinta Camacho") is 24hs, super diverse and the gourmet scene is first class. You'll be impressed.

I love Colombia, looking to live there part time soon. I prefer Medellin over Bogota. Regarding the property it's ok I just don't like the numbers on that house. $160k purchase plus more for the renovations you mentioned you're only getting $1300/month. Also nearby similar properties renting for much less. With those numbers and variable currency I'd rather park my money in US real estate, collect in dollars and have much more liquidity when it comes to refinance/HELOC options. Thanks for sharing and do what you want to do, just offering my opinion. I invest in USA, just bought in Italy, and looking at a South America play but the numbers just don't make sense to me. Keep it up, learning alot!

Love the view! The archway adds character. Closets are a nice touch. Those wonderful large windows provide lots of light. Recessed lighting a great idea. If you paint the walls and ceilings the same colour, the low ceiling height won't be so obvious.

I would keep the arch, it likely plays well with the history and architecture of the area -- like other things you pointed out. Try to blend the old with the new, it is rewarding. I am very interested in real estate in Colombia. The apartment is quite nice. I would knock out the wall between the kitchen and the servant's quarters and have a nice full size kitchen. I'm not crazy about the low ceilings, but the views are amazing. Great purchase.

In rural Japan, I can buy a fixer upper for about $24k, or a movin ready property for 100k. And the food is great, crime is nonexistent, and a stable culture and economy.

Maybe repeat the arch through all the doorways since they are too low anyways. May need to put in a transom or arched doors.

Not only keep the arch, accentuate it by adding contemporary medditteranian tile. Like others have said, expand the kitchen into the maids quarters and revamp that bathroom into your storage. Cool project.

My parents were born in Colombia and I don't see myself retiring in the US. Real estate here is too expensive so perhaps I'll live my final years in Bogota, I prefer the colder climate the capital offers. Great vid!

Smash out the circular arch, that was designed for short people. That is a nice view, though. The big windows are key for natural light. Something I love about Colombia is that the big cities have lots of green spaces.

a border for the archway done in brick veneer or wood matching color of closets .Could be rented to a diplomat who would have a maid or nanny so the small separate living quarters could be used. Reset lighting above the kitchen closets .overall choice property

Double ceiling cornices, rip out the lights and use green energy downlighters with dimmers, change the shower head to rainflow, will suit the forest across the way. Increase the size of the glass windows to let more sun in. Paint the walls beige will compliment your cupboards, keep the arch. Upgrade the back splash to the kitchen and change to a shadow ceiling...

No, No, No. Andrew on the kitchen remodel. I saw it completely different on the extra servants quarters build in beside the kitchen nook a small laundry room open up the wall separating the kitchen and the servant's area with a kitchen island / bar with stools so your able to cook and visit with guest. add a walk in pantry next to the small laundry room. This would work much better in the scheme of things, and help to accentuate everything in this area.

We visited Bogotá a few months ago and what amazed me was the brand new airport and it seemed as if everyone (cab drivers, shop attendants, etc) attended a customer service course. We loved it very much. The scary thing with South American countries is that things can change overnight. One day you have 5 houses in Venezuela and suddenly you have jack shit! And then it might take a lifetime for things to turn around...

I get altitude sickness EVERY TIME I'm in Bogota. It's like constant dizziness, as if I were drunk, and a mild headache that goes away with aspirin (the headache goes away...NOT the dizziness). I get it within minutes of landing there and does not go away until I fly or drive to an area with normal altitude levels. I live at sea level in the Dominican Republic, and prior to that I lived in Miami, FL, another sea level city.

I know it is not fashionable to have an arched door way, but I like it. Keep it. Fix the baseboards, light fixtures, and maybe the floors. Um no. I changed my mind. Love the wood floors. The maids quarters are strange with that claustraphobic shower. Other wise, nice suite.

Great potential! Keep the arch, completely gut the kitchen and back maid area for new kitchen with storage. Master bath need complete overhaul. Keep the wood and add local accent and color. TV in the bedroom? You are a newly wed! You will need a TV in about 10 years......
